Congratulations on your new home. We moved down to Florida at a 55+ community called Summerglen, (Ocala) in June 2020. We bought a 2 bedroom, 2 bath with a den. Just love being retired.

Really the house you picked. I have been watching from thee start of your first when you started looking for a place. I think you made a good decision. Like all your pocket doors we travel in a motorhome and we had pocket doors and he saves so much room so convenient. You’ve only been there for two months and your house looks beautiful. We would like to split our time. As we also have a daughter in Tennessee. Until we convince her to live in Florida to lol. Would not take much. Our family thinks of Florida as our second home. We have a timeshare are use it often, but it’s just not enough. Please we want our dogs with us. We are husky parents. Your home is exactly what we need. Just a perfect size. And it’s beautiful! Very nice layout. I love the pantry and lanai. Dark wood and tropical accents is actually a look called British Colonial. Its used alot in the Caribbean, including all the Sandals Resorts. At least it was when I sold their vacations.
We are going "Florida Coastal" which is light beige/gray with light blue or teal accents. The black kitchen is not intrusive to that scheme - though we thought it would be.
I was wondering if I might have made a mistake getting an apartment in a retirement facility. Nope, no yard, no cooking, no, no, no, no. I love my apartment. All I have to do is go to the dining room and sit down and my meal I chose the previous day is brought to me. If I fall or need to go to an appointment there is someone to drive me. U S News rated this place highest and I have to agree.
We didn't pick anything. The house comes with what it comes with. Our home came with rolled vinyl flooring. We love the color of it and one day when we replace it with plank flooring it will probably be the same color.
I am also looking at the Durham model and hope to be living full time in the Villages by August. Now that you have been in your Durham home for a bit, do you feel there is plenty of room for two people? Thank you for sharing!
Oh my gosh - your house is fabulous! Love the floor plan, and your bedroom set is perfect! We had the same problem in our bathroom, so we bought the exact same towel bar to put on our glass shower door - it hasn’t fallen yet!! Great spots for your days to enjoy too - so happy for you guys❣️

We are in the midst of replacing that pine straw. If all goes well we'll have a video up next weekend - if not, we'll not have someone to recommend. We think we have found our new church home, Live Oaks Community Church, and they do have a GC accessible venue up in the northern area. But we plan to go to their southern campus. We want to join a small group and be around our neighbors. All that said, you can go to their northern campus and watch the service outside in your GC. We might do that just for fun.

Karen likes filtered water - what a pain changing out water filters in the fridge every few months. Some other RUclips channels mentioned Nova filters, and that they loved them, so we went for it. Now Karen can drink water right from the tap.

We were supposed to have been down in Cedar Park, but the Pandemic put a hold on us with our work. We had bought a home on Ritter Dr, however, had to cancel it due to not getting a green light to go as of yet, and months later saw a home we liked in Avery Ranch. We spent a year in Austin looking around, long weekends going there, and we love it. Were still planning to make the change from Las Vegas. Anything we should know about Northwest Austin. We like Georgetown a lot as well. That new HEB is open now, close to your old home. We like what we see in the Villages, Florida, been doing some research on it now for awhile. My wife likes the Village of Hawkins and Chitty Chatty. Any thoughts, we love to hear your imput. You both take good care, congratulations again. Dan and Charlyn
Thank you! The Austin area wasn't my favorite place to live. That being said, the hill country area is beautiful, has lots of opportunity, and we did make some wonderful friends. The real estate market gave us the opportunity to move up our plans and move to The Villages, even though we'll still be working for several years.

