    Hey paul , great video....but with all due respect the guy is dreaming if he thinks he can sell that for 210k dollars. If he gets close to 100k he would be lucky

    There are a lot of comments here debating the market price of this property vs actual value, and as being underpinned by it's location. For comparison, 4 years ago I bought a 3 bedroom, 3 bathroom house on a 1200 square meter lot directly on the beach with 30 meters of beach frontage. It's in Aklan province, 30 minutes from Boracay. It's fully titled, direct access to a newly paved street with no issues of egress or easement, and a 2 car covered garage. I paid 3.5 million pesos, and spent 1.5 million on renovations and upgrades. So about 5M all in or about 95,000 USD. So I'm going to say that 10.5 million is way overpriced.

      Agree: for $210,000 usd I can buy a newish 3/2 home in the country in Texas on a nice sized piece of land. (2 acres). Just toured one yesterday for $230k on 5 acres.
      I would naturally expect to pay far less for a similar house in the Philippines to be honest.
      If he is getting that much there then he is likely banking cash like a madman.

      @@DMAneoth I’m in Texas. Properties have gone up. 95,000 will not buy you much these days here in The States. 250,000 is about average these days.

      That home is over priced for The Philippines. The area is not even secured! You can buy a house in Cebu for that price in a gated community, with guards. The house does not even have a proper driveway.

    Hello Paul and Mae and thank you for showing this home. Personally, I believe that it is overpriced a bit and several upgrades still need to be done. Also, one has to beware of who owns or buys that empty lot in front. You may get a neighbor that you may regret later if you know what I mean!

    Thanks for sharing and helping a friend to sell his average nice house for a premium Fantasy price. I don't think I would sit in that sala when my spouse frying salted dry fish in the same room...
    I think 4-5 Mill PHP is more in the right price range.

      I'd rather buy some land and build a nice house the way I want it, 1 million pesos complete. Some of these people spending more than 1 million pesos in the Philippines need to have their heads examined

    My house in us is valued at 250 thousand. It has in ground pool and hot tube pool is 9 half feet deep with diving board. 2500 sq feet 2 car garage 2 full bathroom,3 huge bedrooms den with pool table basically its a party house. Plus real wood floors

    It's quite expensive for a province price. I'm just outside Manila specifically Dasmariñas, Cavite and selling my house @14M, 258sqm 4 bedroom, 1 theater room, 1 gym room. 3 car garage. And it is in Luzon with all the big hospitals and schools around. So comparing with the location and size, I'd say quite expensive.

    No disrespect, why would I ever pay for a 200,000K house in the Philippines? Yes nice but, definitely not worth the price with brown outs and other issues of a developing country.

      It's a nice setup. I have a 3 bdrm on 7 acres in US but kids are grown and gone so Id be downsizing. But there is a need for all house sizes. That's a really nice place.

    After reading all the comments I gotta agree. No gutters, too close to other neighbors, bad driveway, old-style outside, no kitchen upper cupboards. But...for LESS than half that you could build a better place further out away from the noisy neighbors.
    I love you guys...but I wish some of these foreigners would stop using You to sell these way-overpriced places. The other scary issue is the fence isn't very high so opens up for the bad types to come and take an easy opportunity to steal/damage/break-in.
    I didn't like the style either.....but THANK YOU as always for your time. Just let him know its WAY overpriced but I am betting he is reading the comments. 🤣

      You could not buy that lot and build for half that price. I just bought a 400 sq m lot in a sub division in Laguna and it cost me 5m.

    Nice house. My architect just finished the drawings for my house in Thailand. I am expecting it to be about $200,00 USD as well. I note that there is no built in oven - Asian style. I was surprised that in the large bathrooms he chose to not place a divider wall to separate the shower from the rest of the room. I chose to have a separate outdoor kitchen and no indoor kitchen. Very American to have a lawn that needs to be mowed. I like the large master bedroom. Like others, I would be concerned about the development of the adjacent lots.

