Yes, and we need more companies providing services like that. Part of why things like electric work, plumbing, HVAC, and general contracting is so expensive is obviously because of the price of parts and cost of skilled labor these days. But the other reason is that there's a shortage of businesses providing these services. In any growing town or city, more is always welcome

Did he start preaching that? He always talked about his 20 cent iced coffee in the past, which he made at home. Which you'd buy his coffee beans to do. He talked about not going out for coffee and paying way more per cup than you would at home. Kinda hard to make coffee at home without beans or grounds...

@@justsilent09 That would be a Graham question, as I'm sure he had a part in the sourcing of the coffee. I was only part of a third-party team that was hired for branding/marketing, so I had nothing to do with the coffee itself, only the visual side. But it's pretty common for brands to use a distributer that essentially private-labels existing products, I'd imagine this is what was used for BR, but I'm not certain.

@16:38 Including a Risk ratio to your calculations is highly recommended. I would suggest including a 3-5% risk of default into your calculations to give you a more transparent view of your real bottom line. Too many investors fail to add risk (especially from leverage) into their calculations.

Why is he subtracting opportunity cost off the total profit from straight cash? Also, even tho he's making more off no cash up front because of missing "opportunity cost" he never calculated paying back the PLA he used to create the property ADU
