- Land investing may be the newest way to make cash flow in today’s increasingly difficult housing market. With more and more investors fighting over real estate deals that break even at best, land investors are sitting pretty, with an almost unlimited supply of new investments and an even more robust pipeline of potential buyers. And while land investing may not have the passive income potential of a rental property, there are still numerous ways to take home some serious cash flow by dealing dirt.

What kind of monthly marketing budget should we look at when starting land flipping?
Wasn't expecting this one but I'm from a very rural area. People talk about buying and selling land all the time. My uncle owned a few acres for farming, then they discovered sand underneath the plot and he contracted with the county to sell SAND of all things (for road construction, cement, etc.). Turns out sand was kind of a gold mine!

Does anyone on here know about clawback periods of 50 years and 50% payments on any uplifts?
1- As a land is sometimes sold with this in the contract, so if you were to purchase this land and subsequently leased it to brands like KFC 🍗 to use as they will...then ultimately WHO is the one to make these 50% uplift ptms? You or KFC for instances??
2- And also, if you used this land for setting up a Self Storage business once land is bought....is this considered an uplift and again do you need to pay out 50% of your intake??
3- Lastly, can a deal be negotiated to remove the 50% upfront before taking on the land if so how would one approach this negotiation?

Step 1: Raise rents as much as possible year after year
Step 2: Use the money to build more rental units
Step 3: Apply for permits for said units
Step 4: People cant afford to live in the city anymore so the city cant find workers to process permits
Step 5: Profit???
