Yeah, or perhaps more practically and constitutionally, impose an escalating vacancy tax on apartments (e.g. 5% of rent value per month after 3 months, 10% after 6, 15% after 9 etc…). Perhaps also a 20% flat tax on unrented apartments claimed as 2nd homes and occupied less than 6 months in any 12 month period.

@@funkijoteWe’re going to have a very hard time fighting property inflation, especially using taxes. Think about it from their point of view. If it costs them more, they will just continue to bump up average costs to compensate for empty properties. They aren’t going to eat the loss and give up.
You would need a limit on what a person can own, value wise, or heavily regulated pricing rules. I don’t see either of those going over well in our country, even if they would end up helping the little guy far more than massive corporations ever will.
@@Kyle_P Perhaps NYC isn't the best example, as this approach certainly won't work just anywhere, but in markets with *high vacancy rates* where owners/developers are keeping prices artificially high despite their their imagined class of renters at the high-end not materializing (and where they continued to build only high-end apartments long after this was apparent). Sure, they can try and pass costs on to existing renters in a market where they've already evidently tapped them out, but they risk further vacancies, the cost of which will have gone up.
This tax strategy is a bet on the fact that there's both operational and market friction to passing on costs, within individual landlords, and certainly across them (assuming non-collusion, with the software cos enabling that now being sued into oblivion by AGs 😂). It should force many into bankruptcy/restructuring, and lower expected margins/return for others, instead of letting them use market power/privileged access to the financial system (i.e. get cheap $ to extend their runway/optionality in ways renters cant) to avoid dealing with their shitty bets.
Also, essentially, any tax $ brought in would need to be leveraged to increase production of affordable housing vs disappearing into the city budget, thus compounding the pressure on developers to eat their losses and put units on the market.
Now that you can add, "As used by Stephen Colbert, beloved late night show host," sales of the Jackal mug should really pick up at the NBC store.
