I’d love a more extensive video on the financials for this move. Would love to hear about your decision to swap long term rentals for short term. Would also love to hear how you decided to reinvest in Muskegon since I recall that it was a place that you got out of before.
We plan on making content on the numbers at some point. The short story is that a few of our long term rentals were performing extremely poorly. We think we can get a much better return with a property like this. Also, it’s not quite in Muskegon. Just in Muskegon county. 😊

If you're accommodating 12 people you will Definitely need more than 2 bathrooms. I would suggest one of the smaller rooms as a wet room with multiple showers in it. My friends and I rent air BnB's and the available bathrooms are one of the first things we look for when we are planning a trip. We also always try for hot tubs and pools. I'm excited for you!

That’s what sucks when you open your place up to renters, they don’t care how they treat the property. We experienced this when we rented out our cottage at the lake that we used to own. after a while it wasn’t worth the expense so we end up selling. Hope you guys have better luck than we did!! Can’t wait to see the finished product.
I'm guessing the zoning where your lakehouse is doesn't have restrictions on the number of bedrooms. Also guessing you are not on septic but on city sewer and water, otherwise, this number of people could overwhelm your septic. I live on a Lake Erie island where everyone is on septic and septic size and limits are determined by the county health department. For example, a lot we own (no structure on it as of now) can have a 3 bedroom, 2 bath home built. The bedrooms are limited to 2 people per bedroom so while we could make a room a bunkroom and put 2 sets of bunk beds in it, and put a queen and set of bunks in each of the other 2 bedrooms, it would put us way over what the county will permit for the house and be too many for the septic system. And of course, pull-out couches, etc - would also put us over the 6 people limit. People have been pushing the limits here so our island zoning is starting to clamp down on it. Also, during COVID, vacation rentals were in amazingly high demand, they are no longer in such demand and some people are scrambling for rental customers. I know of a new build, here, where the couple didn't really do their homework and they are hurting now as they aren't getting clients to rent their house. I know this is none of my business and that you may well have taken care of all of this but this process can be an eye-opener. We do not rent our home out and use it about 75% of the year.

Thanks! Yes there will be 2 full baths with showers(if you include the boathouse), 1 full bath with a tub, and 1 half bath. 😊

Yeah, for 16 people, you should have at least 4 bathrooms. Any less could get pretty backed up if people all want to shower at the same time!!