We are interested in the same type home. Since you bought new how much is the bond? And how is that paid? We want to be close golf cart drive to one of the squares. I notice on resale patio homes they don’t have cathedral ceilings I think your does. Can I ask you for your model did it come that way or did you pay extra for upgrades? We really didn’t want to spend more than 260k. Is that doable? Thank you
We bought a year ago and everything has gone up since then [inflation]. We paid $290 w/ $18K bond. Bonds today are much higher today since inflation increased the costs to build the infrastructure. You could buy our model [Durham] for the low $300's. All new construction is down south. New construction is cheaper than pre-owned. All current Durham's have the vaulted ceiling. We are 30 min's Brownwood by golf cart. We will be closer to Sawgrass once the bridge opens. We will be very close to Eastport when it opens. For $260K you'll have to go for a Patio Villa. They are very nice, but do not have private backyards.

@@bfn6ghh If you bought in Richmond [better hurry] you'd be 5 minutes from Brownwood. Newell is 5 minutes from Sawgrass. Newell and the 2 new villages going in on that side of the turnpike will be 15 minutes from Eastport.

@@bfn6ghh There are Patio Villas in every village. Bonds are paid yearly with your property tax bill. Bond amount is based on the cost to build the infrastructure of the village and divided amongst all the homes - that's the simplified version. You can pay it off at the beginning, in 30 years or any time in between.

Thank you! When we lived in Texas and Oregon we expected lot's of guests, but it just didn't happen. We only had 1 or 2 during each 5-10 year period. We are the ones that do the traveling/visiting.
We have friends who moved from Louisiana to Pigeon Forge, Tennessee and they told us that they thought people would visit them more in their new home. That’s an awfully long travel time to expect others to visit them more.

Thank you! :) Our home is 1300 sq ft - and we thought it would be noisy, but actually, with the patio door closed, it's not. And even when we're grilling or sitting in the lanai it's quiet enough to not be intrusive. Our old unit back in Texas was LOUD.

It is pretty awesome to see vacuum lines on the carpet and know you didn't make them. It's so quiet that it can come into my office and I can still talk on the phone.
Looking good, can you hear the turnpike or highways from you area? We are coming down next week for a lifestyle visit. Trying so find new homes that you don't hear the highway.
Thank you! We can't hear the Turnpike from where we are, but we do get trains in this area. But I like sound of trains. In the areas they are building right now: It seems that St. John's could get pretty noisy. Some parts of Richmond and DeLuna too - but some areas in those villages might be far enough to not be an issue. You need to visit those locations and decide for yourself. Recently we visited a home in Linden, right by the Turnpike, and due to the nature of the area and the placement of the home, it was not as loud as we would have thought. That being said, it would not have been acceptable to us.

I Love the three Nova Filters System for the water inn your place! The first thing that I have to have! I like the big pantry with room to store!!
This filter system is awesome - no more changing out the filter in the fridge - and ALL the water is filtered - except the irrigation water.

Retirement is not "one size fits all".

We didn't pick anything. The house comes with what it comes with. Our home came with rolled vinyl flooring. We love the color of it and one day when we replace it with plank flooring it will probably be the same color.

Oh my gosh - your house is fabulous! Love the floor plan, and your bedroom set is perfect! We had the same problem in our bathroom, so we bought the exact same towel bar to put on our glass shower door - it hasn’t fallen yet!! Great spots for your days to enjoy too - so happy for you guys❣️

We are in the midst of replacing that pine straw. If all goes well we'll have a video up next weekend - if not, we'll not have someone to recommend. We think we have found our new church home, Live Oaks Community Church, and they do have a GC accessible venue up in the northern area. But we plan to go to their southern campus. We want to join a small group and be around our neighbors. All that said, you can go to their northern campus and watch the service outside in your GC. We might do that just for fun.

Beautiful home. Why did you choose to install the water filtration unit?
Karen likes filtered water - what a pain changing out water filters in the fridge every few months. Some other RUclips channels mentioned Nova filters, and that they loved them, so we went for it. Now Karen can drink water right from the tap.