      Seems, like you have made good decisions on how to build a house. You hired an architect, and probably will hire professional skilled tradesmen, to build your house. You also looked into the finer details, like location, and potential problems, like bad neighbors. I think the house we saw was full of poor workmanship, terrible design, and poor choices, made by an amateur handyman, who overextended/overvalued himself.

      @@jameswelch1054 I am an engineer but not that kind of engineer. I found a good building contractor and tried him out on a small project last year, a guest house and outdoor kitchen building. In about a month I will have him start on a 3 bedroom house. We are building in my wife’s village at the edge of town with a beautiful view of the rice fields.

      @@martypoll You are an engineer, so you understand the reasoning to get things done the right way. My Dad, was an architect, and would always talk about how handymen, so often ruin their houses with renovation projects that destroy foundations. Especially now, with modern materials, and technology. So much can go wrong, if people don't have the expertise to install them.

    Lets be honest, that house is "UGLY"! A handyman, who overextended himself. That is not a "showroom", or model home. It is an amateur builder, a design nightmare, lol. He should of hired some pros, to do a higher quality of work, I saw building flaws everywhere. The location is not by the beach, it is in the middle of a bunch of other lots, not exactly a million dollar view. The location sucks, who would pay that kind of money to live in an afterthought location, like that? Not even a paved driveway. It did not look very secure either. His selling point, was that he spent a lot of money, not to have gutters? Why? Gutters protect the foundation, lol. You can buy a cheap gutter screen, if the gutter clogs with leaves, more effective, cheaper, and will protect the foundation. If the man knew what he was doing, he would not of been taken by some sales person, on a dumb idea of having no gutters. The 1st thing the new owner needs to do is put some gutters on that house, to fix his very expensive mistake.
    The house is not attractive. A design nightmare, A mash of incoherent design styles, Nothing about that house made me want to live there. A granite counter top can add value to a house, but not if it is a very ugly brown color, lol. Built on a cheap quality white stock cabinet, mismatched with brown drawers? So many ugly colors that don't work together, kind of makes you cringe. Maybe he bought a lot of materials, on sale, or liquidation, because they are ugly and did not sell? Then he threw a lot of mismatched things together. Professionals, hire designers, and quality pros, for excellent workmanship, to get the high prices. And they pay attention to every detail, so everything is move in ready. They make sure windows have screens, no wires hanging from the walls, no holes in the walls, for future A/C, etc ... Would that building even pass an American inspection?
    No way, he will even get a quarter of what he is asking on that house. Paul, I know you are a good man. I don't think you would want to recommend something that is not good to your viewers. Your friend may be a good man, however, his good judgement seems off regarding his house.

      You’re dead on with your assessment. Here in Thailand, for a similar price ($210,000) you could buy a 200 square meter house in Huahin close to the beach or in a gated golf community. The kitchen would look like something out of an Architectural Digest magazine (proper cabinetry, countertops and fixtures) as would the bathrooms with frameless glass showers, bathtubs, nice fixtures. Air conditioning in every room. It would also have a swimming pool. This house is a hodgepodge of mismatched leftover tiles and fixtures and just flat out depressing. Something like that would be well under $100,000 in Thailand.

    Nice place. I've built two homes myself. One on Camiguin Island and one on Bohol. Both were two bedroom and two bath places that I designed. The first one in Bohol cost about $40,000 in 1998 and the second one on Camiguin Island in 2009 for about $65,000. Both places have 30 year land leases that can be renewed. I'm always blown away when foreigners sink that kind of money into a place like the Philippines.

    This house it not going to sell for 10.5k million pesos way to expensive the roof is nice could of done a better kitchen there is, no range hood no cooking appliances, big bathrooms but very basic if someone offers him 5 mil he should take it or it will be on the market for a very long time.

    I'm unfamiliar with the real estate values in that area but I have to side with most people here, it seems to be grossly over valued.
    I have a hard time believing property values there are higher than where I live in Cebu province.

