    This sounds like our story exactly, minus the Katrina line. However, since buying the lies keep continuing with every breath. The "amenities" keep dwindling, while fees go up. Nothing is maintained and I disgusted and fed up. The is no way I could have been as calm as this gentleman was while talking about Silverleaf. That company is one things that gets my blood boiling!     He is correct. It has been a night mare with silver leaf. I wouldn't recommend it to anyone. I wish I had done research prior to becoming scammed by them

    Silverleaf was the first timeshare presentation that I attended.
    I listened to the pitch and it simply didn't fit into what I would have considered a sound move.
    The biggest drawback was I had to choose a week that I wanted to vacation. So if my week was in the middle of September sometime and I wanted to take a vacation in July I was SOL.
    Equally bad was the location. It was near Fox river in Illinois. Never heard of Fox river? Neither has anyone else that doesn't live near Fox river. This was about a one hour drive from my house. I didn't consider that a vacation.
    Next was the price and maintenance fees. A constant bill for the rest of my life? Nope. Everything that I bought had a light at the end of the tunnel. The tunnel may be long. But it did have an end. The timeshare had no end.
    I do remember that the same things that this guy is saying was told to me (and my wife at the time). The savings. The "investment". The memories that will be made. Making money. Traveling the country by trading with other timeshare owners (though I could not think of anyone that would want to trade Hawaii for Fox lake, Illinois).
    I passed. And this was long before I found out about the scores of people trying to give away their timeshares. Even with the prospect of getting one for free I'm not finding the allure (though I do put Disney Vacation Club (timeshare by a different name) in a different category. But your not finding anyone trying to give DVC memberships away.
    If the resale market for timeshares wasn't so in the dumps. I may consider accepting one that someone was giving away. But at this point its like being told you can make love to that beautiful woman standing over there. She will do anything you ask her to do and you'll have the time of your life. But you will 100% of getting herpes by doing it. So all you have to do is hope someone comes up with a cure for it eventually. Accepting a timeshare is pretty much the same thing.

    Never buy a timeshare, if you do the numbers you'll realize that you're paying 5 to 6 times more money than you would if you would pay for a week every time you go on vacation. DON'T DO IT!!

    This was on the TREC site (Texas Real Estate Commission) under Timeshare
    Owner Rights
    Not later than five months after the last day of each
    fiscal year, each timeshare owner may request from the person responsible
    for operating and maintaining a timeshare property (the "managing entity")
    the Annual Timeshare Fee and Expense Statement. This statement accounts
    for the collection and expenditure of assessments. The statement shall
    include:
    a balance sheet;an income and expense statement; the current budget for the timeshare property; andthe name, address, and telephone number of a designated representative
    of the managing entity.
    A timeshare owner may also ask the managing entity for the name and
    address of each member of the board of directors of the owners'
    association, if one exists.
    For further information on these requirements and rights, see Section
    221.074, Texas Property Code.

    Why hasn't this company been shut down already? Honestly, just a quick google search and Silverleaf Resorts has negative complaints left and right. They seem to be targeting shopping malls in urban areas and then sending out letters for a 'free car' or 'free trip'. Is this even allowed to happen now in 2015? This is ridiculous.

    My hubby and I purchased a timeshare when we were first married in 1999. At the beginning the price was like $15-20k. We financed it at zero % interest for a price of well under $1k. Yes, They were determined to sell it to us and we were determined NOT to buy! They kept coming back with lower prices each time we said no. We have 2 weeks per year that we can go to any one of their resort locations all over the world. It's called Global something...IDK the books and paperwork are in storage currently due to renovations and my hubby always deals with them. I wish I could remember the name though because they are legit and really nice. When there are slow periods they will offer these weekend deals (or even longer-if you want) for next to nothing. By nothing, I mean like $50 or less for a 2-3 day weekend. You stay in 4 and 5 star resorts and so far everything has been impeccable. If I can get the info, I will post back. Sorry this happened, dude...time shares are risky. We only said yes because we live in Florida and they have a lot of places nearby but it's been great. I wish you had a better experience.

