- I found the newest prefab home in America and decided to pay them a visit. They have a line of models ranging in size from 256 sq ft up to 640 sq ft and have them on display in a village setting for people to view. The homes were being finished while I was there so this is the first official look at what they've got to offer. @@jezza6575 Agreed. I'm torn on steel framing because of the cost, but the thermal bridging is a really bad issue; and from what I could see on this vid, they do not address it. Otherwise these are super nice and seemingly affordable.
Why? They are way more expensive than wood with a host of other problems including supply since the steel production is the USA has been declining for decades.
definitely appreciate the support, The fully adhered weather barrier we use is 100% air and water tight, we have two different experimental insulations one being closed cell foam and the other being green fiber dense filled insulation. We anticipate having a 100% thermal break and a well-performance system achieving at least double the national average on r-value/thermal efficiency.

If this company is able to produce and deliver, it could be a game changer. Esspecially with the ability to scale up to thousands of Sq. Feet to hundreds for smaller needs. For places like Canada, where housing is out of control and the cost of trades are through the roof, things like this could allow for people to build homes or a family home.
I'll be interested to see how this company grows and expands and if they can deliver.
Kerry, keep us all updated, please, as this company continues to grow and go or if they go bust. Hopefully, they grow and bring forward what they say, but let's see.
I think the problem with most of these homes, is getting zoning and land to place them on. Getting land in Toronto and zoned for these types of homes are very difficult.
@GuyReactsChannel Yes, a big part of the red tape and layers on layers of bureaucracy that need to be updated, as well as lands in Canada! Most are held by governments and not the people of the country
Our approach to government regulation is simple "you are either for housing or against it". Each governmental agency having jurisdiction will have to make the choice whether they want to provide a cost-effective housing solution to their constituents of their districts or answer to those constituents.

We love the names!
I think panelized construction is a great way to build. Why it is used mostly in commercial construction is a mystery. Hopefully the new panels will be fully insulated with a finished interior wall that eliminates as much wood as possible. Steel is great. I'd like to see lightweight polymer concrete come into play for exteriors.

I was investigating SIP's for the new house I am planning. The contractor told me the trades in my area do not know how to work with them. Plumbing, electrical have to use specialized tools to "melt" the interior of the panels to run wires, piping.
@@valerimacdonald5146 Although I am not sure the finished panels are to my liking. Checkout Vero Building systems. They provide training videos on their panels for contractors.Most of what I've seen just involves a heat gun.

Yes, these are nice. Good job. Possibly bringing their cost down from $202/sq ft to $135/sq ft and then they’re competitive with the BOXABL CASITAS. $50000/375 = $135/sq ft.

750 sq ft X $202.00 = $151,500.00. We live in a 1 bedroom apartment this size with our small dog and plan to retire in 2.5 years. We own .75 acre and hope to build on it. If Live BFF is still in business and can deliver on their proposals to bring down their costs and build better homes, we could own a home when we retire 😮😊. I actually rewound and stared at a few spots on thd video. I like that the kitchen in the one unit near 5:58 has a w/d combo, dishwasher and a decent sized fridge - freezer.

I wouldn’t mind one with a bigger floor plan, 2/2 with bigger bathrooms plus a pantry big enough to fit the washer & dryer & walk in closets. Small is good but too small isn’t good if you might have kids or guests that might want to spend the night.

I like the idea of the metal frame, but would still like to see some that are not so institutional-looking. I also wonder how the roofs prevent water damage with no angle to them, and also leaf build-up in areas with trees.

Pam here…I love the simple modern asthetic. Load the top with solar, gutter on the back to collect rainwater. I have seen some manufactured homes doing the add on decks/patios called ‘firefly’?? Curious if this is built for ‘winter’ standards? What their HVAC plans are? Hope it is on demand water heater. This would look sharp all black/board & batten style exterior.

Fascinating. I’d really like to learn more about what they’re doing and their process. And while they indicate willingness to deliver to any place in the world that their homes meet the local standard, transportation cost still are a deterrent to the ultimate affordability. But the price point they’re talking about is outstanding, and certainly, the southwest is prime. I guess ultimately it’s about where the facilities are built in the world that will allow a worldwide market. Nice job. Cheers!