    I feel the doors in the Philippines are much narrower than here in the States. Nice house but not too crazy with the furniture. and the ceiling fan looks cheap. I would also prefer a smooth wall. I like it has many outlets, which is a plus now-a-day. The price seems very high though. Thanks Paul

    This is a house built for specific likes, not necessarily a generic 'western' style home. Unfortunately, when an original owner pays for the 'upgrades' they almost never translate into profit at sale.
    It is a nice PH home, but IMHO not the sale value the owner is wanting.

    Paul, I think when reaching our age one has to stop thinking in terms of buying for the reason that if you own it then it's yours, could be almost anything besides homes so, maybe only a car that is a necessity and I had mine for the past twenty years is justified.
    Nothing ever will be ours or in perpetuity and there is no sense of security , that is all a fantasy in our mind.
    With a world in total constant turmoil and way more to hit us relentlessly , just rent baby
    And better spend your money while you are alive, you can always leave the rest to her when your gone , but I tell you most likely there is going to be no planet left to even live the way this is going.
    Now I am going to teach you why this is a bad deal.
    In real estate the rule to make a sound decision or investment for one self is, if you can rent the property you purchased to others and in 10 years cover it cost.
    That's the simple rule not to lose money, you may add a couple of more years if you really love the property. Whatever more you are paying for it is the percentage that you are overpaying for the house.
    So, if you can rent for 1000/dlrs a month that home, you will get 120 k in ten years , I doubt you can rent that house for more than 5 or 600 DLLs so if you paid 200k then you overpaid almost 75 % of the cost you should have, is that simple.
    Personally I love to buy only bargains so I never buy on impulse, and I know if I live whatever I have left I don't want to own anything or be responsible for anything, I want total freedom.
    Buying is just a perception of reality that we create but never really necessary.

    thanks for the ride along Paul, my favorite part of all your videos, takes me back to when I was in the Philippines, just riding around exploring and enjoying. nice house, gotta agree with the some of the comments, bit pricey for the size of ( actual living area within )the house. in addition, not enough elbow room, especially if another home is built along the adjourning lot. that soon to be paved lane you drove on, on the property, to get to the house, at a glance is kinda narrow and could easily be blocked by a parked car. just a quick opinion on my part, and we all know what opinions are like. opinions are like what you sit on, everyone has one. stay young Dog. 😀

    In case anyone is worried about being taken for a ride, just take the going monthly rental rate for a similar property in the same area and multiply it by 100 and you'll more or less get a ballpark estimate of what it's worth.

      @@runningman2198 Most Filipinas are vertically challenged, they would need a stepladder to get up that high. But they should have them anyway for storage of items you don't use all the time.

      Becoming harder to escape higher prices when buyers compare it to their home country instead of the local market. If houses in a local overseas market are $80k someone from a place like California might compare it to more than $700k and pay a lot more. That marketing strategy is often used in the states. I was in Panama when they used that same psychology.

    1st thing that stood out to me you said water naturally draining off the roof? Gutters are a pain in the ass? Yes but gutters protect your foundation! Water hitting the ground coming off the roof creates erosion in the soil around your house.

    I wish the owner well, but I think 10m+ is a pipe dream.
    Properties at this price and upwards need to have many unique design features such as location (city, beach, no neighbours, plot size...),
    architect designed (A traditional or modern house that stands out from the crowd), top quality finishes (4* or 5* hotel feel). To my eyes it doesn't tick any of those boxes so its market value is that of its comparables in the area.
    Paul it would be useful to know the plot size (maybe I missed), what is the cost of a building plot of that size?

      Lots must be expensive down there cause of all the ex pats. Here in Cabanatuan City, Nueva Ecija we bought a 200 square meter lot for 1.1 m PHP very near the city center.

People still are selling properties under value because they don't have any money coming out of the pandemic and their property they have held for awhile is their only safety net. Maybe in the expat areas where the prices keep going up and everybody thinks the ex pats are richer than they are.

