You have a beautiful home and you articulated the process well, thank you for sharing Kudzie.
There are a couple of factors people need to be aware of when building in Zim. Firstly, expect seasonal prices of materials such as bricks and cement. During the rainy season, some brick making companies actually stop production because conditions will not be optimal. Therefore, due to scarcity prices go up. This is an annual trend, so it's crucial to factor this in when planning your build. Another factor which affected price and availability of cement was the construction boom, which led imports of cement from Zambia etc and led to spike in prices. So, there might be external environmental factors at play. One has to pray that Gvt doesn't implement a funny policy in the middle of one's build because this also tends to affect pricing.
Delays by Tradesmen should be planned for. They tend to hold onto multiple jobs so they can start your build and midway give an excuse while they start on another job. Also botching up of jobs is to expected the level of botching up differs. We also learnt that fix and supply is a no-no, we replaced the entire roof for our cottage.
Transport costs were a major budget item for us as well since we built out of Harare and the bulk of our materials were from Harare. The only exceptions were the river sand and pit sand.
If one is on a tight budget, I would personally recommend moving in when the critical things like doors, windows, etc, are in place, especially if you are paying rent elsewhere. That money will be better used on the build than a sunk cost like rental.

Hie , Kudzie thanks for sharing about your building journey.Totally respect your decision to keep your space more private. Can you maybe post a video on when you decided you wanted to move to Zimbabwe, did this happen over a couple of years or was it a decision you made within a year or two before moving?
I’m a nurse living in Canada, trying to decide whether it would be a good idea to move to Zim for 4 months of Canadian winters then go back to Canada to do contract nursing .just thoughts.

It was prepared by the construction company but I believe you can also engage an engineer to do it

If a tradie messes up do they not have to remedy that issue? Like they have some sort of insurance and that shouldn't fall on you to cover cost? Maybe I'm naive lol
Not in Zimbabwe 😅...sometimes they just mess up and don't respond to your requests to fix things and sometimes you don't want them back on your property to do more damage
It might be worth relooking into duty for returning residents. If nothing has changed, there should be zero duty for your furniture and cars you’ve owned for more than 12 months or something like that. ZIMRA does have documentation they need to approve returning resident status on anything you’re bringing in.
