If you’re looking for front drive detached, you can’t go wrong with Cedarglen or Homes by Avi. Both builders are incredible with their product and their post possession servicing. Remember, it’s not just about the build process, it’s about making sure you get the servicing, especially in that first year after you take possession. Lastly, they both have floor plans for conventional lots that start at $700k-$750k during these initial phases. As they build the community out, expect the prices to continue to rise. Great question! There’s multiple parts to this, but I’ll touch an overview here. The official response that I’m hearing from the area sales managers is the developers cost to service the land has been higher than other communities. When you have new communities built, the developers will service and build roads to allow builders to start with building homes in phases. They set the lot prices and demand for how quickly lots sell out dictates how high the prices move (i.e. one of the reasons why lot prices increased 4 times in Livingston since April 2023 till today [Dec 2023]). That’s why you’ll see a rise in pricing as you get deeper and deeper into the later phases. In addition to servicing, the proximity of this particular community is what warrants a premium. You’re right next to Crimson Ridge, which is planned to be an estates dominant community, you’re right by the river so can build riverfront homes, and you’re surrounded by 3 golf courses. Last but not the least, the NW premium. It’s the oldest section of the city and has so many desirable amenities. I’ve noticed a price difference of lots being where between $15,000-$50,000 more in the NW than the SW/SE. I know…long winded response but hopefully that helps!
