After watching your video, what I really like about your real world example is how you put it into perspective for me. How your student was able to use other people's money to get the deal, then his exit strategy was to buy and hold it for himself in the end, but still gain clout with his investors to invest again with him the future.

From everything I see; I think it is foolish for a new investor to even think of such a scenario. The typical today is a 7-8% preferred return and a 70/30 profit split- 70 to the investors, 30 to the syndicator.

Wow I wish I had learned this terminology 2 years ago! I got myself involved with a partner and we bought a 4plex with mostly my money. I knew a syndication is what I wanted to do but didn't know what it was called to learn about them :( I've tied up most of my funds in this property. I will be joining a syndication next!!!!
Is the 4plex cash flow well? If so you can continue manage that to gain the experience. That will be helpful for any of future commercial realestate investment.

Do you have any information for me and how I can begin to pursue this opportunity and how I can get investers, like the government or state for assistance. It has hope.

Can you just take the money as personal loans with interest from investors, so you don't have all the SEC and legal steps to go through?
with luck if your investor doesn't require SEC protections just borrow or simply mortgage with collateral as security.

So if the investors are putting up the dp cost who pays for the repairs the person who syndicate the deal?
A smart syndicator raises the funds for the repairs too (or some of the money could come from the monthly cashflow).

It depends. It can be very difficult to maintain majority principle ownership in a deal when you have little or no money in it.
