I like blue, teal, turquoise with white and yellow for accents for the outside to represent water and suds…..that would catch my eye if I was looking for a car wash or laundry services.
I would suggest removing the existing swamp cooler and putting a larger window AC in the wall in that spot and the old spot where the old swamp cooler was. Definetly getting all the machines working and something as simple as a fresh coat of paint would go a long way to improving the inside for almost no money.
Keep it white: clean & fresh! Fix what's broke. Update signage and lighting inside & out. This isn't a nightclub or a teenager's bedroom. Keep it simple, calming for people to get the job done.
My suggestion for painting… that wall looks like a pretty good spot for a mural. Ask some art students at a local high school to submit an idea. They might negotiate a good price for the mural. And the whole process will get the students talking and spreading word about it, giving you free advertising.
I would paint it in bright colors, but the long sides should have a mural that fits with a laundromat/car wash. Maybe like soap bubbles or some other type of thematic mural. You would certainly stand out then.
New flooring, seating, having all the machines working (maybe even replace some), and outside paint and signs will help a ton. Make it nice. Order some magazines maybe. As hard as it is to find rentals in the area I would advertise for an attendant resident and offer a decent deal on the apartment as part of the job. You could make this a nice business. Is there a bathroom for folks using the machines? I don't remember. But that would really make it a nice place.
Mark, make sure to check with the city about paint colors. Many cities have regulations as you know. I like the white with blue bubble motif and a large old fashioned lettered sign the length of the front reading "Fresh Breeze Laundry" on a clothes line with different clothes (dresses, shirts, sheets of different colors) or "The Clothes Spin" with a old fashioned clothespin as the logo
I can't wait to see how this looks when it is cleaned up. I'm so glad that you said the dollars from the quarter machine isn't money you are making. That always drove me nuts on Investment Joy.
I would offer laundry service if you hire someone. Lot of people like wash and fold services. A few double washers would help. Throw a flat screen on the wall you could loop your YT videos on it🤣. Once you fix the HVAC issues a couple wall mounted fans will help in the hotter months.
I would keep it white or change to a blue, get a new sign and let us vote on the top name choices! Also a single mini-split would cool that building easily

Nikki's idea to paint it black is hip, cool, and oh so modern however, I think not for for a laundromat. What color denotes cleanliness? White of course. With a very bright yellow trim should make it stand out quite well. Black would just soak up the sun's rays and make it unbearably hot. Sorry Nikki I like most of your ideas for the house flips but it's a no for the black laundromat.
I am in Canada I am not sure if you have this in the US but many laundromats have machine where you get a card and you load it with certain amounts like 20.00, 50.00 etc and people put a card in to do laundry and there is a debit machine in the laundromat. My friend has that system in her apartment building it is very handy. You don’t have to get change all the time.
I'd be itching to get rid of all the handwritten signs yelling at you everywhere. The whole place is very depressing, it will be vastly improved when you cheer it up 👍

I would put up under new management in the window. Try color key codes for the keys or put number on the machines to the keys. Not bad for a weekend. Get everything looked at and cleaned up. New floor to paint job inside the laundry mat. Yes a new sign on the outside to let people know there is a laundry mat in town. Paint the outside with a light bright color to keep the inside cool.
More thoughts on the signs: I'd go with one large sign with a more friendly tone... something like "tips for a great laundry experience" and then list each topic (i.e. whatever it says about oily clothes, not leaving clothes unattended, etc). And have the sign made by a professional and proofread it!
I would paint it a very soft pretty shade of yellow, yellow has a tendency to make people feel happy and cozy...just what you need when your bored doing laundry. Fill the vending machine up, and put a TV in there, up high, bolted to the wall, people prefer that to stale old magazines.
Everyone knows how much you love collecting quarters, but wouldn't it make more sense when emptying the washer/dryers, to put the quarters back in the change machine? Make sure to check expiry dates periodically on the stuff in both vending machines. Will be a nice little side business once you tidy it up. Congrats.
I would paint the building a bright orange with bright white trim. I would not suggest this for anything but something like this or a ice cream shop or something. I would want it bright and cheery and loud to draw attention. I would even coordinate the inside and re-upholster those chairs with orange or a bright sunflower yellow material/pleather. The pop and snack machine would all be tossed and replaced with 2nd hand newer more slimmed down versions. Get everything that is worth fixing, fixed on washer/dryers. I'd order two signs, one for the laundrymat and one for the car wash As well as get the lighting on the front updated and working. I would start there, then sit on it for a few months to see if it begins to take off before I knocked out walls and bought new washer/dryers and all the big stuff.
New machines are coded for money cards now so I don't know if you'd go that route. Mark those keys for their corresponding machines. You may need to bring it kicking and screaming into the 21st century. Light blue for the exterior, it's your signature color 💙
That industry needs some sort of electronic master key system. That looks like a nightmare. Makes one think "I wonder if there is an off the shelve existing solution to this problem?", eh? What I see is the need for a rapid low cost effort at marketing. I'm thinking a clean paint job with big words like "Laundromat & Car Wash". Then a solution to the ridiculous payment system of putting round metal things in a metal box that requires an excessive effort to extract from said metal box. This is why business is so FUN. The person who can solve these problems quickly & efficiently, can profit from that minimal effort.
Maybe there's a collector market for some of the old appliances in the shed? Paint the building either white or light blue, with a big signage in bold lettering. Maybe put the prices where the old storage room sign was?

I used to pour Gojo all over my sons clothes before washing them in my wash when he came back every two weeks. Most of the other guys took them to laundromat’s 😳

Maybe add a credit card operated quarter machine rather than trying to convert all of the laundry machines to read credit cards? You would probably be better served by having all of the broken machines repaired rather than buying new due to the decline in quality, and the old ones have no circuit boards which are prone to fail.
i only use vending machines and self service car washes that have credit card readers if that means anything. i hardly ever carry cash or change these days
watching you work those key rings brought me back...I'm sure I still have some 20 yr old Maytag services keys in a drawer somewhere... Wash-n-fold if you want to earn a profit or consider selling the business and let someone else run the place.

I'm kind of lost here. You bought a laundromat/car wash and didn't get any back records, vendor bills? Those, like the liquor store, can get you in some nasty water with your State Comptroller or ABC office. Get all the paperwork filed with your state- and get any bad news, like vendor liens, tax arrears- that host of "imponderables" that bedevil many business agreements. A good rule of thumb; a car wash, laundromat or other pure cash business with non records has a tax man looking for it. When I was a kid in New Orleans, laundromats and cigarette machines were the king for local money laundries- it's still much the same, with many operators skimming to one degree or another. Btw, "the guy you need to find" that may be able to work on all of that for his rent is likely the guy from the massive hoarder house you are still thrashing through- but a legit guy would cost $30K ++ in wages or "compensation". Washers and dryers as well high pressure pumps and soap injection equipment aren't cheap or easy to reliably source some places.

I would paint outside a nice yellow with blue door and window frame. I would mark your keys so you know where they fit.
My suggestion for exterior paint would be tones of blue that look like water.

I recommend new washers/dryers run off of a laundry app. So much more convenient than quarters!
