I am a retired veteran. I currently live and buy beachfront homes in Costa Rica and Panama. The home you are showcasing is a nice home. However, my concern would be the Florida home insurance crisis, high mortage rates to subsidize low credit score home buyers, and a HOA for this development.
Those are all valid concerns. Home insurance in Florida has been difficult for homeowners and buyers to secure with increasing costs and carriers dropping customers. Age of the home is a big factor in this with older homes being considered higher risk than the new builds which have significantly lower home insurance quotes and most developments like these aren't built in flood zones that require you to carry flood insurance. As far as credit scores and rates go, higher credit score borrowers are still seeing lower mortgage rates than low credit score borrowers. It's the loan fees and mortgage costs that we've seen go up with recent changes. And unfortunately all master planned developments like this are HOAs or have multiple HOAs. Fortunately this home is available to build outside of an HOA on lots available throughout Port St Lucie.

WOW, the kitchen looks amazing!!! I love the amount space that the island gives you. Plenty of room to place a cutting board or, potentially, roll and knead some dough for pizza night. I do not know if it is my browser but I see micro-stutters at certain spots of the video. Takes me out a bit. All in all, I would to know more about the kitchen and the different types of configurations that are available.
You have a good eye. I record these walkthroughs in 60 fps but I take it down to 30 when editing. For the kitchen island specifically they can give it a waterfall edge, extend the island lengthwise, put a banquet table centered in the front, and of course select the finishes.

For first time home buyers 580 is the minimum but most conventional loans require 660 and above. And the lower your score the more you tend to be penalized on the interest rate, so it’s best to make sure your score is as high as possible to give yourself the best chance.
Lovely home shown here but one note though. This house comes standard with smart home technology. What exactly does that entail? Does it integrate Google Home, Amazon Alexa, etc.? Would I be able to bring over my current ecosystem as I am in Apple's ecosystem and would love to bring my Homepods with me. Please inform me as soon as possible. PS: I fancy the electric vehicle charger. More homes should have these AS STANDARD. EVs are the FUTURE!!!

Since it's a new construction home, if it was your primary residence you could estimate your homeowners insurance to be ~$2000/year give or take.
