    Honestly, the fact that they have the gall to want $20mil for such a dated house is ridiculous. As for Mulholland Estates being great security, Kendall Jenner lives in the community and has had stalkers get to her house. So obviously it isn't that top notch.

      The Kardashian tribe is not much of an indication of anything. Could you imagine the traffic in and out of those homes? People bringing food(something tells me they dont cook) cleaning ladies, and nannies, and jewelry out of a bank vault and clothes from designers. Not your typical three bedroom two bath suburban family. I have never had to deal with any safety issues. I dont know if that is an issue or not. Ultimately you are responsible to lock your dang front door.

    The house is worth around $15.75 to $16.0 million, about 22% less than asking, just so you can DECONTAMINATE the whole house of his personal fluids for $1.5 million.

      @anone3842 I'm a furniture maker and other than Gmelina all of the woods I use are dark and I use oils to darken them further. Not everyone shops for their furniture at Ikea.

      I don't think this youtuber knows what looks good generally. He does not have the eye for beauty and should stick to real estate selling. Dark wood is never out of style. Not everyone is into cheap looking "light and airy".

    Well done Arvin, yet another well thought out video.👏
    This house has always been quite a puzzle... It is 16,134sqft of prime real estate sitting on a 1.67 acre lot with decent views, bolstering privacy, a secured gated estate in Mulholland and is also a "celebrity home" in the market for less than $1,240 per Sqft.
    Yet... The house just isnt selling for some reasons.
    IMO : I don't think this house has that much of an abominable facade or architecture, trust me i've seen worse sell for way more... And certain easy tweeks can always be made in renovation such as taking down some exterior walls and making it glass to keep up with modern times.
    Personally, I'd buy this house for $18M and then put in another $5M into some custom exterior and interior redesigning, bringing everything both to standard and to taste. At a total of $23,000,000 this mansion of that scale and location with all of its amenities is still a really good buy.

      Is there a perception that Sheen means failing? Or is it an irresistible giveaway invitation to pretend to be baffled, while being offered to tout an, "in the know" expression on one's face? Ass if to say "Read between the lines and see my masterly wisdom" Which is also to conspiratorially imply, "There but for the Grace of God Go We" as "I am a bad boy, but I won't get caught like Charlie".

    I’m not sure what you’re talking about…
    North facing is not a problem because this house gets sunlight from all directions.
    The architectural style is just a style, anyone looking for that style in that area would love this.
    The only reason it hasn’t sold is possibly it hasn’t met a willing buyer yet. So maybe a discount is in order.
    Any remodel will fix all the interior styling issues if the owner wants the property enough

    Here is one that has been on the market for 6 years. First listed at $85 million. Then listed at $35 million for last 2 years and still not selling.

    Er cos it's an old house and the property tax and renovation to remove any signs of old crap would be very costly, as well as the upkeep maintenance and gardening etc. Most people with that kind of money these days would rather knock the whole thing down and start over with fresh new designs and appointments (if it is not a historically significant place), or live closer to more convenient location, because nowadays, the traffic in LA isn't what it used to be of 30 years ago, and living in some of these secluded, deep-in-the-hills locations is becoming a headache to get in and get out of quickly if you have places to go around SoCal, it just takes too long

    Hey Arvin, I’m curious as to why 626 Siena way hasn’t sold. It looks pretty perfect to me and even you’ve said that it’s an “A” house. But it’s been on the market for more than a year and now it’s listed for rent at $70000 a month.

      One of my favorite properties… the biggest problem is the small footage of the house which I don’t mind and the fact that it has a very traditional layout… both fixable … the lot irreplaceable

    Privacy? You can throw a stone to the neighbors yard and they’re sitting up above on one side viewing down into the yard. Not sure how that’s so private.

    North facing isn’t necessarily bad. As someone who lives in the southern hemisphere it’s actually the better option.

      North Facing is bad when you're in the Northern Hemisphere, which this property is in. For a house in the Northern Hemisphere, South Facing is the best position to get natural light.

    Is there a meme that means Sheen means "To Fail"? Is this an irresistible and deliciously rare opportunity to express bafflement? ...to flaunt an attitude of being one who is, "In the Know" as if to conspiratorially admit, "I am a Billy Bad Boy too, but I'm better at getting awway with itt". ....and proving it by saying, "no" to this house, that somehow this house will infect them.

    The property is hideous. You're right too about how awful the "Mediterranean Style," is, a result of genetically modifying an Italian villa with a McDonald's drive-thru. You're wrong though about northern light. I'm an artist and it's been long known that north facing windows creates the most lovely diffuse light. I grew up in So Cal. The light is harsh bright white. With large windows and no curtains, natural interior light could be breathtaking.

      I really wish he would just stick to real estate facts because he is not good when it comes to analyzing aesthetics. North light is a great bonus to many people and so is the right dark wood. He comments tend to support and reflect what he thinks is popular.
