RE: Aggressive expansion via war - actually, if you have a border Theme/Kingdom, you can definitely expand aggressively through fighting expansion wars against neighboring realms. Your c.b. options are a bit different, though, and I agree that *internal* expansion is much different than in Feudal realms.
RE: Moving your estate - there are benefits to having an estate in lands that match your character's culture. This won't be a concern to you as a Greek character in Epirus at game start, but it might be relevant later. Also, there are pros and cons of having your estate in higher/lower development counties, or with proximity to other important points (such as the realm capital, or pilgrimage destinations.)
RE: Learning Lifestyle - the best perk is Learn on the Job, IMO. 20% of your councilors' stats added to yours is a pretty huge bonus, at least if you have decent councilors.
RE: The missing taxes - Your calculation about short term immediate gain vs. long term incremental gain ignores improvements over that timeframe. It's quite likely that your monthly income from that holding at the end of 10 years will be greater than it is now, as you are likely to improve both the holding itself as well as your own ability to govern (stewardship + governance trait.) Not saying that you chose poorly - but it's a bit more nuanced than you made out. OTOH if you think you're going to ditch (or be ousted from) your current theme soon there's not much reason to improve it until that point.
RE: Seduction and your wife - after you seduce your courtier, you probably should try to seduce/romance your wife as well. Especially since there's no worry about partition split inheritances with administrative government.

27:30 I don’t know how much micromanaging you want to do but I did have a lot of fun during a run basically creating families. Like I would marry courtiers and train their children specifically for a role. Like this family were where I would want to find a really good accolade knight or a really good martial for example. I would recruit someone to the court specifically for martial educations via stats and personality traits like brave and send their kids to him and then use those kids to continue the process. And I would try to add genetic traits for martial and prowess to that family. Kept me with a good stable of 20+ prowess blademasters on call that way. Also kept my accolade that gave my heirs baldemaster open forever so that was great

this is a suggestion, if u don't like the theologian tree in the learning lifestyle u can take stress to reset the perk

I also think this would be worth it, especially early

I still haven't actually played in the Byzantines since the DLC came out, so this is all new for me too.

Would be neat if you found the legend that gave you the Troy culture as well as found a way to bring back Hellenism

I will love this! Personally, I prefer the 1178 as crusades can totally mess your game in a completely unpredictable way but this starting date will be interesting, too...

A double post but a few notes on spelling, to make your life slightly easier:
oi and ei is pronounced as i (as in fish)
ai is pronounced as e (as in echo)
I might add a bit more later on, though I am by no means fluent in Greek. There are exceptions, of course. Isaias for example is read as it is written. I have not seen other exceptions as of this video.

"Drastic measures" seduces the random courtier instead of the wife lol
I noticed that you had the "adopt as a house member option". I wonder if it would be worth it to try to do that with the mercenary/bodyguard you just hired? He seemed like you had really good stats and if you're able to make him a house member, he could be a potential heir as well as get a better option for spouse.
Anyway, excited for the new series!

My Bias totally has nothing to do with my current suggestion to Reform the Culture to bring it back to old Epirote.
None at all, it has nothing to do with my own Epirote Heritage.
My actual other suggestion that has nothing to do with the above, is to try and expand anywhere outside Anatolia in order to put various house members on the thrones of Europe, Africa, The Middle East, and Even Asia.
