I absolutely loved both houses! I love the new modern houses ,they are beautiful. But there's nothin like buying an older house and putting your twist on it . Because they don't build houses like they used too. I know you can build a house the way you want it but there is some houses that are older that have something unique about it and that you absolutely love....So, YES I see awhole lot of potential in the 2nd house. Excited for y’all. My only advice with two young kids is try being close to family while they are young. It really helps having someone close for emergencies/babysitting, date nights, etc and it means a lot to the kids to see their grandparents and see everyone on holidays and stuff

New builds are great mostly, but can be expensive and aren’t always exactly how you want it. A fixer upper can also be expensive, you never know what your buying (don’t buy too old) but can also give you everything your looking for. It can have that charm with modern updates! So excited for you guys!!!
I work for a remodeling company, best option is to buy existing and you can always build onto the house. Existing homes have the best bones especially if it is a little older. Newer homes are built cheap and have more problems

Sooo much potential, and that backyard 😍 My mom is a realtor and she’s bought and renovated several houses, and lemme tell you that $500k investment goes a long way once you guys sell the house! I think your vision is worth investing in than paying 2.5M for a new house that you’re not completely satisfied with. The backyard in the first house was NOT it!!! I think that with that house you guys can do a lot of things & it would be stressful but fun & most sentimental because you guys would put your heart into every room & trust me I'm a homeowner (my house is completely new but the feeling of doing every room exactly how you guys want it's in another level) Plus we can have a lot of videos of the before & after The patio is like wow!!! Definitely do a fixer upper, but most importantly.. pick the best neighborhood. The 2nd house for sure!
House number two has way more character and the backyard is so perfect for little kiddos running around. Kids love to be barefoot and all that concrete (like house number 2) gets so hot on bare feet. With a bit of love that house could be so dreamy. The new builds are so boxy these days, They don’t have that homey vibe it’s kind of cold and disconnected. But everyone has their own styles! In my opinion the first house was clearly more move in ready but didn’t have any character. I think all new houses look the same. If you want something with character and charm definitely the 2nd home but prepare for all the work it needs ! I guess it just comes down to what you’re willing to do or what you want !