    I have been an owner since 1985,and I have a red week and have no problems getting in .I go once a month,but i have a really good contract that can't be changed.It cost me $ 5000.00 back then.

    And if you buy a week from craigslist, i would love to see you try and use the bonus program. You're gonna get a big surprise from the new corporate owners who just bought out silverleaf. ANYTIME A REP PROMISES YOU ANYTHING, WRITE IT DOWN AND TELL THEM TO SHOW YOU IN THE CONTRACT WHERE IT STATES THAT. IF THEY CANT, THEN YOU ALREADY KNOW WHATS GOING ON. There are many bad people out there, but there are also good. READ your contract, you have 6 days to cancel any purchase

    I got pictures of trash in the dry creek bed(tires, metal drains, old mattress spring sets, rusted metal wire everywhere) located right behind the condos at the Fox silver leaf in Sheridan Illinois.... called them today about it... they said they are not going to remove it cause noone else complains about it...

    If I could give Zero Stars I would.
    We "won" a free vacation at a bridal expo, but were told we were required to give them $40 to them to hold our "appointment" to pick up our prizes and were told we would get the $40 back if we kept the appointment.
    We kept up our end of the bargain, but the 90-minute presentation they told us we had to sit through to claim our prizes and get our $40 refund kept us there 4 hours.
    We we're sadly mistaken when we originally thought the "time share vacation ownership" was a great opportunity for us but not that day since my fiancée is deploying in a couple weeks. The last woman they sent over with the third discounted offer was unbelievably rude when we politely declined. She huffed, gave a look of disgust, marched us over to a room packed with unhappy looking people, "Well thanks for keeping your appointment, have a seat, someone will eventually be with you to claim your prize" in the snottiest, sarcastic abrupt way. She made no eye contact and gave us a look of disgust. We felt like dirt. Great way to treat our military personnel, never mind a customer. Her behavior was completely unacceptable.
    To top it all off, the $40 gift card has been declined FOUR times. In a store, restaurant, and on line. We called the number on the back, says it works and there's $40 on it. Called Oak N Spruce, they said it works and there's $40 on it. It DOES NOT WORK! We cannot get any help, and we want our money back. This seems like a big scam. We have called them, emailed them and got nowhere to get our $40 bucks returned.
    Funny thing is we were actually thinking of buying into the resort in a year or so after things settle down and he returns home. But now, NO WAY in HELL! The way we have been treated is just a disgrace.
    Stay far away from here. Save your mo ry and your dignity.

      I'm not the person in this video but my mother in law got out of her timeshare that she'd had for like 30 years. She got out of her timeshare after her attorney wrote Silverleaf a letter stating that my Mother in Law's deceased husband fell on their property and his health declined after that and that she never wanted to go back there. It took at least 6 months but they let her out of the agreement.

    Also, your contract tells you exactly how our availabilty works......BASED UPON AVAILABILTY! If you want to exchange your week, you have 2 years to do it UPON AVAILABILTY. If you want bonus time (free time) you have to do it with 2 weeks advance notice, BASED UPON AVAILABILITY. There are over 100,000 owners, make your reservations as early as possible. All the info on how much time in advance to make reservations is IN YOUR CONTRACT, if you actually read it you might know this

      Before the weekends were posted online, I have asked them to get me a bonus weekend somewhere in Texas and they have told me that there were no weekends available in Texas before. I am not believing that every room that they have in Texas was booked up...

    Silverleaf is a great company & has a great product. Most of the time it's the owner that doesn't know what the hell him or her is doing & blames it on the product! Sorry you all feel bad but you should all look at complaints on BMW & Mercedes :)

    That is exactly is the problem. You are not told that even if you book 6 mos in advance you many not get availability. The pitch makes it all look so simple. HIgh interest rates and you are todl you can simply have a bank refi it. LIES! TImeshares a waste of money. They are best bought on the resellers market. Only an idiot buys them. Charging my card and not tell me....HA!

