    We have switched over to 30+ days in NYC a year ago. A good cleaning trick - do free cleaning halfway through a 30 day visit - you can check in on state of place, Re-do linens etc - ends up better for you

      Do your guests remain on the premise during the cleanings? Any issues with guests reporting items stolen or lost after these halfway cleanings?

      @@hmongster61 usually we agree on a date with the guests. They disappear for the afternoon and come back to a clean home. No reporting of stolen or lost items. The guests love the complimentary mid-stay clean!

    I own a small cleaning business and I'm 5 star. I agree. Please charge $200.00 for the small home and $260.00 to 300.00 larger home once a month. Excellent decision

    I have 97% occupancy rate on my STR and love it. One thing to take into account is that when you’re almost at 3X LTR rates, wear and tear doesn’t matter.

    What I learned: Cleaning fees are not included in the lease price. Blackout curtains are awesome value. Some people are gross.

    Very valuable info Rob!!! We manage 20+ airbnbs in and around LA and we would definitely recommend a mid month cleaning on MTRs even LTRs to ensure
    your property is staying up to par before your next guests come in. The multiple small cleans are much more beneficial than one huge clean after a long stay!
    Also, of course have 3/4 extra sets linens so the wear and tear timeline is reduced.

    Rob, you're thinking of this the wrong way. Spending $50 to replace bedding after a couple months is cheaper than having your cleaner come in halfway through the rental. :). I only do medium term stays, and after 1.5 years, sure, I occasionally have to me bigger replacements, or have my cleaner do a deep clean, but overall, it is so much less maintenance and responsibility. I also find a lot of my guests do leave for periods of time unexpectedly, or leave a few days or weeks early because their plans change. The ware and tear really isn't that bad at all.

      Hi , Caroline , thanks for sharing your experience wirh us . I am also an airbmb host in Dc area .Did uou set up as minimum 30 days on airbmb ? Do you worry about 14% airbmb service fee and the other 14% occupancy tax is too much for guest ?

      @@butterflydiary3314 Usually occupancy tax is only for short term stays or under 30 days. One airbnb I have found they remove it automatically for the longer stays.

    I am an Airbnb cleaner. It is always so frustrating when cleaning a mid to long term due to no cleanings done for the entire time the guest is there! So gross! I've suggested weekly cleanings at half price abd mandatory. No luck so far. I've had to throw away linens. That could've been avoided by weekly switch outs. People get their homes cleaned whether they're there or not. What's the difference!?! If the guest is afraid of getting their belongings ripped off by the cleaner a locker can be provided. Still waiting for this to be put into action. ..

    Yes, a real lease is imperative! Love Target Threshold sheets - that is all I use in STR & MTR for the last 12 years! My last 2 tenants for MTR were 9 month stays. The present 2 (medical residents) ordered their own bedding including blankets. My set up was beautiful, but they had their own style and wanted their own "sanctuaries" (bedrooms) to reflect their own style. This got me thinking that in the future if I get people for more than 3 months, I might say that they should bring their own bedding. (at least sheets). I am definitely going to think about how to put in the lease something about a cleaner once a month. Busy tenants rarely give the bathrooms, floors, shelves, the deep clean that they need.

    Airbnb trust and safety team does not help with squatters in medium term rentals. There are so many horrors stories in CA and NY. Even with a lease you can lose $10-20k+ and it takes months to get them out. Airbnb needs to offer better transparency and background check options.

      @@kateemailz STRs are easier because there are no tenant rights. They just recommend that you call the police and they will get them out.

    I love your channel. It has been such a great source of fantastic tips. However, on the furniture, I do not completely agree about spending too much money on furniture. I am from Spain so, I grew up with IKEA furniture and even here in my home I do have their sofa in my house. Yes, I am thrifty! 😄I love their slip cover sofa because it allows me to change and wash the covers whenever I need to and I do not have to worry about permanent stains or tears on the couch. Thanks for all the great content, Rob!

    We use variety. for STR stays of 28 Days or Less we require a mid-stay cleaning for any stay of 14+ days. Mid-Term we require Bi-Weekly/Monthly cleanings with 4+ Guests. We recently had FEMA employees inside of a 3/2 Home. Only 1 person in each house. We didn't clean it until move out. However we did refer a cleaner to them and they used them frequently and THEY paid out of pocket ;)

    I have 3 sets of sheets in my mid term rental. I will wash them with turnover or replace. I use Lysol sanitizer in the wash. I use cotton sheets, flannel for winter (gets cold in my location).

    200$ for a deep cleaning?! You got to be kidding me? 😳
    That’s no way anyone here in South Florida would even consider a deep cleaning for 200$. Not even if you have a studio🤣
    I am wondering if you could charge damages deposit on this Midterm rentals?
    What if they ruin your furniture or damage something ?
    I don’t know much about it but I was thinking to use a different platform for it ( furnished finders) at some point not Airbnb.

