    In this video I discuss rental arbitrage as an alternative to traditional real estate investing. This was an accidental discovery because my bad credit score and eviction forced me to use an llc to apply for a lease. Because of this I discovered you could use the llc to lease more than one property. renting dozens of apartments to put them on airbnb after i furnished them. I got my first airbnb for under $4000 dollars and now my airbnb business is worth more than $4 million dollars.       Hi, thank you so much for this video. My question is why would an owner allow you to run an Airbnb through their property and make so much profit when they can do it themselves? Once they see how much money you're making don't they refuse to renew your lease and then do it themselves?

    The Ohio housing market for the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      This is precisely why I like having an asset manager look over my day-to-day market decisions: with their extensive knowledge of going long and short at the same time, using risk for its asymmetrical upside and laying it off as a hedge against the inevitable downward turns, their skillset makes it nearly impossible for them to underperform.     In Miami every rental you secure requires 3 times the monthly rent to start lease. First months rent, last months rent in advance and security deposit equal to one months rent

      Not true I’ve had one credit card started at 18 built my credit to 800 over 3 years with a low limit and a college credit card with no interest

      Actually not its how the credit algorithm works if you have $500 and use $250 it sees that you are using 50% of your allotted credit whearas if you have 7 credit cards with say 1k each you have 7k in total credit doesnt mean you ever have to ise any of it just use your normal card now $250/is only a small % of your total allotted credit. This helps keep your score higher.

      Subletting in most states countries are illegal unless you sign a contract with the owner and even then you might be sued anyway. Just be careful and look into the rules yourself instead of trusting a youtube video.

      Getting into real estate is not expensive. Look into wholesaling or subject to deals. Take over payments, lease out for more and get the deed in your name. All legal.

      @@karmenlopez2854 I would look for non HOA properties and then submit a well written proposal of all of the benefits of leasing it to my STR company vs a traditional tenant.
      The main issue I had is finding profitable properties as most landlords are inflating their rent because they know people want to airbnb it so you'll pay s proce where you may just break even after all costs.
      I had to close mine down after the first month after I reran my numbers.
      Only tip I have is to triple check your numbers before signing anything..

      For good reason: this is shady at best and flat out tunneling over regulations at it's worst that normal landlords have to abide by. AirBnBs don't deserve to be legal in any sense. They're turning affordable housing for my generation into fucking microtels.

    Hey!! Thanks for all your info. I too have multiple ways I make Money. Would you consider making a video on how you organize the finance part of the business. Do you have bookkeepers and accounts that keep the financial structure organized? Also, maybe you have already, but could you explain the best way to hire the cleaning between renters and how that gets organized in terms of scheduling. Broad concepts are great to get motivated, but some details on how its done would be excellent.
    Tying to organize my business life.... your insight and experience would be valuable. :) Thanks

    For all those who will get excited and try to do this. Read your lease contract properly.. you're probably not allowed to Airbnb it or sublease if. Apartments have started putting those clauses.

    Clue: guy who gets an eviction and doesn't even know how long an eviction shows up on a credit report is going to tell you how leases and credit works. Also, this all depends a lot on the laws in your area, so don't ignore the dead end sign.

      I think people think it's not allowed but so much is to do with how the contract is written. General opinion from people not educated in how to do it in the uk is that it's illegal but with the right contract it's legal

    Rental Arbitration is done every day in commercial real estate with permission. In order to do this in the retail/consumer space, you will need permission from the lessor to re-lease the property. What happens if you did not get permission and the owner/landlord evicts your AirBnB customer. And from a profit model standpoint, what is your occupancy rate in your Proforma? How will your students cover significant income shortages due to non occupancy?
    By the way,, I know people doing this with one or two properties, but it is with full disclosure to the property owner, which significantly reduces the list of available target properties.

      It really just requires you get rented at least 12 days a month to not lose money and location is super important for studios it becomes less important for three bedroom homes

    to the haters...corporate america does this...they lease apartments and the employees, clients and visitors use it...which btw is the original airbnb...so it not illegal, he is telling the truth because he did not say he leased under his name, he leased under his company's name...and used cash flow from another company and invested that money into a "rental property." he secured credit in his business name using a secured biz credit card...and he had an abundance mindset which changed his life...huge difference. again great job sir!

      You can sub lease but usually letting agents get in first tabs on good deals. Residential wouldn't be a good idea in case of having headache tenants.

      No subletting without permission isn't allowed, but this isn't subletting. You effectively pay the landlord to 'manage' the property. Your are not a tenant. You are simply managing some real estate.

    my city has an interesting rental market. The vacancy is extremely low so people are practically bidding on places to rent... upfront concessions just don't seem feasible. however, there is a positive trade-off in the fact that keeping the place booked once Airbnb is listed should be fairly easy

    Coming from a realtor this a hard method to do in most areas. Most of our rental and lease contracts have a sublet addendum that would get you evicted for doing this rental arbitrage. Im sure if you find a relaxed property manager they wouldnt mind letting you do it because they will be getting their rental payment from your llc. Regardless of occupancy.