      @@derykhawkins2199 That house is a design nightmare, full of poor quality workmanship, on a bad lot. It does not even have a driveway. Sorry, but it is not worth anywhere near that price. If it was on a decent located lot, a man could buy it, knock down that house, and build a new quality house. But that lot sucks, lol.

    As I was watching - I thought - this is very expensive for a sub-moderate house. Then I looked at the comments and was relieved that I'm not crazy - as everyone else thought it was 3x over priced too. With size and limited use - I wouldn't pay $50,000 usd for it - when we've seen so many other better uses of money over there.

    I would make sure there is an easement through the empty lot. If he could arrange the sale of the empty lot. Combine the two lots and wall it all in for your own villa. Build a pool,etc

    More Baby Mae. I'm glad to see you are including her in your videos. How about more of her input? On a different note, my wife and I, or rather, my wife, own a few properties in the Philippines. Ultimately, it provides us with an income and is security for the kids. I've done my bit. If they choose to f-up, although I can't see how - I'll be long gone.

      How did you "lose" your house to your ex-wife? You were married and yeah I know the land was in her name BUT you have rights if you signed the building permit. You can prove you had the funds to pay for house and the lot. Couldn't you get a GOOD lawyer to force her to pay you for the house or sell it and you both split profits? If not I would hire a crew and dismantle it piece by piece LOL

    Also looked like 3-4 empty lots around home will be surrounded by homes when lots sold. If buying home for $210K, need garage, AC in every room, dishwasher & hot water in bathroom & would have beach views vs views of other homes.

    it's a nice house but the location doesn't reflect the price. you can build a palace in the middle of no where but that doesn't mean you're going to find a buyer at the price you want. that's an American price in the far province on a grass road.

    Most of us ex-pats, even those who planned for their retirement like me, cannot afford to spend 10.5 million php ($210,000 USD) on a house here in the Philippines unless they sold a more expensive house in the US and they have good sized monthly Social Security. I sold a house in AZ and netted $120k and am not able to buy $210k in Philippines even with SocSec. So let's keep it real.

      Not to mention renting at $600 a month you could rent for 29 years with that 210k. Do most guys moving to the PI even have 29 years. And then there's legal ownership issues.

      Baby Mae made that house look good. Without her in the pic that place is worth about 10% of what the guy is asking. He knows he will not get it but maybe he will get more if he starts high. The problem is it's a tiny lot in an average neighborhood and the house is not that special. Their are better deals in the U.S,A. I would not buy this house at all, at any price it is not what I want.

    Hey Paul, just finished a house very similar to this in Pangasinan, it is 3 bedroom, total cost including the land 6.2 million, hate to say it but your buddy is living in la la land if he is expecting over 10 million.

    $210,000 for a 200 square meter (2150 sf) house comes out to about $97/sf - it is considered way over priced in the Philippines! If you hire a contractor with an architect to design and build your own custom house with much higher quality, it only costs about $50/sf.

    Why buy for 10 million when you can build a perfect house in a perfect location for 3 to 4 million. Even down to 1.5 million you can build a nice house, but if you have the money and do not know how to get rid of it then you buy this house.

    I think this is the only thing that Philippines loses to Thailand , the price of houses and accommodation is a lot better there, honestly you could build a home like that and probably better for half the money, but thank you for sharing

      Only if you built it yourself like this guy. I think about half the people that build a house themselves in Thailand regret doing it that way. I have a builder about to quote my architect’s drawings for a similar size and quality house and I bet it will come in at a similar price.

      @@martypoll Exactly, that house and lot suck, because so many decisions were made by an amateur. A good architect would of designed a better house compatible with the lot. The problem with do-it-yourselfers, is poor workmanship & bad decisions. You just end up paying for the other persons mistakes.

      Cheaper to build a house than buy. Check out RUclips channel Retired and Happy In The Philippines. They built a villa home for only 110K with 4 bedrooms and 2 story with two car garage and large yard.