    You hone your skill in learning the info of your trade day in day out, then charge people against their lack of knowledge for not being informed and then proudly come on youtube arguing a contract. You want to appear up front and transparent when the fact of the matter is that's not what happens at silverleaf presentations with you guys. If there's a so called up front Silverleaf rep whom know first hand of the shady practices, but boosts himself to be upfront, then he too is shady! I.E you sir!

    Call the Corporate Office - 888-476-0991. Ask them to mail you a copy of the insurance policy & disclosure statement for
    your unit, the Annual Timeshare Fee and Expense Statement. Read this. PROPERTY CODE CHAPTER 221. TEXAS TIMESHARE ACT.
    They are obligated by law to provide you with this information. They just called here and said it was priviliged information. Now I will contact the Texas Attorney General to let them know they refuse to provide such information. We'll see where this goes!

    I always get my week and my bonus time. I have two presidental suites and I'm a diamond. I use the online system all the time and just yesterday grabed a 2 day bonus time reservation. We have stayed at 4 different resorts so far and it has been very enjoyable. My home resort is in Branson MO and I live in Houston. I have went to Piney Shores in Texsas many times using bonus time. So far Silverleaf is great and has worked for me.

    Ahahahahaha, so then why not tell people this info during their presentation tour exactly what you're saying here, but only on a youtube comments post? You give sound argument, but not based upon a 90 minute tour, where there isn't much time to finely combed through a contract which silver leaf reps- thats right sir, the key words are Silver leaf and reps. Presentations are presented in most cases according to a pre taught company standard and this is one of them.

    Whether or not the company gave enough information, lied, or met your expectations. If you plan on investing on something you should take it on yourself to do the research and not just rely on them to tell you everything. Also just because the say it will be a good investment doesn't mean you just do what they say. In the end you were the one that made the decision to invest in it and you should take responsibility for not doing the work or research of what you are getting into. Most of the timeshares work like this and it is a sales pitch. But you have to go mentally prepared and think clearly on what financial decisions you are making. Oh and about the whole fraud deal at the end, I'm wandering why you didn't speak up and ask questions....it sounds like you just let the, take advantage of you and you just let it happen and now you are complaining about it on youtube....

    Everyone with a positive comment either worked for a time share or benefitted from the sales thereof; all timeshares are money traps operated through dishonesty and deceit. Those who are oblivious to how the have been ripped off have a better chance at being content, thinking they are getting their money's worth. Don't wake them up, it;s not worth the effort.

    Went to a presentations, i have seen good salesmen in the past, but man these guys are sharks, they will work you over. They gave us the whole equity talk too, the guy said he worked in titles, but he was just helping out for the day because they were so busy, he kept insisting to us that he wasn't a sales person, but i was overhearing the table next to us and they were getting the exact same line, and he was trying to use that same equity angle, we didn't give in, and they were so pissed at us.

    I was a Silverleaf timeshare salesperson and this man speaks the truth..That is why I quit because I repeatedly saw people being pressured into packages that that didn't want and probably wouldn't use and didn't feel good cashing my check at the end of the day...
    If you decide to go to a presentation stand FIRM at the END and NO is the ANSWER....

    Let me guess, you are either a sales rep or a TO!!! I WAS a VLO, and yes, they need to read their contract, but VLO's are trained on how to skip over parts of the contract that contradict what they have been told.

    We are timeshare owners at Silverleaf Resorts. We own a mid-July week. We also purchased when Silverleaf Hill Country Resorts were new. We purchased with an Endless Escapes package, which allows use on week in addition to the week we own and use for FREE. We utilized this many times and enjoyed it. Silverleaf Resorts sold out to Hell-A-Day Inn and we lost our Endless Escapes. It will now cost us $250 and up to use our Endless Escapes. WTHeck?!?! How can we be part of the class action law suit?

