Thank you so much Jamil! Im getting back into the wholesaling and REI game after 2 years of trauma (lol) because I lost my $1,000 EMD (didn't tell them about the unilateral cancelation clause) and had to deal with a TERRIBLE realtor in Indiana that made it almost impossible to get out of the deal. By the way, her name is Kimberly Brennan from Indiana. She's the worst, run away from her, lol. The info in this video is worth more than gold.
Navigating tricky situations with real estate can be a challenge, but it sounds like you're getting back on track. Here's to smoother deals and brighter days ahead in your real estate endeavors!🙏🏾
@@jamildamji I normally tell them what you suggest that it takes me time to pull guys from jobs to go look at the property only for it to be sold to someone else and waste my contractors time and it doesn’t work for me to do so.
Lol! I happen to be the smart listing agent whose not going to get fooled by this BS games. Yes, i worked with investors but don't mess up the deal when we only got 5 days to close. I fired most of them and replaced with guaranteed true cash buyers😂
JD!! Info is 🔥site might not be safe…🤷🏽♂️ Anyway… you mentioned not having time for walk throughs.. are there specific areas of the property you’d want pics of…? Perhaps innards - piping, solar hub box, cabinets under fixtures, etc..? Thx!
OH my gad, Jamil, thank you!...spitting emerald, ruby, and sapphire nuggets of wisdom based on experience...dude, yiu lived it and now you're straight walking us through...mind blown...definite mental prep video for a newbie agent outreacher like me! If this was a cassette, I'd be worried about poppin'
Amazing advice here, Jamil. Thank you for illuminating 💡 this whole world for us. "You don't know what you don't know", so this is SUPER helpful! Thank you Jamil!
@Jamil, what would you suggest to an agent that wants to get into wholesaling? How can they bring value to an investor if they do not have an active listing? You mentioned not to go through a buyers agent because they may kill the deal. What would you suggest?
Oh and please understand the amendment contract coz if you screw up I can advise my seller to keep the earnest money or you will be sued for specific performance. True story! My seller received $2k and damn didnt even treat me for lunch 😅
Absolutely, understanding the contracts is paramount. Many wholesalers, especially those starting out, can't afford to lose their EMD. It's so important for individuals involved, on both ends, to understand the potential consequences if they don't grasp the intricacies of the contracts. This awareness can protect their interests and contribute to a smoother transaction process. Having an experienced realtor, such as yourself, who genuinely cares about the seller is absolutely crucial.
@jamildamji Love your video and it will help me a lot for my next career as Acquisition Manager. I did wholesale in the past and earned a commission way much higher than a regular Realtor. I hate that most of my earnings went to the brokerage so it's time for a change.
Hey Jamil, all contracts are assignable unless stated in the contract it’s not correct? So you really don’t need to put and or assign in the contract unless you Just want to be extra careful right? Thanks
I will never do agent outreach for a while. The agent stole my deal. And tried to steal my investor to cut me out 100%. 😢But he called me and let me know that he will continue to work with me and seen what was doing to try to cut me out out of the equation completely.
I'm sorry to hear about your experience with the agent. It's unfortunate when trust is broken in business dealings. It's positive that the investor reached out to you and expressed a willingness to continue working together.

thank you I am learning a lot ! Your videos are getting me ready to make my first deal.
Hey Sergio, how's the process going?
Biggest thing I run into now in LA is no blind offers. They always try to get me to see the property before they accept 😡
That’s a common issue in LA. It’s tough when they require a property visit before accepting offers. Have you found any strategies to work around it?

AstroFlipping member. I especially liked #12.😃
That's a tough one.
That’s so much for pointing out potential pit falls.
Dual agency IS illegal in Colorado though.
Great info as a newbie getting started. I met a realtor and the gave me sales info on title co. Why not more about your realty? Now i know. Thanks

"Buyers Agents Suck Balls" 🤣 Jamil, I spilt my milk laughing!
If you are reading this - continue making progress
Never stop growing!
The most annoying of all this is agents controlling wanting to use the title company. There's nothing else they fight harder on.
Lmaoooo bro you’re the 🐐 #Facts
