Yes, but if rates stay this high any longer, prices in many areas will collapse and there is also that benefit. But I guess it just depends on where you live. Here prices fell 30% then they climbed back up, but they are still down 10%.
This creative finance thing doesn’t work where I live because everyone is looking to sell cash only and there is a high demand. Most of the people are in minimum wage.

Is there anyone on here from Southern California. Preferred one of pace’s students? Believe it or not I’m in the same situation as pace. I’m a landscape contractor and have a elderly client. I acquired her from her best friend who has told me her friends entire back ground. Long story short, she bought her house for $40,000 back in the Middle Ages😂. She hasn’t done a singe thing to that house ever since. The house is estimated to be around $7-750,000 dollars. It’s been paid off but she need about $3-350,000 in repairs, renovations and up grades. She’s had some health issues and is overwhelmed with everything. I think she’s at the stage where she wants out. I don’t think she wants to sell it the traditional way and I have been planting the seed of home owner financing. If she get on board, I’ve gathered a lot of info from pace’s videos but don’t have a network to look for help to pull the trigger on my end. It would be great to see if pace has a network of his student in Southern California.

How is this a good thing to find some random person with zero credit check or background check, and put them in charge of paying someone else’s mortgage? That’s what SubTo is. You are taking over someone else’s payment while the loan stays in the sellers name.

The sec 8 guy in FL has to sell his courses to off load his sells. However, if his course sales aren't enough, he resorts to selling one of his houses to cover his expenses. This creates a cycle where course sales act as the first line of defense, but if they don't suffice, he taps into his real estate assets.. IT IS A FLAP