We live in a small town in western NY! About 8 hours away from NYC and 2 hours south of Buffalo, NY so we have a ton of beautiful scenery!! Go with the old house!!! I see your vision. The thing to do is think about how you want to structure your family days and nights etc, so that the house you go with is right for that. Like how the one house had the nice little study area...later that would be something you'd be glad you have. Maybe start keeping a list of what super awesome features you find as you shop so you can then put them into your house-your way with your own spin on it. You will have to be patient if you do the reno though, its always 25% more expensive and takes 4 months longer than they tell you. My first home was a fixer upper. It was a lot of work. By the time we fixed it up we outgrew it. Bought a new construction and loved it but the neighborhood was very family oriented and we don’t have children so we sold and made a killing. Then we bought our next home it was a new construction. We loved it. Added a pool. Landscape. Did all the upgrades. But my husband was commuting over an hour to and from work everyday. So we started looking for fun. And we scored our dream home a spec home on almost five acre wooded lot. It’s a dream come true and we got to pick some finishes so we got really lucky. I would go with a new build and then just add your touch. For instance. We’re having our contractor come in and paint, accent walls, building a fireplace with a mantle, we had a driveway poured, had a fence put in and had it landscaped. It’s a dream come true. I like the second house just because it’s older it’s built better! Also you’re getting more yard for your money the kids will need a yard to run around in. I see the vision and since you’d be remodeling it you see change which is what you like you wouldn’t get over it so quickly. Also the videos y’all would get out of it!
I am very excited for you guys. I really love the first house because I love modern but I do love the fact you can flip the second one exactly to your taste. I would recommend y'all stay in AZ because y'all always come back there😂 but we bought our home in 2022 half an acre of yard lovely kitchen didn't have everything we wanted but we figured we could always add on because we have space and can do small renovations. As a homebuyer, definitely go with a fixer-upper, you can take your time and do what you want especially once you move in and you see how everything is going. It’s easier to really pick out what works best for you guys. So excited for you both....Couple of things... You need to have a tub with babies and also it is nice to have a owners/primary suite on the same level as the kids when they are young and then you have the option of moving to the bottom level bedroom when they are older.
All have there Pros and Cons! My partner and I bought a house last year to Renovate and extended it. This choose worked well for us as my partner is builder so we didn't really have the extra costs of paying a tradies salary to do the work. Defiantly look into working with a interior designer if you look at renovating a home to make sure you have enough floor plan space to do what your envisioning xx Otherwise you might be able create the space you want but on a smaller scale if your don't have the appropriate space there x Im from Australia 🇦🇺 x
I think since you guys know exactly what you want in a house that you should do a custom build. That way you can get everything you want down to the cabinet hinges such as getting cabinets and drawers all soft close and things like that. Your two showers heads, the pool and outside area you want, ect.
I say either buy the fixer upper or buy land and build. New construction doesn’t always have the best “bones” for a home, a lot of the time they are rushed being built so they can be sold faster! 😊😅
1 is def yalls vibe wouldn't have to put in much work like you said. 2 would need a lot of work to get it how you want it but you could also recoup a lot of money selling some of the stuff you tear out like the counters/tops and book cases etc. this does have soooo much potential it is a beautiful home. so much space inside and out the yard would be amazing for when you have kids to run around in and to have a swing etc. and we cant forget for sushi to play and run too. I would have to choose 2 because of the yard and the spaciousness also because you said its very low pricing for the area. once you are ready to move again the home would be worth so much more with all the updates. either way you choose I'm excited for y'all congratulations!
When we were ready to settle down we bought a first time homeowner house we had our 2 boys there then after that came the 3rd boy so we needed a bigger house which we bought a fixer upper 5 bedrooms and 4 baths big back yard then came finally my baby girl then another boy…enjoy the journey ahead blessings to you both
If you build you can take the builders plan to an architect change what you want. Also you can pick what lot you want and what colors and fixtures appliances etc! We had a house built and months after selling our house our builder went under and ran to Colorado and got a Bankruptcy for 20 million dollars. Our home was 95% finished. We lost our money and the house. ( we have been driving by it for years because we have a study in the neighborhood a couple houses down🫣) So make sure you check your contractor out before you use them. I like the lighting for the 1st but with the 2nd you seem like you get more space for your money; plus I can see a court back there of some sort. I live in a trailer but it's a fixer upper. With construction it'll mean more because it's the way you want it and you're bringing your vision to life and you're investing more of yourself into it. Warning: Expect for unexpected costs; either there's always something that needs to get fixed or get redone and sometimes they may add up.
I feel like a new build would be everything yall want but probably less land and would equal the same amount as a house already built or even a fixer upper. I personally love fixer uppers but you have to 1, diy and learn new things and 2, be prepared to come across issues that you weren’t expecting. I say do whatever fits yall best, makes you happy, and one that you can profit off of when you want to sell in 5 years
New build so it’s less work and it’s new everything, new tech etc. you won’t have outdated pipes, wiring etc. you can still make a new build look custom with some extra work.

I have a new build and I love it, but I do feel like they aren’t built as good as older homes.

My first home was a fixer upper. It was a lot of work. By the time we fixed it up we outgrew it. Bought a new construction and loved it but the neighborhood was very family oriented and we don’t have children so we sold and made a killing. Then we bought our next home it was a new construction. We loved it. Added a pool. Landscape. Did all the upgrades. But my husband was commuting over an hour to and from work everyday. So we started looking for fun. And we scored our dream home a spec home on almost five acre wooded lot. It’s a dream come true and we got to pick some finishes so we got really lucky. I would go with a new build and then just add your touch. For instance. We’re having our contractor come in and paint, accent walls, building a fireplace with a mantle, we had a driveway poured, had a fence put in and had it landscaped. It’s a dream come true. I like the second house just because it’s older it’s built better! Also you’re getting more yard for your money the kids will need a yard to run around in. I see the vision and since you’d be remodeling it you see change which is what you like you wouldn’t get over it so quickly. Also the videos y’all would get out of it!

