Please make a "De-influencing" video on the "Mutual Fund Sahi Hai" marketing campaign. I believe that... Though Mutual Funds are a great investment asset class... Due to poor returns, the majority of Mutual fund schemes are Not-Sahi to invest in at any time... Also even the best of Mutual Fund schemes can be Not-Sahi during certain market scenarios. Asking (by way of Mutual Fund Sahi Hai campaign) any and all MF investors to keep holding (& maybe keep investing more) in such poorly performing MF schemes must not be allowed. It would be great if you could please de-influence investors about this dangerous "Mutual Fund Sahi Hai" marketing campaign.

One more disadvantage of RIETs is we can't take leverage. In Real Estate, we can buy 1Cr flat just by investing 20L (80L Loan). So, such property with 3% rental yield (3L) over 1Cr seems way too good if we look that we have given our 20L cash to get 3L rent each year..

It's pointless to teach such people anyways, don't ya think. 😑 Anyways, I'd straight up tell you guys, DON'T invest in REITs, most of you have not seen mature markets, but around the world due to REITs property prices have sky rocketed, and you and your children as a consumer will be unable to buy homes, equally if they dump their properties the housing markets will crash too. Let's just keep this outside India.
