Sophie you are so true in what you are saying about properties prices being inflated by agents. I really get your frustration because property buying and selling is stressful at the best of times...
You have literally just said what our son has experienced. He put an offer on a flat advertised as £195.000 and offered advertised price, it was rejected as they said it was A GUIDE PRICE ( didn't say that in the blurb ) . He upped his offer to his maximum budget and it got declined again. Now the flat won't sell they have come back to him and said they would like to accept his offer!!
What's the guide price all about? You don't show interest in a car that's priced at whatever and then be told by the seller, actually we want more! See this as a blessing to you because eventually you will buy a beautiful home without a sky high mortgage. xx

I am from Scotland, but have lived in the States for years. We are in the exact same position here, with house prices, lack of funding for education, rich politicians..We also have the massive problem of overly expensive medial care!

I use bag balm on my lips, under eyes, cuticles, elbows, feet. It contains lanolin and was made originally in Vermont, US by farmers. I believe for treating their sheep and cows' nipples and dry spots. It is a miracle salve. Texture is a smoother and thinner elevated version of vaseline.
Im in the us near boston and was going to sell my house last year, but the interest rates make it more expensive for me to buy another house, and rental prices are double my current mortgage. So im waiting for i dont know what but staying put. Very frustrating.

You are so right, our property market is broken. A 5 per cent interest rate is very different on a much smaller house price in the 80s compared to now, renting is extortionate too. I don't see how my children will ever get on the housing market, I think they will end up living with us long term.

I agree with you lovely Sophie! But I also think we need more affordable homes that are for rent - like social housing I guess. Many people will never be able to afford a mortgage so they will have no security and live at the mercy of ruthless landlords (I know there are many lovely landlords). It’s like we should be able to have a home that is secure without owning it and there’s not enough social housing available. I’m sure I read that John Lewis were looking to do this. This should be the way forward for people who can’t afford or don’t want to own a home xxxx

The situation here in Ireland for buying homes is diabolical. The average age for kids leaving their family home is 28 as the rent prices are crazy too. I have 2 teenagers and 1 young adult at home and it's going to be a long long time before they can afford to move out even after they finish uni and get great jobs. Here in Dublin you need to be in a couple with both having exceptionally good jobs before you can even consider buying a house. Governments need to do more to stop vulture funds buying up all the properties. I hope things start to look up for you soon ❤

It’s a very personal matter and unless someone has out right said it then you shouldn’t ask. If you want your opinions on it then cool - think that, but don’t ask. It’s narrow minded and insensitive.

I bought my first house in 1989 at the age of 19. It was so much easier for first time buyers back then. We could get a 100% mortgage.
I do feel for younger people today trying to get on the housing ladder. My eldest son is in the same position as you Sophie.
We desperately need things to improve here in so many ways.
Estate agents have always pushed sellers to put properties on the market for ridiculously high prices. The arguments they used with me and my husband was they do it so you can reduce the price and make the buyers feel they are getting a bargain. So we’ve sold three homes at the reduced price by following the estate agents advice even though we didn’t like doing it. The price we actually sold for was probably the fair price for us as sellers and for the buyers. I’m hoping to move again in two years time. Hopefully for the final time.
I live in a rural area with poor bus service and our doctors and dentist are a good drive away from us. I don’t like driving, and time might come when I no longer can drive or I may not want to. I’m looking at moving to town where a lot of what I need is within walking distance if I give up driving.
I sincerely hope you can get your family home soon Sophie.
I’ve followed your channel for quite some time now. I particularly enjoy your taste tests. I loved the blindfold food comparison tests you used to do. You haven’t done those for a long time.
I loved watching your family fun day out. I miss days like that with my sons. They are both grown up now. So cherish every moment with Orin. He’ll be towering over you before you know it. xx

Im in Australia, we have the exact some problems here, albeit I think we have a far better health system.
The cost of living is appalling. We have had minimal wage growth for years.
We supposedly dont have a class system, but it definitely feels like we do.
We have a housing crisis at the moment.
Buying a house is becoming unachievable for most middle income families and we dont have enough affordable rental properties to meet the demand.
I am one of the folks who bought in the 90s when interest rates were 17.5% in Australia.
In order to pay our house off we needed to earn full-time ,double incomes. In order to pay the house off,
we kept the mortgage payments at 17.5% after the interest rates dropped.
We also had 3 school age children and all their extra curricular activities.
There was no way paying a house off could be accomplished on a single income in the 90s.
I can appreciate how this generation feels, because we are at the other end of it now.
I can assure you however as young family we had the same fear and frustrations, but I dont envy you or other young families in similar positions, trying to get into the housing market.
