I would change the bedroom layout aswell to wear it was a single walk-in wardrobe but with a Island in the middle where there's a seat in the island for when your putting shoes etc on leading into the bathroom there's a stunning home in Beaconsfield currently on the market for 8 million on gregories road with a perfect example and bowling alley in very surprised you haven't done a viewing there

This is British reality))) For 5 million we have just got a farmhouse with 20 acres, built in 2012, only 4 bedrooms, 3 bathroom. Tonbridge. No design at all. We now planing to build new mansion, because need much more space. Budget for building really contemporary technical mansion with interesting interior design, 7-8 bedrooms and small guest house, and large garden - 12-15 millions. In France or Germany budget will be about 6-9.
I really wish there was a rule that you have to disclose the cost of the build to to the value of the post code and land value so that you can transparently see how much your paying for the actual home compared to how much of that £5m price tag is actually just on the post code. I really think that a lot of truths would come to market. I say this because £5m and the ceilings are that low, the hall is that small. There is a lot of room but they look contested. This home seams more quantity over quality. But quantity is not value, it’s just how many walls and doors you’ve put into the home. Which is just plaster and wood. Even the “principle” bedroom. I’ve seen the same or better on a semi detached £300k home. £300k is a big difference to £5million! Even the “balcony” (walk on roof) is shared! Lol
Ceilings, especially on the ground floor, are way too low for a £5 million priced house. Entrance has odd 'nothing' vibes too. Office is lovely however, some lovely fittings above a typical square boxed room.
If you’re going to be cooking Indian/ Asian foods then you need proper extraction. Believe me I fit kitchens for a jiving and the number of times I warn the customer, only to go back in a year later to fit proper vented extraction at lots of further cost.

This house misses the magic sparkle to it. Lots of rooms, but the ceilings and colors make the rooms seem small and compressed. Nothing looks like somebody put extra thought and love into the details. If i had 5.000.000£ to spend on a home, i d rather have less rooms, but more unique vibe to it
Yes! I’ve previously commented how stupid a hole in the middle on an “easy to clean” hob is! Not to mention placing a fridge and freezer either side of an oven? Talk about making them work too hard. Also don’t like coving on coving near the ceiling. Some kitchen designers just need a slap round the face with a wet fish.

During these presentations you often state underfloor heating, BUT do not mention weather its gas or electric because if it’s electric covering that floor area it will be thousands upon thousands of a heating bill ??? Great presentation sadly not so keen on the property…!

Beaconsfield is one of the top 5 priciest property areas in the UK, outside London. I've lived in Bucks most of my life and you can split the county in half. The areas closest to London are hugely overpriced. Beaconsfield, Gerrards Cross etc. Unless you're a multi-millionaire there really isn't any value for money here.
I agree. Looks very sanitised and boring. Doesn't look comfortable or homely, the entrance where he came in looks like a bunker. The only thing I like about most British new builds is the exterior red brick design.
I actually like it. Better than luxury and like a hotel. Also, simple design means the new owner can do whatever they want without doing too much work to remove the existing stuff.

Developer heaven, buy a run down house on a large corner plot for £2m, knock it down, build 2 new ones for £5m a piece.

This. Even just for basic use they don’t make sense. My neighbour just installed one even though the hob is under the old extraction point.🤦🏻♀️
A bora hob is extremely effective at removing cooking vapours of Indian and Asian foods. You need to see it in action.
