But, for 360-400k you could probably buy a house on a lake. Anyway, good luck with closing, buying a home in Texas is pretty difficult right now (speaking from experience). Lol that's the exact same problem I had starting out too. I'd really wanted to have a properties with lots of tenants but I wasn't sure what, where, or how to buy, and set it up so people would actually want to rent my properties.
It'd definitely suck to have your property empty. I'd suggest you get a good br,oker to assist you. I'd been lucky to get a really brilliant one and he'd helped me get 3 properties set up, listed, and rented within a month.

A $200 cash flow is extremely low. Are there HOA fees? How do you plan to manage the property from California when your tenant has an issue and something breaks? Property management companies charge about 10% of your monthly rent so if you use one of those you will be losing money each month. You are not leaving yourself with enough funds to replace major items when they break or need to be replaced. The house being from the mid 90s will likely need some major repairs in the next few years and making 200 a month is running yourself pretty thin. As an experienced landlord with multiple cash flowing properties at 900-1000 a month each, I can say that you are underestimating the amount of cash flow and work involved in owning a rental property. Your money, but if I was you I would rethink this deal because I don't think the ROI is worth the investment with how expensive real estate is right now. You looked for one day and just bought a house with little to no effort or thought into the expenses, time and effort involved in owning a rental property. Love your videos and channel but this is right up my alley, and this is definitely not a good investment decision.