    They charged my card without my permission...scam. They never tell you exactly how much time needed to book a trip. Iits about 6 months. This was never explained. They also don\t tell you that even if you book in advance you still may not get to vacation in your time period.

    It is a scam. The prizes are only partly legit. \the gas card for instance involves a 6 week waiting time and you only have a small amount of time to use it. Deceptive.

    IF they lay all the facts out and you use a calculator. ALL their resorts would close. THey donot care about your children. They want their inheritance!!!! Ex employee here. I could expose this place for everything it does. I would if a major new organization would interview me.

    Silverleaf is a joke. I paid my timeshare in full and was supposed to be on auto payment for my resort dues which by the way have been increasing steadily every year. They have foreclosed on my week....for $1048 in dues...when I paid over 25K for my timeshare. I called to check on my account and to bank my week...as I hadn't heard from them in months and they usually call...only to find out they "foreclosed" on my timeshare and say they don't have to reimburse me for my week that they took!

      Silverleaf was close to BK, then sold, repackaged and resold to Holiday Inn Vacation Club (also sucks). Kids can smile when you manage your money better and still take vacations. Now Silverleaf has higher monthly fees and you can't exchange due to the new point system and few Silverleaf fools out there to exchange with. Timeshares are not sound Investments. If you are weak minded or just plain ignorant, don't go to a timeshare presentation. Educate others to save their souls and wallets.

    Thank you for recording and uploading your video regarding your timeshare nightmare. My name is Ed and we live in San Antonio, TX. Silverleaf isn’t the only corrupt timeshare company out there. We experienced similar deceptive practices with Club Wyndham in 2013. I refer to these timeshare sales people as timeshare sharks. They’re trained to lie and use high-pressure sales tactics and get you into something.

    heads up folks, the resorts always over book there facilities like the airlines do today, I tried for 3 months trying to get in for the weekend and I finally did now they bang you with these $50.00 fees for what , we own that time why are we being penalized, for something we own ???

    when a company has very high percentages of the same identical complaint against them from various customers ranging abroad then guess what sir? it's not the people, it's the company, the sales reps are the company! they are the face, business morale and integrity of the company making it the company, period! You're stand point of a person who works in this profession. The difference? most your clients don't, thus you prey on that knowing your clients disadvantage deliberately.

    Dude argue the contract angle all you want. Scam is a scam, the contract simply informs that the person whom was given the representation was not going to have all the convenient amenities presented to them during the tour presentation. The fact that you can find high percentages of hard working normal everyday people who are faced with the same identical bad situation involving the same company simply boils down to the company, not the people. I assume you're a sales rep for them.

    I TOTALLY agree w/ this guy. THATS EXACTLY how they operate. I've had a presidential for approx 4 yrs now. I've had to get CRAZY w/ them to let them know NO means NO. I basically stopped paying and i called them out. I told them to do whatever the next step is cause they not getting another dime from me. The calls are getting fewer and fewer but I'm NOT paying . PERIOD !!!!! So we'll c what happens. Has anyone know of anyone that just stopped paying and what happened

    Help me, I'm a victim, blah, blah, blah! I'm sorry, this video is well done and you are a rational individual who clearly stated your case, however, seriously?? Read the contract, this is for families or individuals to use. My family bought a similar week like yours, used the bonus time and day use, banked our week with RCI or exchanged it. We upgraded that week and now own two weeks and enjoy Bonus time, day use, and exchanging our week. We knew there would always be maintenance fees.

    look you may think it is all a scam but my family has been members for 30 years and we have never had a problem we have a promised da6es on our contract week and we take them every year and if we want to use our bonus time we just call at least 30 days in advance and if a space comes up we can take it dumb people just need to read their contracts

    Well ive never ran to any of those problems and i was never guaranteed any bonus time.......must have just ran into a bad rep. My contract clearly states that bonus time is not guaranteed. Time shares are just like everything else in this world, there are gonna be good salesman and bad salesman. In his case he just got a bad one

    here is a sound investment. with proper planning and research, you can find deals for vacations with no strings attached!!! EVEN IF you get "discounted" or "free" stays for your timeshare, the dates are so specific and you have to book so far in advanced....sounds pretty limited to me.

