    After watching your video, what I really like about your real world example is how you put it into perspective for me.
    How your student was able to use other people's money to get the deal, then his exit strategy was to buy and hold it for himself in the end, but still gain clout with his investors to invest again with him the future.

    I love the content of your videos. We are in residential RE now, but looking for commercial next year. Will bring you in. Comment: try painting your wall blue so there are contrasting colors in your videos.

    Thanks Pete for a very well explained lesson. I will point out- I'm not quite sure where you will find investors that will accept a 25% equity split! From everything I see; I think it is foolish for a new investor to even think of such a scenario. The typical today is a 7-8% preferred return and a 70/30 profit split- 70 to the investors, 30 to the syndicator.

After watching this clip, I would like to learn more about the payout structure between the investor and equity partners during the lifetime of the project (monthly CF) to the exit (like a sellout), could you please make a video that goes a little more in-depth on that subject?     Wow I wish I had learned this terminology 2 years ago! I got myself involved with a partner and we bought a 4plex with mostly my money. I knew a syndication is what I wanted to do but didn't know what it was called to learn about them :( I've tied up most of my funds in this property. I will be joining a syndication next!!!!

      Is the 4plex cash flow well? If so you can continue manage that to gain the experience. That will be helpful for any of future commercial realestate investment.

    Does this apply to rentals? Ex: if I wanted to rent out a house i just fixed up could I use money from a syndication or could I even start a syndication.

    Not sure I understand the 25% equity split to investors... Are you saying that each investor owns 25% meaning there's 4 investors? How much is the manager getting in a scenario like that?

    Can you just take the money as personal loans with interest from investors, so you don't have all the SEC and legal steps to go through?

      with luck if your investor doesn't require SEC protections just borrow or simply mortgage with collateral as security.

    Great info, hey Peter I'm Looking at an out side plaza that has alot of empty slots. It has one supermarket a DD and a couple of fast food restaurants but it still about 60 percent empty. Do you have any information for me and how I can begin to pursue this opportunity and how I can get investers, like the government or state for assistance. It has hope.

    In the case example, you said you paid off the investors after 5 years and continued to pay them? How much were they paid and does the investors get any of the appreciation? Love your video's.

    So if the investors are putting up the dp cost who pays for the repairs the person who syndicate the deal?

      A smart syndicator raises the funds for the repairs too (or some of the money could come from the monthly cashflow).

      You get it under contract and record an Affidavit/Memo.

    do the student retain ownership of the property after giving the investors a return on their money and the original 200k back? or did he sell it and keep 50% of the profit while distributing the other 50% to the investors?

      It depends. It can be very difficult to maintain majority principle ownership in a deal when you have little or no money in it.

    To get started in real estate investing I think places likes Detroit and Midwest in general make a lot of sense, as the property values are significantly lower.

      They are certainly lower than other parts but don't kid yourself- they have skyrocketed insanely as well in recent years.
