    This really hit home with me. I just backed out of a property because when I looked at my expenses, and all the extra added expenses by getting a house that my wife loved I would of been living paycheck to paycheck. So we decided to wait to buy until I pay some stuff off

    Hi Jeb - I'm new to watching your channel. My wife has studied and looked at thousands of properties (I work remotely so we can move anywhere we wish in the U.S.) and she has learned to become very objective. Whilst everyone around was waiving this and that; she would never consider it. We don't let the agent become the person telling us what to do - so that was already a pass. We also didn't go with the lender that had the lowest rate. We're flexible - but - we aren't willing to settle. We're very happy to have found your channel. We love people who are very straightforward! ;) Thank you

    My fiancé and myself fell in love with a property…. She was pist I played hard ball on repairs and credits… plan to close on the aug 13th 🤞🏻

    Thank you for this information! Is this a mistake: company “a” is selling a home and the buyer is working with company “a” to purchase that home. Are there advantages or disadvantages to doing this? Hope that makes sense.

    Were in Huntington Beach with a profitable small business (moving folks out of California). Were just renting n stacking 🍞. Thanks for the info Jeb. Does California have a first time home buyers program?

      👏👏👏....... Unfortunately, California's budget doesn't allow a first-time homebuyer programs. There used to be a few but all of them are out of money🤦‍♂️

    Hi Jeb, thanks for sharing your knowledge with us. I am curious what is the impact of a death in house on the property's value? What should we watch out for when we purchase such property? Is there a way to verify such death is not suicidal or murder?

    I am in the minority with this thinking but I think that one shouldn't buy more than 3x their gross income to avoid being house poor. High or low cost areas, sometimes your wallet doesn't agree with your lifestyle. Don't lease luxury when you are broke! Great video!!!

    Thank you for these videos! Asking for some advice. Me and my husband are planning to buy a house. What’s your advice on selling a house for the downpayment and buying a house, hopefully at the same time. I can say that both me and husband have great credit scores and was pre-approved for the amount that we want, but we are both so lost on what to do, since the prices here in NY are now sooo crazy high and down payment has to come from selling the apartment first, but also houses here are just selling so fast, like less that a month and it’ll sell. Don’t want to sell our place and end up not having a home for few months. Just so stressful! Anyways Thank you for your videos! Helps a lot.

      I've talked about this a few times.......In this environment, you need to have a plan because it's tough being on the buying side. Is it possible to sell it contingent upon finding a suitable replacement home so you're not homeless? That would be my suggestion. If you need good Realtor in your market, reach out as I know quite a few.

    I'm in CA and I'm self employed with a sole prop. Does a lender go off of my gross or net?

      Lenders use your net business income and not your gross sales or revenues before business expense deductions. So don’t write off too many expense when you go to qualify for a home. Lenders will need two years of consecutive tax returns.

      They will use the net after all deductions.

    Why are there so many people that need this idiotic advice? All I've ever known is having a ton of unverifiable income and having never missed a payment for anything in my life.