    I don’t understand this whole equity built in. You literally only have equity in something based on what it’s worth and what you owe on it. It has nothing to do with what someone else paid for it.

    If it's hard to get into Piney Shores, which is in a small town on Lake Conroe, I can only imagine how hard some of these time shares in places like Hawaii would be to get into when you want to.

      Actually people buy them in Hawaii and then cant afford the plane fair back so its actually pretty easy to get into Hawaii and the Islands. Unfortunately theres good timeshare and bad, the nold weeks program is hard to use, the new points sytem is real time booking so common sense is all you need and you can get anywhere. Of coarse you have to enjoy vacationing or it'll just seem like a scam.

    Like i said, if you read your contract it will tell you that everything is based upon availability. The ONLY time you're guaranteed a pres, ambass, chairman, etc is on your deeded week which is IN YOUR CONTRACT. Galveston doesnt have as many units available as the bigger resorts, if you've been there you would know that. So if no one is giving up their summer weeks, how the hell is silverleaf suppose to give you a reservation. WHAT DOES BASED UPON AVAILABILTY MEAN TO YOU???

    You can claim your prizes, there is no obligation to purchase anything. The reason these people are complaining is because they dont know how to read their contracts on how their program works. If you dont know enough about our timeshare, i would suggest you read over how our program works first before purchasing anything. If you dont plan on purchasing then simply go claim your prize. Simple as that

    How many car salesman do you know read the contract to their clients? How many real estate agents do you know that read the contracts to their clients? If you're not smart enough to read your contract after paying a extensive amount of money, then there is definitely something wrong with you. You have 6 days to read your contract and cancel.....OH Wait, you have to read your contract in order to know that. YOU CANT RUN A SCAM FOR 30 YEARS AND STILL BE IN BUSINESS.

    If you read your contract correctly, it tell you exactly how to use your program. In you owners book (yellow binder) we give you a CD that also explains how to use your program. All the information you are requestin is listed in your contract.....BUT YOU HAVE TO READ YOUR CONTRACT IN ORDER FOR YOU TO KNOW THAT! Silverleaf cannot charger your card without permission. Everyone signs an autodraft form that authorizes Silverleaf to charge your card. In some occasions, you also sign a pre-auth form

    Its a TIMESHARE (sharing time with other owners), not a scam or a personal condo. If you want a condo that you can visit everyday go buy one for way more than silverleaf charges

    My wife came back and told me her friends family bought a 2 bedroom condo down at a popular place at the lake. She told me they only paid $7000 & they can pay for a 5 year loan. Sounded good so went down, they put us at a motel for 2 nights. When we came in to the selling floor everyone was up beat yelling someone just bought a 2 bedroom condo, everyone was over joyed and was clapping. I had one daughter that was two and my other one was on the way.. So the salesman told me you should use one because you have two daughters. We bought it, I paid off the loan in 2 years so all we had to pay was a condo fee and a fee to a company named RCI? Which both of them went sky high in a couple years, we enjoyed it for Disney in Florida. Then they changed the program, I had bought a week but now it's points and I had to pay for 2 weeks at my home resort to exchange with RCI. That was not part of my contract.I talked to an attorney, he told me there are thousands of buyers that had the same problem. So now I was paying in for 2 years at my home resort so I can now afford points with RCI. Still not in my contract, so I quit sending main-fee to my resort and nothing to RCI. They started calling sending letters etc. This was about 10 years ago but they still call, I told my daughters never answer that phone. Still now someone still calls. They never intended to give me anymore points? Just fee after fee. NEVER BUY A TIMESHARE/

