    This was so informative. I worked for Pulte in 2016 later worked at DR Horton and just left in 2020. Now with Habitat for Humanity. I always wanted a new build previously but now looking at pre-owed homes

      I too, was a huge fan of new builds for years until I started working directly with the builders and realized all of the nasty tricks they play with buyers. Promises made and never kept, sloppy craftsmanship (even on the high end builders), rarely honoring their warranties, etc... I warn all of my clients now about the issues builders have and many do the same as you and look for resales.

    Thank you! We bought two homes in Atlanta area 25 years ago- bought John Wieland and another small builder for our first home. Now, our daughter lives there and is expecting first child in January- I’m trying to coach her through buying- but reviews for most builders of 300-450k properties are abysmal! Who can you trust?

      Hi Tara! She really needs an experienced buyer's agent who's dealt with new construction and understands the builders and their processes. The builder is ONLY out for their own interest and writes so many stipulations into their contracts that give them an out in every situation. The key is staying on top of them from day one and holding them accountable at every checkpoint in the process. If she's not already working with an experienced agent, find one ASAP or I would also be honored to help. Buyers beware of builders!!

    Are Rocklyn Homes any good?

      I'd recommend doing some research on customer reviews of that builder bc everyone's opinion of what's considered "good" is different.
      Do a search and you'll find them pretty easily and see what actual buyers have said about their experience with Rocklyn.

      Thank you! You have a better shot at getting a good home in Canton, Holly Springs area than other parts of the city. There's more inventory there and I love those areas. Lmk if I can help

    Quality issues is a definite. I'm renting a brand new home and paying $3,200 a month. It sold for $560 K. This house is not worth this much and there are too many issues for an 8 month old home. Drywall, caulking, painting, framing, electrical must have been done by newbies.

      Yep, I see it everyday across the board. I've closed on two new construction homes in the past two weeks and both should never have been called a brand new construction because we've had non-stop issues from day 1. New Construction in this market is OVERRATED

      @@LivinginAtlanta well, maybe I should say most common. I know here in Indiana there are builders to avoid and builders who you know will build a quality home(like drees here). We will be relocating soon and are curious.

      @@yvonnafranks6769 It's going to vary by price point. In my opinion, the best high end builders are Toll Brothers and Davidson homes. DR Horton is the largest builder in the country and they have a strong presence here along with Lennar Homes and Paren Homes, to name a few. There are others, but these are the ones I run into most.