Dude, you’re a workhorse! I really like this steel framing,, see it around here in arlington va used in restaurants and shops constantly going up. I don’t know much about the cost, but it’s all pre cut for plumbing and wiring etc. it’s so cool and is termite proof,, rot proof,, sag proof etc. I love seeing that, thanks

Some friends of mine and I have been wanting to plan a small community for a long time, but financially were not able to do so because of high housing prices. This just made it a possibility to do so in southern New Mexico, where I wanted to build!! so many things to like about this design.. the steel joists, also I liked the stainless steel countertop and sink.. very clean.. The tiling meh, being so close to Mexico, perhaps they can incorporate some better colorful tile designs.

Simple Design Improvement: you need a really slim base cabinet (12 inches or less) that separates the Oven from the Washer/Dryer. Kitchen designs where appliances touch each other look shabby. Even if that means taking from the width of the floor-to-ceiling Pantry or from other living space.

I love this company, why? Because these are steel framed, using wood for floors walls and ceiling, plus the outside is finished in wood and aluminum panels. A perfect combination of materials at an affordable cost point. Sorry you got beat up on the last prefabricated modular homes! But they were not affordable at $300,000 for a 800 sqft 2&1 unit with inflation people are price sensitive!

I'm.a New Mexican ABOUT to get a home. Thank you for coming across my feed, I'm going to be looking in to this
I'm looking at a "box for you" kind of modular....Where you can buy the panels to build a section and "bolt" it to another box made of said panels. Steel vs. Wood is not the worry for me. Taking some basic square boxes that are wired/plumbed and bolting them together to form a semi finished unit that can be detailed out with interior walls, cabinets and appliances. I'm a DIY guy and want some control over how my finishes are done.
That is definitely doable, and we really enjoy the fact that owners can put the finishing touches on if they so desire. Thank you for the continued support

This is the kind of company I want to work for.
They had a great culture without a doubt
Problem for Rustbelt or Snowbelt people: we can get a decent house starting around 100k.
Many YT builders are in real estate hotspots such as LA, NY, Vancouver, Toronto, Huston, Austin, SF with CRAPPY homes starting at 300k…of course a 100k SHOEBOX home is a bargain.
150k can get you a decent 1500-2000’ home in the rust belt.
Those are the nicest prison cells I've ever seen. lol
Actually very nice. I would live in one. Large home are so much to maintain and clean.
I’d like to put 2 of the 640sqft ones together. 260k for 1280sq ft new construction is nice.

It's such a shame shipping containers have not worked out as tiny homes.
What kind of foundation does this require? Cement block and mortar vs. specified gravel bed, or what? Makes a big difference in property taxes here in Michigan!

Good day Kerry! I would appreciate if you could do something for us in the Southeast US. Prefab companies that will build or ship to the Southeastern states. I'm located in Georgia. As you've said, many of the companies are out west. I have done some research, but I'm sure I've missed a few and would appreciate seeing more choices I may have close to me. Thank you for your time.

I live in a developing country. Wish someone could solve affordable but quality units. Such sub par work and materials here.
And correct. Hallways in small houses are a no no unless it serves as a "room" of accessible appliances. (W/D) as an example.
ADUs are one thing for the well off. Housing for the masses is completely different.
Dude, while you are there you need to go into the Organ Mountains. There are wonderful trails on both sides. I highly recommend the Auguilla Springs campground on the opposite side from Las Cruces... great views. gorgeous.

Thanks, Terry for another informative video. I like that they are trying to reach the whole world, but nothing was mentioned about how it does in cold weather climates such as we have here in Alaska. Is there a reason most of the prefab homes are produced in worm weather climates?
Me too - from northern Minnesota
Great questions and points, we actually designed the product for deployment anywhere in North America, these homes are ready to be stacked for stories high and our hurricane-rated. We have multiple contracts bid in Alaska to the Western native communities currently and will be far above what current requirements are from an energy saving and thermal efficiency standpoint.
It's all about adapting to the environment! ;)
