    I just moved from Los Angeles to an area just outside Greenville South Carolina. I bought a $250,000 new construction home on a full acre with no HOA. I’m sure there are people who will say yeah but you have to live in South Carolina but it is beautiful out here and Greenville is an incredible city!

    I just bought a beautiful home in central Florida that costs me less than I paid for my (no-bedroom) efficiency (very tiny)apartment in norther Illinois!!!!!
    (apartment $875/mo-Home $850/mo)
    I also got a deal on my mortgage insurance! (1 thousand a year)
    *My town in central florida has never been hit by a hurricane!!! or much flooding.
    Two FULL baths, 3 BIG bedrooms, BIG screened in Florida room for bug free BBQ's
    Yes, It's a doublewide mobile home, But I own the LAND it is on,(co-op) No future rent increases,
    WE OWNERS OWN THE ENTIRE PARK!!! 55 and older only, IT IS PURE PARADISE,
    I don't have to pay for internet/phone/cable TV, garbage, water, and giant swimming pool.
    And I live with no felon's, no crime, no drug dealing, Just happy people. Note: It was a LOT of work, I drove around central florida 1500 miles searching, The loan was painstaking to get, BUT it has been like living on a permanent Florida vacation, I will NEVER move and have never been so happy!!!!!!

    We all seen it as rate drop below 7 ppl will all jump right back on the market and raise price again thats why home price is still climbing nationwide.

    I look for triple net leases on rental properties like commercial leases. 5% cap increase on owners portion. Tax & insurance increases would pass directly to the renter. Wow that would be a reality check for renters.

    Big fan and subscriber from NJ. Yes the property tax is crazy. It’s normal to pay $15k in property tax but school is good. Still cheaper than private s school. Price are high with lots of people moving from Brooklyn NY to northern NJ. Can’t afford a house in northern NJ with good school, 45 minutes direct train to Manhattan for under $1.5m with $20k in property tax per year.

    Dan how do you feel about the predicted "housing slump" to hit Florida?
    last time would have made me rich if I had bought up the homes in my neighborhood,
    I personally find it hard to believe a housing sales slump will last in the very state people are moving to the fastest, especially after witnessing people crawling the wall to even find an available homes just 8 month ago.

      I agree with the demand being in most areas but its NOT all of Florida
      I would do my research on EXACTLY where your looking to buy

    Dan, can you please help me understand why increasing national debt is such a big concern? It grew the same amt from 2016-2020 ($7T). What’s the difference today? It’s been growing since its inception.

      That's why it's a much bigger deal today than in past years

      @@TheRateUpdatewithDanFrio - I think you forgot the link the article cant find it.
      My understanding is that higher interest rates apply to newly issued loans, not the existing $30T. Similar to my mortgage, today's rate is not applied to the rate I got at time of issuance. So it's not an interest payment on a $35T, more like ~7T (the newly issued). Correct?

      I live in AZ and moved here from CA in 2019. Property taxes aren’t high, home prices have increased post covid. You can still find new construction homes depending on where you live in the valley for mid 300s.

      I think he said it’s where you have to start being more careful. Living in AZ and following the market trends I can tell you the market is highly diverse across the valley. There are areas that continue growing in appreciation and there are some that dropped and will likely continue on that path.

    You’re mortgage information is great! When you start going into political commentary it’s less appealing. I can tell you’re right leaning. It’s hard to find good content where people aren’t trying to force feed you their political views.