    I am an owner of a silverleaf resort timeshare and would sell it for the right offer. If you can afford to pay it off thats good because you have use of the amenities with just the maintenance fees yearly. you have 7 days vacation time and up to 4 weeks bonus time available.. its worth getting away from your normal environment. If i could i would buy more at a discount and just live at the resorts which would be cheaper than rent or home mortgage payments, gas bills light bills etc.. buy from an owner who is trying to get rid of it.

    gbrown4x4 they say that there going to report you to the credit agency and collections. I tried doing the same I was laid off my job and was tight on money I rather pay my rent and other bills than them you know , all they do is threatened by calling you everyday. But I had to start paying them again because it was getting ridiculous I also didn't know what else to do

    When I do a timeshare presentation I tell the seller before it starts to not be upset when I say no at the end. They say ok no problem. After the presentation is over and I still tell them no, they get pissed off and I look at them and say "I told you so"

    Thats why you HAVE TO READ YOUR CONTRACT! In your contract it also states not to fully rely on information given to you by sales reps, it is YOUR responsibility to read over the contract. Not saying there aren't bad reps out there, simply saying that if you are dropping that type of money you should be responsible enough to read over what you bought. And like i mentioned before, everyone signs an auto draft form that gives silverleaf authorization to run your card. Once again, READ YOUR CONTRACT

    Diamond Plus is not a joke, when you purchase a second week you become a diamond member which gives you extra incentives as early check in/ late checkout. Back to back stays are BASED UPON AVAILABILITY just like all other reservations that are booked outside of your guaranteed week. When you purchase a Red Week it is to allow you access throughout the entire year with no restrictions.....but everything is BASE UPON AVAILABILITY just like it states in your contract....READ IT!

    I owned a timeshare w silverleaf 20 years ago, I lived in Houston, and was deeded out of Palestine, tx., but the only one I actually used, was piney shores in Conroe. my family and I LOVED it!! I was forced to have to sell it, (and I made a few dollars!), but I regretted the decision to sell it, for many years! now, we have bought another timeshare w silverleaf, this time deeded out of Conroe... even though we already have a place on lake Conroe, not far away & can take our boat! LOVE IT!

    ...the maintenance fees are a little high this time around, however, as many smiles as my kids, and grand kids get out of using this place, are PRICELESS!!! don't listen to this guy, if u r thinking of buying a timeshare, silverleaf is the one to buy from! just the years "I" have been dealing w them is 20 years. so u don't have to worry about them going out of business, and getting stuck w something u don't want, cant use, or worrying that the property will degrade, etc..

      5 yrs later, guess what, Silverleaf was close to BK, then sold, repackaged and resold to Holiday Inn Vacation Club (also sucks). Kids can smile when you manage your money better and still take vacations. Now Silverleaf has higher monthly fees and you can't exchange due to the new point system and few Silverleaf fools out there to exchange with. Timeshares are not sound Investments. If you are weak minded or just plain ignorant, don't go to a timeshare presentation.

    Wow, I ALWAYS get my bonus time. I am a Diamond member and I have a President's suite. My children and grandchildren take advantage of the timeshare. I have bonus time that I use about 6 times a year. The people are courteous and I never bother with trying to sell or rent my timeshare. That is a waste of money and time I don't have. Those are the real scammers and that has nothing to do with Silverleaf. I live in Dallas and I timeshare at the Villages in Flint, TX. Sorry you had a bad experience

    SILVERLEAF is now owned by Holiday Inn Club Vacations. a much better company, I own 2 Timeshares with them. absolutely wonderful. also once the mortgage is paid off that's when the savings really come in and , use of RCI is the best value when it comes to Timeshare ownership. 1 week in Jamaica(or anywhere) for less than a night in any US hotel, can't beat it!
