Don't refinance now.
Rates are high and for those that bought this year. You don't get a better deal. Home prices are a bit lower so less value to refinance against. Rates haven't fallen a enough to really justify it

we mark it up 20% and then call it a sale when we drop it 5%

Mortgage rates will touch 8 % prior to the end of 2023 not a good time to be a realtor or mortgage broker.