I am very excited for you guys. I really love the first house because I love modern but I do love the fact you can flip the second one exactly to your taste. I would recommend y'all stay in AZ because y'all always come back there😂 but we bought our home in 2022 half an acre of yard lovely kitchen didn't have everything we wanted but we figured we could always add on because we have space and can do small renovations. As a homebuyer, definitely go with a fixer-upper, you can take your time and do what you want especially once you move in and you see how everything is going. It’s easier to really pick out what works best for you guys. Obviously, I’m aware you guys probably won’t be moving until it gets fixed, but I definitely recommend it.❤ good luck on your future endeavors!

Especially that shower omg 😱 needs to go like now . But I can definitely see it being rebuilt into something even better . And the furniture too😊

The second home has more charm and the back yard would be amazing for both you two and kids! Find something like that and then update the finishes to what you want
We bought a new built but we live in a very nice neighborhood and the value of our home has raised sooo much since purchasing
So excited for you both....Couple of things... You need to have a tub with babies and also it is nice to have a owners/primary suite on the same level as the kids when they are young and then you have the option of moving to the bottom level bedroom when they are older.

My partner and I bought a house last year to Renovate and extended it. This choose worked well for us as my partner is builder so we didn't really have the extra costs of paying a tradies salary to do the work.
Defiantly look into working with a interior designer if you look at renovating a home to make sure you have enough floor plan space to do what your envisioning xx
Otherwise you might be able create the space you want but on a smaller scale if your don't have the appropriate space there x

I think since you guys know exactly what you want in a house that you should do a custom build. That way you can get everything you want down to the cabinet hinges such as getting cabinets and drawers all soft close and things like that. Your two showers heads, the pool and outside area you want, ect.

I say either buy the fixer upper or buy land and build.
New construction doesn’t always have the best “bones” for a home, a lot of the time they are rushed being built so they can be sold faster! 😊😅
1 is def yalls vibe wouldn't have to put in much work like you said. 2 would need a lot of work to get it how you want it but you could also recoup a lot of money selling some of the stuff you tear out like the counters/tops and book cases etc. this does have soooo much potential it is a beautiful home. so much space inside and out the yard would be amazing for when you have kids to run around in and to have a swing etc. and we cant forget for sushi to play and run too. I would have to choose 2 because of the yard and the spaciousness also because you said its very low pricing for the area. once you are ready to move again the home would be worth so much more with all the updates. either way you choose I'm excited for y'all congratulations!
The second house has so much potential with renewal of everything from floor to ceeling would be so fire👌🏻
When we were ready to settle down we bought a first time homeowner house we had our 2 boys there then after that came the 3rd boy so we needed a bigger house which we bought a fixer upper 5 bedrooms and 4 baths big back yard then came finally my baby girl then another boy…enjoy the journey ahead blessings to you both

If you build you can take the builders plan to an architect change what you want. Also you can pick what lot you want and what colors and fixtures appliances etc! We had a house built and months after selling our house our builder went under and ran to Colorado and got a Bankruptcy for 20 million dollars. Our home was 95% finished. We lost our money and the house. ( we have been driving by it for years because we have a study in the neighborhood a couple houses down🫣)
So make sure you check your contractor out before you use them.

I like the lighting for the 1st but with the 2nd you seem like you get more space for your money; plus I can see a court back there of some sort.
I live in a trailer but it's a fixer upper. With construction it'll mean more because it's the way you want it and you're bringing your vision to life and you're investing more of yourself into it.
Warning: Expect for unexpected costs; either there's always something that needs to get fixed or get redone and sometimes they may add up.

I feel like a new build would be everything yall want but probably less land and would equal the same amount as a house already built or even a fixer upper. I personally love fixer uppers but you have to 1, diy and learn new things and 2, be prepared to come across issues that you weren’t expecting. I say do whatever fits yall best, makes you happy, and one that you can profit off of when you want to sell in 5 years
New build so it’s less work and it’s new everything, new tech etc. you won’t have outdated pipes, wiring etc. you can still make a new build look custom with some extra work.

new constructions are mostly wood nowadays make sure the house is sturdy if it’s gonna be a family home ❤
