    Haha, I just dropped 6K to put in an outdoor sewer cleanout on a 114 year old house in the Silver Valley.
    That being said, that is the first serious money I have had to put into that house in the 17 years that I have lived in it. The biggest headache that I have found is homeowner's insurance. A lot of these old houses are tough to insure because of perceived risk. I say perceived because if they really were high risk they wouldn't have survived over 100 years...

    Great advice, as always! I would have added a woodstove in the beginning. Its a necessity when other things fail. Low cost heat, free clothes dryer, dehumidifier and humidifier, and stove for cooking and free hot water.

    I bought 40 acres in Colorado and built a 'penalized' kit home from a manufacture in Canada. It was made for Canadian winters 2x6 exterior walls full of insulation and the lumber quality was A+, nothing like the crap in lower 48. Hired a retired crop duster to help and I farmed out the trades. Actually turned out near perfect for 10 cents on the dollar.
    First time I tried this I hired a contractor and turned into a nightmare, but still own the house. If you have your ducks in a row, do it yourself- with help.

      @@WildnUnruly 'Nelson Homes' I believe in Alberta. Price for me included complete package delivery, 2 semi trucks. 1- wall panels, 2 finishing lumber like drywall and roofing /siding.

    Also, be mindful if you’re buying a place with land that is heavily wooded, and/or has overgrown brush/thicket and you want to clear that. Clearing that can be very labor and equipment intensive.

    For correct information. A new quality solar setup (panels & batteries) will last 20-30 years (not 3 years) if buying a home that is off grid ask how old the solar set up is. 👍🏼

    My house is 133 years old and you’re right about having to upgrade, it’s very expensive but with that being said a contractor said he would rather have my home then track homes

    I looked at some "Off Grid" type homes in Idaho which got their water from springs and some had cess pools and no siding. Too primative for me I would rather but a mobile or modular home on some land. Some land had a lot of stuff left by the previous owner.

    Broker in California here, I have fired soooo many flipper clients for doing shoddy work. I just simply couldn't sell their flips - crooked tile runs, missing chunks of flooring in the closets, random soft spots in the floor, etc. Just remember folks, "contractor grade" usually means the cheapest thing available from Home Depot produced in mass.

    Great content! My top 3 list: old manufactured homes- after a certain date, bank financing is tricky at best. 2. Barndiminiums - the base steel building shell might not designed per residential codes, making additions, financing and insurance possibly challenging. 3. Log homes- nothing standard (windows,etc), settlement over time, see 1 and 2. Btw, my CDA neighbor might just rock the banjo music!

    you know this is probably one of the most honest and descriptive video about moving from an urban/suburban environment to a rural and undeveloped environment... now i live in "a hollar out past the last briar patch in nowhere usa".... and it's taken me bout 20 years to make it livable (that's 20 years of hard sweat and a lot money ) ... no contractor is going to come out to help you when they got easier jobs for more money (if you can find a contractor) and you got to buy equipment to "do it yourself" think tractors, trucks, a ton of different power tools and the know how to use them and then you got to have a barn and shop to put all that in and do make it all... yep, a probably a divorce along the way and friends and family really don't enjoy the drive out or the bugs and insects... it's best you stay in california...maybe vegas

      What I’m seeing on the MLS are unfinished homes, off grid, and under construction. If those are the ones you’re referring to it’s because it’s going to take quite a bit of investment to get them to be fully livable. They also won’t qualify for many loan programs in that state.     Definitely stay from any new tract homes in Northern Idaho, they are absolute crap. The cost of the infrastructure results in overpriced houses. Go with a high-end custom builder if you are looking at new. The problem with those builders they are three years out right now.

    Oh please, you must be part of the CDA real estate cabal who think that permits mean anything. Bonner and Boundary only have placement permit for residential and I saw no big difference in build quality. Electric, septic and plumbing are state of Idaho everywhere.

      sounds like my kinda place.....I might think its harsh treatment...but me and my family got nothing to worry about.....if the kid takes up pot well get em to move to your state........be nice to sit outside and not have to smell that smell......by the way if you feel that strongly about it ..those feelings might be from the addiction..just saying😜

I smoked my share of weed when I was young, what a contrast to see how legalizing it destroys a city. Ranks right up with Sanctuary City. The 2 worst policies a state can pass.
