I am a Canadian as well but grown up in Chiangmai. All of these are super high price. You can rent about 10,000 to 15000 for the whole house with your own private space around the house but yes it will not be in middle of the city like Nimman, but if you have car then a little further of city would not be a problem. But it is fun watching your RUclips. Missing all street food there. They all delicious 😋 😍 for sure
In the current environment I’m surprised (shocked actually) that Number 1 is asking well over USD 4,000 per month. That’s exorbitant and well more than what it is worth and what they should be charging. Anyway, I’ll be in Hua Hin on 10 December for four weeks - cannot wait 🇹🇭🔜🙏🏻
Hey Charles, I am the owner of townhouse 1. Chris didn't ask for the monthly price, he calculated the daily price x 30. We usually rent it for under US$2k per month. We charge US$150 per night as the location is incredible and certainly worth the money. Come and visit the area and you will understand.

I would also choose option 4. Just seems right for a month stay. Simple and practical. Option 1 and 2 was too big. Option 3 would be a nice experience if I stayed a few nights.
Option 4 is great for you, in Nimman area and practical room. Option 2 and 3 the condo is in CMU area, back side of the uni where most of students live, hang out street food, heaps of student flats, quite busy and crowded.

40 000 bath for a month? 😬 Yeah, not worth it. 🤣 There's tons of beautiful condos you could get for that price. And the last room is pretty standard, they usually go for less than 25 000. 😅 But I guess it's worth it if you're willing to pay. 😊
Great choice, I stayed there before back in 2018, I'm staying right behind you at Nimmana, another great Condo complex. I'll keep my eyes open for you around the neighborhood.
For 25000 Baht per month , you can stay in a nice hotel at the moment , in a good location (breakfast included). I have been a regular visitor to Chiangmai for many years and it has never in my experience been this cheap , even in the days when the exchange rate was significantly more favourable for me .
Timely video as my wife and I are hoping to be in Chiang Mai next November for a month to escape Victoria BC's 'monsoon' season. Your video has helped us to narrow down the area of the city we'll likely be picking, and would agree it is a desirable part of town, having been to Chiang Mai twice before. We probably won't have a car but the tuk tuks and those shared red buses will serve us just fine for the relatively short jaunt into the old city area, for example. Glad you are able to watch the Leafs from there! Thanks for the great video!

Option 1 - Too pricey Option 2 - Strange layout Option 3 - Only 1,000 Baht more than Option 4 and nicely designed / well maintained. Option 4 - A close 2nd - We know Hailey is the boss! In Feb 2021, I moved condos. My old place on Soi 81 On Nut Bangkok was 10,000 baht. It has since been advertised at 6,000 Baht and then fell to 5,000 Baht. So bargains can be found. Yea we are in Phuket now headed to Koh Phangan for 3 months and then to Chang Mai. 1200 US???? No way. Supply and demand. They are way overpriced. I was shocked. Too many hipsters 😂😂😂😂
The airbnb prices seem much higher than normal rental contracts - in some cases you could get 3 months at comparable places for the price of 1! Is there any reason you guys went with the airbnb route as opposed to looking for month to month agreement at a building or through an agency? appreciate your videos as always! I think I would have chosen option 3 or 4 as well! 4 perhaps winning out based on convenient location and the best price!
we had very little time to look and we are only here for a month so we went that route. thanks for the tip though, next year we'll most likely come back up here during the nice weather season and do it that way....
Just wanted to second this - option 4 wasn't too bad of a deal, but you can get a 1bed with a HUGE bathroom and good wifi in nimman on a 1mo contract for 18k, or 12k for a 3month contract. Chiang Mai is one of the only places in the world airbnbing isn't really worth it, unless you stay only for a week, especially with how nice hotels/hostels are if you don't want a long-term stay.
Pricing depends on a particular listing. There are bargains out there. I've recently switched to a long term contact from monthly rentals on Arbnb. I am a little bit surprised that my final monthly cost is pretty much the same as I used to have on Airbnb.
Nimman area has the atmosphere of the city and nearer the central than around Chiang Mai University. So, can cruising around on foot, if the tourists can't ride motorbike. 😊

i have lived in thailand over 14 years and never have i seen such high prices for the condos or house, but there again i know it is for 30 day term but better prices exist for similar with short term rental

Smart choosing. That 1st choice is not proper if you have car, cause that road is too small. Your neighbors may park their cars opposite to your parking or sometime in front of your parking door.
There are many nice modern condo with the price around 500-1000 baht/night in Agoda app😊 4 years ago before covid I went to Chiangmai with my friends and booked a modern nice condo with 800 baht/night.. it a bit far from nimman but near the airport and mall.. miss those time😩🥲
number 4 was the best choice just by the Neiman area alone and i am 100% sure if you decide to stay on in this area for a year lease you can find a similar unit for $400-500 a month L.A Rob

4 was a no brainer!... But all 4 seem massively overpriced if you ask me! For those prices you could've done a deal with a top hotel for a month!
The 2 bedroom one would have been fine for me. You can move the beds together if you had to. If it is close to that night market then bonus.
These prices are about 2-3X higher than I expected based on my experience living there for almost a year just before COVID.

Nimman all the way, baby! Side streets are to die for. Lot's of coffee shops but have to go elsewhere for historic charm.
