    I don't usually leave comments, but this is a great video! Owen, we need to get you on BNN, because you give far better insight into the market and the psychology that holds people back than those talking heads on TV. I think there'll always be a large group of people that cherry pick negative news to excuse their own inaction. We need more voices like yours in left-leaning Downtown Vancouver so common sense doesn't get drowned out. As for this video, the cherry on top is fun, entertaining delivery. Keep it up!

    I’ve always told my tenants to buy. I’m their landlord!!!! And after 1 year I always show them a way they can get into the market. Actually one of my tenants right now is a teacher and I’ve been drilling it in her head to even purchase a condo. She finally bought something 2 weeks ago and will move out this September. I’m incredibly happy for her. Stay the course and focus and get off the treadmill!! Great video Owen 🙌🏾

      Your a good landlord and giving them excellent advice. I have been doing the same for many of my tenants over the years.

    9:00 You nailed it Owen! Forget about downtown Vancouver. Get into the market, get into the skytrain hub at New Westminster. New Westminster is underrated.

    Can’t agree more. I just sold my 2 bedroom condo in Richmond in 2 days full price. Now I have to serve 60 days notice to my long term (more than 10 yrs) tenant.

    Two units like that Owen , they will never leave ! One is a one bedroom den and the other one is a two bedroom den in TV towers ! What do you do 😫? Only thing that’s on our side is that prices of our two units most likely will go up !! Thanks for your amazing and true vlogs Owen ! You are for sure the most down to earth real estate guy in the whole of Vancouver!

    At the end of the dayI find that alot of people aren't willing to make sacrifices to get a head. To take a break from their lifestyles, work more, save more and reduce their spending. It is possible to save for a down payments but in many instantces it takes hard work and decisipline. Even if you don't have a down payment it is useful to speak to a mortgarge broker to start a game plan which will give you a goal to work towards.

    I’m looking to have a 20% down payment in July and wondering if the market goes up a lot should I just go with 15%? Really want to buy before September, but unsure what’s the smart move.

      Tough call but maybe wait til Summer so u can use conventional mortgage and not have to pay for the CMHC insurance.

    Wow I'm surprised that actually happens. Trying to imagine hey Owen, I feel bad for you, here's a website that proves there's been no sales downtown last week 😀. Anyways I agree with you overall. My wife and I purchased our first condo a decade ago, and our second larger home last year in Burnaby. Rented out our original small condo. Through it all worked out to get further in my career as an Engineer and Project manager. I've met people who've rented for a long time and feel bad for them. Even met some people married with 2, 3, even 4 kids living in a rented one bedroom condo waiting to time the market like wow that must be tough.

    I often read those perma-bear comments for entertainment purposes and shake my head thinking how deep in the dark they are. I know a lot of people who increased their net worth considerably by owning real estate including myself.
    Your messaging has been consistent for the last 10 years or so.

      Thanks for watching. I too sometimes like to read the comments section of twitter , WSJ and youtube for entertainment purposes. I find most people like to complain , criticize, make excuses and generally not want to face the music. It's not a good look! Of course they all hide behind fake names and profiles. I often wonder if they have ever had someone in there life to tell them they should stop! Like their parents or teachers or sports coach??? Maybe i was lucky and had some of these influences when i was young. Starts taking control and ownership of your life. Your attitude is everything!

    OB always gives good advice.
    U got no paper then learn high end sales--great advice...
    U got paper rollin in buy your home.
    Want more $cake$ buy the Vig or $uncor &Play for the cashflow...great advice...
    OB s success can piss u off... but he gives straight doable advice....
    When you hit about 1,500 single hits in a row paper becomes less important....
    Paper is just a tool...
    I m different...I m a hustler grinder but lotsa gems in the ob playbook...

    Another great video Owen, thanks. So funny how the timing of your videos sometimes echoes my life. My parents are pensioners and sold their home on Vancouver island in 2019 with the idea of renting. Unfortunately for them the market sky rocketed after that and they missed out on some equity and only came away with 150k. Luckily they were able to find an inexpensive basement suite from their Agent to rent short term. Fast forward 3 years and they just got the “knock” yesterday saying they have 2 months to vacate. I feel for them, they are now looking at a market much more expensive to buy or rent and will most likely be forced to move somewhere much much cheaper or be on the poverty line. The damage has been done, What advice would you give them now?

    hi Owen, trying to be a first time homeowner here in vancouver. How much would you recomend having saved up before starting to look for a 2 bed with den or 3 bed. Doesnt have to be downtown but close up to burnaby or westmister would be good. Would 100k saved for downpayment be enough or do we need a lot more. thanks and keep up the great content, super informative as always

    activity seems to be picking up, but has the sale prices of condo and detach houses spiked too?

      Prices are starting to slowly move up especially in the good quality 1 bedroom market and starter detached home. Stay tuned for a video on this soon. I'm getting ready to list a nice detached starter home in West Richmond. I first toured the home in early January and did a market evaluation and suggested list price. Since i first looked at the home 60 days ago i have revised my suggested list price up twice and $100K higher. I'm expecting this home to receive multiple offers and perhaps sell over asking.

      @@OwenBigland Thanks for the reply Owen, how about detach homes in the 2-2.5mill range? They are not quite a starter detach home in Vancouver anymore. Has the prices moved up on those too? Also, do you expect/think this trend will continue into the spring market?