Hi Roy and Karen, enjoyed the home tour, congratulations, very beautiful. Did you both not like Leander anymore? We were supposed to have been down in Cedar Park, but the Pandemic put a hold on us with our work. We had bought a home on Ritter Dr, however, had to cancel it due to not getting a green light to go as of yet, and months later saw a home we liked in Avery Ranch. We spent a year in Austin looking around, long weekends going there, and we love it. Were still planning to make the change from Las Vegas. Anything we should know about Northwest Austin. We like Georgetown a lot as well. That new HEB is open now, close to your old home. We like what we see in the Villages, Florida, been doing some research on it now for awhile. My wife likes the Village of Hawkins and Chitty Chatty. Any thoughts, we love to hear your imput. You both take good care, congratulations again. Dan and Charlyn

The Austin area wasn't my favorite place to live. That being said, the hill country area is beautiful, has lots of opportunity, and we did make some wonderful friends.
The real estate market gave us the opportunity to move up our plans and move to The Villages, even though we'll still be working for several years.

We are interested in the same type home. Since you bought new how much is the bond? And how is that paid? We want to be close golf cart drive to one of the squares. I notice on resale patio homes they don’t have cathedral ceilings I think your does. Can I ask you for your model did it come that way or did you pay extra for upgrades? We really didn’t want to spend more than 260k. Is that doable? Thank you
We bought a year ago and everything has gone up since then [inflation]. We paid $290 w/ $18K bond. Bonds today are much higher today since inflation increased the costs to build the infrastructure. You could buy our model [Durham] for the low $300's.
All new construction is down south.
New construction is cheaper than pre-owned.
All current Durham's have the vaulted ceiling.
We are 30 min's Brownwood by golf cart.
We will be closer to Sawgrass once the bridge opens.
We will be very close to Eastport when it opens.
For $260K you'll have to go for a Patio Villa. They are very nice, but do not have private backyards.

@@bfn6ghh If you bought in Richmond [better hurry] you'd be 5 minutes from Brownwood. Newell is 5 minutes from Sawgrass. Newell and the 2 new villages going in on that side of the turnpike will be 15 minutes from Eastport.

@@bfn6ghh There are Patio Villas in every village. Bonds are paid yearly with your property tax bill. Bond amount is based on the cost to build the infrastructure of the village and divided amongst all the homes - that's the simplified version. You can pay it off at the beginning, in 30 years or any time in between.

When we lived in Texas and Oregon we expected lot's of guests, but it just didn't happen. We only had 1 or 2 during each 5-10 year period. We are the ones that do the traveling/visiting.

We have friends who moved from Louisiana to Pigeon Forge, Tennessee and they told us that they thought people would visit them more in their new home. That’s an awfully long travel time to expect others to visit them more.

No attic is not really usable. Storage space is minimal. You'll need to downsize before coming here.

We have seen garden tubs in pre-owned homes. I'm sure that if you were building a custom home, as opposed to buying a new "spec home", you could do almost anything you want.

Our home is 1300 sq ft - and we thought it would be noisy, but actually, with the patio door closed, it's not. And even when we're grilling or sitting in the lanai it's quiet enough to not be intrusive. Our old unit back in Texas was LOUD.

We can't hear the Turnpike from where we are, but we do get trains in this area. But I like sound of trains.
In the areas they are building right now:
It seems that St. John's could get pretty noisy.
Some parts of Richmond and DeLuna too - but some areas in those villages might be far enough to not be an issue. You need to visit those locations and decide for yourself.
Recently we visited a home in Linden, right by the Turnpike, and due to the nature of the area and the placement of the home, it was not as loud as we would have thought. That being said, it would not have been acceptable to us.

Roy is from Brooklyn, though he spent most of his life in Los Angeles.
Karen is from California.
We just moved here from Texas.
Do you a Furnace or a Heat Pump?
Yes, I believe it is a heat pump. It doesn't get cold enough to require more than that. This IS the most energy efficient home we've ever lived in.
Where's the beach?
We are in the center of Florida - the beaches are 2 hours west or east.
