Ek aur cheez hai agr builder se naya ghar loge to final price pe 5% GST bi add hota hai.. so let's say 500k ka final hua builder se to total 525k ka padega.. with 5% GST in Calgary but ye bi mortgage me add ho jata hai...

I don’t think so Excel home makes custom homes, you can only add upgrades to their available models.

Banks are able to give you a 12 month rate guarantee on pre-con. I had that on mine and previously worked in banking. I'm not sure who told you otherwise....some may be 6 months but my credit union usually gives 1 year.
Can we fix variable rate ?
@@thebanjarayogi I don't recall and mine was not variable. The best person to ask would be a mortgage broker or Grow with Nav. He is a broker and would be able to tell you. I am thinking it may not be an open for variable.

For Delay possession, is there any penalty for the builder in Calgary? Like we have RERA penalties in India
It’s all depends on contract with builder
Can you compare this preconstruction with a similar or exact same move in ready house.
In resale few steps are different
Is it beneficial if we buy ready to move house? It's it expensive than pre construction
