This is amazing!!! I'm so glad some construction companies are leaning towards concrete instead of timber. This house will be left standing after a tornado. The roof might go, but the structure won't move!
I know this is an old video but hopefully you will see this question: What system did you use for the flooring and ceiling? Steel deck pan, suspended slab on trusses? Could you please provide the name of the brand and any concerns with it?
Hi and thanks for sharing your work. It came out quite well ! Are the concrete floors just part of the process of building an ICF home without the added expense of another type of flooring? So if someone wanted to do wood floors they would do it over the concrete floors but one could also choose to just leave the concrete as is after staining it and forgo the wood floors? Once again good work and thank you for sharing.
(Thank you!) The concrete floors are an upgrade to the standard flooring systems. They are a good bit more expensive than a wood I-Joist. You would install wood floor over the sub floor, very easy. Most of our homes are built this way.
Since there is soil up against the ICF, does it need special moisture protection? Primer, then sealent sheets? Buried membrane? Buried rock for drainage? (thanks)
Most ICF homes have a shear wind speed protection of around 260mph. Or around an EF-5 rating. Seismic protection is upto 8.8 earthquakes. With additional protection it can achieve higher with reinforced tie-downs.
Excellent presentation. Do you like a particular vendor's ICF that you use most often or exclusively? I've been studying Nudura and the Perfect Block as they are both high on my list right now to use for my future retirement home.
Thank you! We use Fox Block because there is a local stocking distributor. For me, this is the most important choice when selecting a form manufacture. If you need (5) forms tomorrow on site the stocking distributor can deliver and return unused forms for credit. They can also provide a lot of Q&A support. The end product is the same to the owner. We are not a fan of the Perfect Block, there are limitations to the design that is not covered in their marketing material.
@@icfhomesofvirginiallc1248 Very interesting to hear about Perfect Block--care to elaborate? Also, excellent point about local and fast support for one's ICF vendor. It is true--the end result is the same for all of them and as long as the installer knows the system, shouldn't be any surprises.
Judicious use of rebar and fiber-reinforcement can help. However, the ICF is hidden (for the walls) so you never see the crack plus the ICF environment allows the concrete to cure more slowly being insulated by the foam. Really, if one can control environmental extremes of wind, temperature, and moisture while the concrete cures, one can theoretically minimize cracking.
Nice, what is the wind shear rating of these homes? Here where I live in the western pacific, the wind shear requirement is 170 with 3 second gust. Will these ICF homes meet these requirements ?
According to a few other RUclipsrs I I have followed to learn about ICF it's about 1-7% more expensive than regular wood framed houses. You're still going to have the same type foundation, roofing, finishing, ECT Icf way faster and easier than wood and makes up a lot of its cost by saving labor.

Agreed!!
wow not a typical U.S cardboard house.. nice..
lmao
I wish I had ICF builders near me in KY. Great homes!!
My next build is going to be ICF. I would like heated sidewalks. No shoveling snow.
This is the house US needs, not the Wood stick house that cracks easily and needs heavy maintenance
Nicely done video here; I’ve enjoyed your videos so far, please keep the content coming.
Thank you! We are working on more content. We also have an Instagram account ICF Homes if you would like to see more information/post.

What kind of wood heater is in Afton
Would you build in Bedford Va
Should have used Concrete roof. Quad-Lock for the walls and Quad-Deck for floors and Roof 👍👍
Not with radiant floors, there is no thermal isolation from the floors and walls. I hope this makes sense.

My next house when I win the lotto! ;-)
What’s the price range of a 2k sq ft ICF home?
Since there is soil up against the ICF, does it need special moisture protection? Primer, then sealent sheets? Buried membrane? Buried rock for drainage? (thanks)
Yes to all those!
How much were the two houses?
Do you have any videos of ICF homes in California that are designed to deal will tremors and the occasional quake?
Most ICF homes have a shear wind speed protection of around 260mph. Or around an EF-5 rating. Seismic protection is upto 8.8 earthquakes. With additional protection it can achieve higher with reinforced tie-downs.
We only build in Virginia
They really dented that roof up...
Why is there a metal roof over the concrete ceiling? Is it cosmetic?
Yes
Why did you put in a concrete ceiling vs wood trusses? Was there a cost savings in putting in a concrete floor vs wood floor joists and subfloor?
Our client requested this construction method, ultimate strength of their home. More expensive system.
In another video you said you only use the small pump

I love it but won't concrete crack over time?
All concrete has drying cracks... That does not mean it has been weekend.

Typical ICF can withstand 200+ mph winds. It can survive most tornadoes.
Are you Building model homes know? And if so do have pricing information?
No model homes, every home we build is custom one of a kind for our clients.
Just for s n g ‘s what r we looking at for price/sq ft. 3-400 ?

I'd plan on 10% more but it'll likely be cheaper than 10%..maybe around 5-7%
