Thanks piano guy. Any recommendations for finding more in depth analysis of this song? Why did she use the chords she did? Is it major or relative minor? Is the progression modal? Etc. Having trouble bridging the gap between simple tutorials and the more technically theory videos.

Lead Sheets are found in music books called Fake Books (although there is NOTHING "fake" about them...It's just what musicians have called them for a hundred years...). There are many, in almost any style available through music publishers. Having said that, if you are looking for good ones for someone starting out I would suggest you take a peek at mine as I developed them specifically for my students and they have chord charts for every chord in a particular tune right on the same page as the tune.
