Hi Ankit: I watch your videos for information and not for analysis because I differ with you on some issues. However, this time even your information is not accurate. Note that when interest rate goes up, the real estate market drops. Hence Lehman could not have recovered the money by selling the house. You did mention that some mortgages were given to people with lower credit ratings. In fact several mortgages were given with 5% down payment. The equity even after 5 years may not be 10%. At this time if the price drops to less than half, then there is no way that Lehman could have recovered its lending. This had a cascading effect and houses were available at less than 25% of its peak price. This was the cause of sudden collapse of the market. Note that the insurers like AIG assume a normal rate of forfeiture. Hence when almost every owner refused to pay the mortgage the market had to collapse. According to me, it was the excessive greed of Banks which gave mortgages with a very low down payment without checking the credit rating of the person. Not surprisingly, ROI of American banks was very high as compared to Indian Banks. However, Indian banks were untouched by all that happened.

In those days, one could buy a house in US for as little as a few thousand dollars. However, there were hidden costs associated with these properties. Since it was difficult to manage a property in US when I was in Canada, I chose to stay away from these investments.
