Idk how to reach the good ending, but this is my theory of the whole story: Kohei is a victim of bullying by his fellow neigbhors. Due to depression, he took his own life inside a refrigerator (thus explains why there are pictures of refridgerator) not knowing he became a vengeful ghost and kills all of his neigbhors. His victims became restless souls wandering the apartment with one thing in mind: avenge their deaths. Your role here is to relieve the past and try to puzzle everything leading to their deaths, and seal Kohei's soul. This is just a theory of mine.
