If you get in there and update it right away, and it sells right away, looks like you get an roi that maybe isn't much, but not bad. Good enough. I'd say it hinges on those other two factors of the solar and the seller. Probably not too shabby!

Why would you not offer a lower amount than they owned( a short sale)? Especially if you had the cash. I would bet a bank would look at that offer on something that was in a foreclosure moratorium anyway .

Now, I’d say when I get houses, I try to calculate the lowest income tenant possible because u never know how things can change per houses… I know people are getting destroyed from buying houses based on short term rental rent income and then city codes changed and they have to pivot. CMA= Comparative Market Analysis. A picture of other houses in the area. Preferably less than a mile to see how the subject house adds up to the others.
I would say you need to see the details of the solar contract. A lot of conventional banks don't want to deal with it which could affect your holding costs.

Solar panels are tricky. Is it a lease or a power purchase agreement? I think I'll leave this one alone. There's not too much of a profit margin here.