      If he still doesn’t own property the way he claims, then he’s probably now getting all of his revenue from all these ads in his video

    What nobody talks about in videos like this is A:this works best in areas attractive enough for rental space to be more scarce, and more importantly B: this is part of the problem behind rediculous rents for studios and a whole generation of yoing Americans unable to get a basic, decent roof over their head.
    Which is why charging whatever you like subletting in other countries is entirely illegal. That's what screws up the market.
    It's also a reason many avoid the platform these days. Not that it isn't booming, but it's become another site making money for corporate rental spaces geared towards private renters. Not the option it was originally meant to be, or the personal spaces and experience it once was.
    I'm an ex superhost, I did this years ago, small scale, very humble side income in Europe. Since then it's gotten rediculous, and the housing crisis in the US raises eyebrows all over the world.
    But yeah, there's always an angle for you to personally profit from a younger generations struggle.
    Nobody ever "made millions" by having a sound moral compass and reasonable approach.
    Gee I'm glad I'm not part of that problem at any end.

      Actually it's not. If you want to find a place the old way you still can, but things like airbnb and similar apps speed up and simplify the process and that commodity is what you would actually be paying for.

      Billy Felger this attitude is not gonna help us socially, in most places this is technically illegal and like anything will probably fail eventually. I have many friends that are over extended on their mortgages and if they were unable to operate bnb it would mean foreclosure. It’s part of a big picture of the continuing real estate crisis from 2008

    I know a guy signs leases for different apartments, furnishes them through offer up etc. and then air bnb's them.
    I keep seeing people in the comments saying landlords wouldn't allow this but, how would the landlord even know about it in a huge apartment complex?

    I rarely comment on RUclips but I'm a real estate agent focused on investment properties. Almost every single lease contract you sign, has subletting the banded. Subletting is literally taking on a lease and then leasing it to other people. The landlord's typically do this because they've already pre-screened you and they are accepting you for the lease. They are not interested in you allowing random people they have not verified to live in the property. In many cases you can get sued and or forfeit your deposit/last month rent

      So yes. Correct. There is no subletting languages baked into every basic lease.
      But this is standard and done before someone makes a compelling case to change the language of the lease.
      Landlords agree. They forego that clause and others.

    Just curious, who manages all of these apartments? If you have 8 apartments in lease, who is checking in and checking out the people who are staying in your airbnbs. Who is cleaning the bed sheets and the apartment after they leave? Do you hire someone? Or is this your labor part of the job? Just curious because this is super interesting to me and I wanna get into it, but it’s a serious question I have!

      @@sharstarg2414 no, you have to pay your taxes from monies earned, then you have to pay local taxes on the owners property as well. My cousin has a property/Airbnb business and it's one of those things you do for the owners. The owners want everything to be totally hands off if you are managing for them. It's a lot more to do than you would think.

    Aren't you guys afraid of legislation that prohibits short term rentals? The hotel industry doesn't like your business because it's a threat to their business model. Certain counties have already introduced legislation against short term rentals. And the hotel industry also has MAJOR influence in DC. So what say you? (I love this concept btw I just like to balance out my risks)

    There’s been an upward trend in the past decade where people have been learning how to make money wether on the stock market, real estate, e-commerce , etc on the internet. Because of this easy access to information and the massive population growth we have today either 2 things will happen due to game theory.
    1. Money will be so overinflated that it’s practically worthless.
    2. Money will become harder and harder to make and wealth will still have the same bell curve distribution as it does now. Think of it as a game, with more information and resources the meta will change. The people on the top will always be smarter, more experienced, and be able to quickly adapt to new strategies.
    The former is the most likely going to occur as money supply is at a fixed inflation rate.
    Long story short, when it comes to making money, if you hear it on the internet it’s already too late. However it’s not to say these videos aren’t informative. It’s a stepping stone to creating your own strategies. Problems arise when these things are taken to heart.

    In Florida by law you need a real estate license to show properties for sale or rent. However, Florida real estate law allow anyone employed by a rental property as a leasing agent and paid only a salary and nothing but a salary. Any mention of a commission is prison work. Unless you own that property or have a reasonable amount invested in any property you are selling or renting real estate without a license. Mug shot time lol.

      Look It all depends on competition, you need to price it right and, I live next to a University in a small town so they were only other seven or eight Airbnb is a major mistake that I see is that people don’t take good pictures also you need to be willing to negotiate if they’re looking to do an extended stay no you Probably will not make that money the first 3 to 6 months people who rent long-term like one or two months do it way in advance

    I love it! Makes sense to me because the numbers add up. My only concern is can I get approved with a two year old business with continuous cash flow but no savings, 526 personal credit score, and an eight months old bankruptcy.
    Truly precious nuggets, though: the value of using business' cash-flow to secure property; wisdom of leasing, furnishing, and then going airbnb; and building of credit using secured method.

    Are you saying you use “regular” apartment complexes instead of only private owners to do Airbnb? If so, can you do a video to elaborate on this process? What do you say to them, how the contract is set up, etc.

      I work with many different kinds of apartment complexes. Some massive/upscale ones. Some small and privately owned.
      The scripts I use to negotiate with large apartment buildings will be in the course that we are releasing this year.
      The contract is easy though, we allow them to use their own leases, we don’t present our own

    What corporate tax rate does a STR operator get charged? If it gets the same treatment as someone who owns and rents out real estate, the corporate tax rate is 40 percent.
