Story 2 - I had a roommate do something similar in college. She decided to ghost right before we were ending the lease, we had some friction, thinking she would get half the deposit. I showed the landlord the state before...cleaned to move in ready...and showed the after...and I got all the deposit. He put my time as "cleaner time" and she got 0 for a deposit.
I think every Good Person has had a Bad Person roommate before. Lol, it's like a perverse right of passage or something.
I volunteer at a local historic property, The last story makes me think of a story from there. The family had some diving platforms set up on the nearby ocean. One day some local kids asked the owner if they could use them so he sat down with them, served them some ice cream and politely explained about liability issues. That was that. Listening to stories like this I can't help but picture if one of them had a Karen mom- her coming charging over, screaming about them being allowed to use it and him not having her kids favourite ice cream.
My next door neighbors sold their house a few months ago. They had a really nice playground set in their backyard. Too big to move. Once their house was in escrow I asked if the buyer has kids. The wife is pregnant. You can probably guess I was going to ask if they were going to keep the set if not could I have it.
That might have been a nice solution for Karen. But Karens don’t pay attention or think ahead.
Last story: Yes, you can be sued and don’t call me Shirley.

Vivian should have been charged for leaving without finishing cleaning her room as well as not bringing a key back. That's considered theft because if they don't return the key they can come back and try and rob the next tenants. She would probably have been charged $1,000 until she brought it back.

Last story: Karen was hoping for an accident on the property so she could attempt to sue
My sister bought a nice house in CA, she put up a 4' fence all the way around. One neighbor got up set cause it blocked her short cut to her friends house. Sorry, sucks to be you. The next day or so I arrived with the dog, the reason for the fence. That afternoon the cops stopped by with animal control, they'd gotten a complaint about a viscous dog, she walked them out back, and they met a well behaved, friendly shepherd, 160 lbs shepherd. She explained he's a well trained guard dog, stay out of the fenced area, and you'll be fine, same as the house at night. Never had any problem with the neighbor again.
Sounds like Vivian needs to have dirty dishes piled up in her room.
If you let Karen's kids play in your yard you will quickly find that you are expected to be their Free caretakers/ babysitters.

Last story, i would have asked around if anyone wanted the playset for free as long as they spent the time and effort moving it. Win win, no work, site cleared for free, plus a happy family to make settling into the neighbourhood easier!
I live in an apartment. When I got my dog, she was the only one in the whole building from when she was a week old to about 2 years old. Then more and more people started getting dogs. She had a few bad experiences with dogs that wouldn't stop chasing her when I was trying to get her socialized and it made her not want anything to do with other dogs, so she will bark and growl at other dogs. Well I don't have her on a leash because she won't go potty in her own yard with one and due to ankle pain, I can't walk around with her much. Well when she sees another dog in the yard she will run after them and just start barking. She runs away the moment one of the other dogs steps towards her, but then turns around and acts aggressive again. I know she won't bite, she just wants these new dogs out of her yard. The thing is, I'm the opposite of the bad neighbors in this story. My neighbors have every right to be outside, without having to deal with my dog. While I really wish she would just get over it, I understand it's unlikely and I just take her inside when she does that. Someday I hope I can afford a house so she can have her own yard (that I don't have to watch for other dogs poop, because some owners don't pick up after their dogs, and a few dont even go out to watch their dogs. They just open the door and let their dogs out unsupervised in a yard with no fence) so she won't have to worry about anyone invading her space. Preferably before she gets too old. She's 4 years old now
I suspect that if you lived in the US that you could indeed be sued. Not so here in NZ where the cost of injuries and or results of injuries is covered by our no fault accident compensation scheme. Saves a lot of worry and provides security for all parties.

I would tell her the only way we'd be if I would like kids in my yard to play is if they had to sign disclosure for him saying if anything should happen I'm not liable and have to pay a $50 a month rental of the space because that's how much my insurance cost me. Then she'll leave you alone
Story 2. Where I'm from, we call that roommate's behaviour "putting up the poor mouth".
I had a few roommates in college who, Unknown to me put a large hole in the wall of the small shared space of the dorm. They hid it behind their microwave. I came back from finals to find them gone and a hole where their microwave was. Immediately called housing to report it. They gkt stuck with the bill
story 3(final) LOL i have a saying goes "YOU ARE IN THE POSITION TO DEMAND NOTHING - I AM IN THE POSITION TO GRANT NOTHING - SO WHAT YOU ARE GOING TO GET IS NOTHING - NOW GO P1$$ OFF KAREN"