    Require leases for 28 day stays. Gives you a 2 day window to get rid of would be squatters. Otherwise someone books for 29 days, is a pain for the cleaning gap and wont open the door or leave and you're screwed if they make it to 30 by doing something like that.

    Great tennants for mid term rentals are traveling nurses. They usually book for over 30 days and extend their stay. I leave a carpet cleaner in the unit and clean it every 2 to 3 months. I just had a bad experience after a traveler stayed there for 6 months, not a traveling nurse. Bedding had blood on it, shower curtains had mold, kitchen sink had mold growing in the corners, definitely needed a deep cleaning. To top it off the toilet was leaking which went into the drywall, which I was never told about. But that's what a deposit is for, I put mine at half months worth of rent. I also don't hire any cleaners, they dont clean as good as I do. It's much easier to clean a place every 2 to 4 months rather than every weekend. Also Airbnb won't help you with squatters, they will cancel the reservation and tell them to leave, anything beyond that is up to land lord. If they squat for more than 3-6 days, start the eviction process and hold the deposit, or charge their card for the days they stayed and didn't pay. You have to file in the same county as your rental because that's where the business took place. Most of the time you can file online or at least get the paperwork ready. Another reason why I like travel nurses, I've never seen one squat.

    One thing to keep in mind is I think income from stays over 15 days are taxed differently if I remember correctly.

    Just watched your short about the motel buy. Sounds like you bought a beater in a warm climate location, will renovate, the property has room for a fourplex airstream court, and you'll put renovated (vintage?) airstreams on it, and market market market. How much cost to renovate and do the airstreams? A great example of a beater that got made hip with renovations (but no airstreams) is the Downtown Clifton in Tucson's old train station neighborhood. Check it out. A friend of mine just sold a 27 room motel in a vacation town, made a bundle, but did not do the airstream hook. The airstream hook is brilliant. He when renovating it, took two rooms, remodeled the space into a space called "the kitchen" outfitted with industrial range, coffeemakers, nice seating, and a big double door glass door fridge. No food service. You bring your own and can store in the kitchen's fridge, with full kitchen use . No room fridges or coffeemakers. In reviews over the two years he owned it, all raved about the kitchen.

    Never trust Airbnb. Especially for MTR. You need a lease contract and require deposit. It was a nightmare when I had a MTR through Airbnb. No reimbursement on property damages from Airbnb whatsoever. It took me one month to clean my house.

    Having a hard time finding a good cleaner - when I looked for “move out cleaners” it ran the gamut in terms of quality. Hired one and it was just a guy that had to come back because he skipped the oven, fridge, drawers etc. and another service wanted to charge $425. What’s a good service to find quality trustworthy cleaners??

    I am new to MTR and thinking of investing in rental property... can't you have people agree to leave place the way they found it, like AirBnbs I've stayed in? Require people to wash sheets before leaving etc..., or pay hefty fee?

      Depends on the hospital and area. I'm in Dana point and get calls every day from traveling nurses when it's vacant. Call a local traveling agency like travelers haven who find housing for nurses. Airbnb, vrbo, and furnished finder.

      Traveling nurses were not an answer to COVID, they were around before and actually because of COVID burnout, they is a much larger need. A few states are not predicted to be back at pre COVID levels of nurses until 2030.

    Bedding is key! I cannot stand when I rent an airbnb and they have a cheap ass mattress. Unreal. Pay for good beds. Like tempurpedic. Etc.

    I am wanting to change my fee structure so that the tenant pays for the utilities. I find that nurses go to work for 12 hour shift and leave the apartment heat at 72° in the winter and the AC at 68° in the summer. 🙄 How should I collect the utilities separate from the rent?

    What kind of push back do you get regarding cleaning fee's? I know this is a big point of contention for renters as hotels and other rental options dont charge a cleaning fee. And since Covid, AirBnb seems to have gotten a bit outrageous with the fees often exceeding the cost of the rental itself. I saw AirBnb recently announced it would include the cleaning fee in the listed price.

      I got this Rob… Trav Ted it is my understanding people will get over it. In the end the full price is all that matters. “Cleaning fee” is just a state of mind. For instance my cleaning fee is use to buy bags of gummy bears for my personal enjoyment. My real cleaning fee is already part of the daily rate.

      At the very least, list on AirBnB for minimum 30 days and Furnished Finders. There are other strategies, but this would be a starting point.

      Sounds like you might be a renter, your cheapest option is Furnished Finder. Depending on the time of year (like Winter), you will be able to negotiate on Airbnb. If you decide to look for your own rentals after you settle in, reach out and I can connect you to an Investor Friendly Agent.
