My main barrier to growing my $210K portfolio, which I've been working on for a while, is the absence of well-defined entry and exit plans. Any guidance on this would be highly valued.

    I have been a dividend focused investor for a long time. This does not mean I don't own growth stocks, I do. A well rounded portfolio should be a mixture of both categories. One way to minimize the anxiety out of stock market investing, is to make sure you keep a large cash cushion. I invest in the market, but never put all my money in market.

    I like investing in close-end funds that pay monthly dividends. The trick is to hold long term and reinvest the monthly dividends plus buy more shares on a monthly basis or whenever you can afford to. This can be easily done because close-end funds are bought and sold on the stock market just like regular stock. That’d be enough to create a portfolio that would pay you between $50k to $70k in dividend income

      @belljoe 5 месяцев назад +2

      Isn't VOO and VUG similar in the sense both are investing in the S&P 500? What is the difference? I thought it is generally advised against to invest in multiple ETFs or Mutual Funds?

    • @Patriciacraig599
      @Patriciacraig599 5 месяцев назад +2

      There is 55% overlap with the holdings in VOO and VUG. 1 is tech heavy and the other is financials heavy similar, but not the same. VOO tracks the S&P 500; VUG is just focused on large cap growth stocks. VUG is a bit more volatile, but with a higher upside potential. VOO is a bit safer. I’ve never heard anyone advise against multiple ETFs/mutual funds. You just have to be aware of overlap. You don't have to act on every forecast, so I'll suggest that you work with a financial advisor who can help you choose the best times to purchase and sell the shares or ETFs you want to acquire.

    Like Warren Buffet said, dividends are only good if the business you’re investing into can’t make good use of that capital. So if you’re trying to invest into businesses with actual growth, looking at dividends is a waste of time. Why are you investing into a company if they’re returning capital to you because they think you can make better use if it than they can. It’s not much different from bond investing. The way I see it if you have a $1 million at some point, that’d be enough to create a portfolio that would pay you between 50k-70k in dividend income...

      It's not difficult, but you have to learn and handle. Another thing is that if you can't manage your home, maybe you shouldn't invest on your own. If so, you should hire a CFP to help you diversify your assets to include ETFs/index funds/mutual funds and stocks of companies with consistent cash flows, rather than betting on penny stocks.

      @@dileazad1334 That depends on a lot of factors. Is this for investment and does it earn income. If yes, then you need to run the numbers and make sure that at the end of each month, you are putting cash in your pocket! (forget about thinking there might be appreciation over time... that is gambling... but cash in your pocket every month is never bad, and then you add tax write-offs , equity build up by tenants, etc...). If this question is for buying a house for you, then you have to decide if the mortgage payment fits easily into your budget. Also helps if you get the house under market pricing so you have instant equity. Hope this helps!!

    I have actually tried the method to have an "owner occupied" residence & a lot has changes from the figures you have provided from buying your first property. So, I would think that it would be some time before someone or a couple would have enough for their first duplex property.
    1. In 2023 you can put as little as 3% down for a $360,000 multi-family duplex is $10,800 & closing costs come to $11,460, totaling: $22,260
    2. Anything above a two family property needs to show the bank that rents can cover at least 75% of the monthly payment cost for the residence. Much easier to qualify for a duplex instead.
    3. If you have good credit a Conventional loan will allow you to put down as little as 3% down
