Sir agar ek building hai usme 50 flats ban raha hai but sirf 30 flats ready hai aur 20 flats construct ho raha hai.. in this case agar me flats purchase kar raha Jo completed ho chuka hai to isse under construction property boltey hai ya ready to use boltey hai becuz 50 me se sirf 30 flats ready to use hai. 20 flat abhi construct hona baki hai

Questions from my site are: 1) Suppose, in metro city carpet area is 55 sq mtr and price is 52 lacs, then it is treated as which one? 2) GST would be levied if we buy house or flat at booking rate where no construction has been started. 3) GST 1% or 5% would be levied on which value (I mean selling amount of flate or house), because in real estate, full amount is rarely anybody can pay in a single. 4) Suppose I buy flate which is under construction having value 5000000, now in this case I have to pay GST to the builder is on value 5000000*77% (except land portion) Requesting you to answer chronologically as per the questions above. Sir Gst on TDR & Gst on Purchase of under construction flat is two different thing. If i am a land owner (registered under Gst Act)i have transfered devlopment right to somebody behalf of some flats is this a supply & is gst will applicable. Kindly make second part related to tdr, fsi, jda & long tern lease.

Yes both are different….already covered in this video …..TDR gst rate is 18% and Sale of Flat under 5% or 1% depending upon affordability definition
