Hi Ricky, I was 34 and my Thai wife 36 back in 2004 when our son was born in Bangkok. Soon after he was born we built 12 apartments on my wife's land in Bangkok. We rent each apartment out for 1800 baht a month, so now 20 years later we can afford to live here permanently. Last year we also renovated an old house on my wife's land which we now rent out for 5000 baht a month. Plus 5 car parking spaces rented out for 400 baht a month.

Hi just did my marriage visa renewal immigration come Monday morning 11am 2 of them we had to have 3 neighbors come with their papers 😂 wife knows all the neighbors. We sat outside then took 1 photo of us all standing outside by the mail box all up about 20 minutes. Gave the neighbors some money for their time everyone happy 🎉

The “Room room” business is very popular in Buriram also, but the starting costs are big: land, building, furniture, etc Competition is pretty high, but if you have a good location, you might make some money. The challenge is to be fully booked. Maybe near the university is the best to get students.

Of course it's a good business mate. Not only the owners make money of people paying rent. They charge 8 to 10 baht (heard even 12) per kWh of electricity. The official government electricity rate is under 5 thb... Plus they keep the deposit if people move out earlier than the signed contract.

Yeah, the new boss of Chayaphum immigration is a real stickler for the rules. 18 months ago, I showed up to renew my retirement visa but my 6-month bank statement was no longer good enough, and they wanted a 1-year one. It was 6 days to my renewal date, and my bank said they needed 7 days to order a yearly statement! At one point it looked like I might have to leave the country until they told me switching to a marriage visa would only require a 6 month statement so I went that route but a big hassle compared to the retirement one. But they still insisted on visiting me at home despite them knowing me ever since the office first opened + countless 90 day reports. This year I will have to do a 100 mile round trip to order my bank statement then another one a week later to get my extension.

"Peak hour at the 7/11" 😂 never thought ld ever hear that, only in Thailand. Is that water purified or filtered water? I think those apartments are a great idea, especially near universities like in Clayton near Monash Uni. l wonder if in a few years there would be more than what's needed in your area if they keep getting built. Would be a shame for many to pop up and take away from the rural feel of the area. Just my thoughts. Thanks for sharing another 👍
Mum and Pop shops have been around forever but theres not as many as there used to be. 7/11 has been around quite awhile and has a huge share of the market. Now we also have several other convieniance store chains. As usual in Thailand theres to many of everything and the Thais love to copy everything. If someone opens a massage place and does well someone else will open another nearby. Over abundance of pretty much everything, coffee shops, motorbike shops, plastic surgery clinics opening everywhere in my city. Apartments and hotels everwhere. A lot of what you see being built is built with money acquired from cash gifts in the Thai financial system. Ask the Mrs to arrange to get a water delivery ute to drop by with water for you. No need to be taking the bottle on yoir bike mate. Tom

I meant there shouldn't be further changes to type, location for a while. Yeah I guess when the kids are 20 I can't do it anymore. And to answer your question, yes it's bloody hard and even immigration aren't fully sure how to handle it. But they get it done somehow
Every opportunity you mentioned has it's drawbacks as you pointed out, you seem pretty savvy on the pro's and con's. I see the investment opportunities of the multi-storey but at what cost to your way of life if you have land to farm?
I hope immigration knows you have the twins the majority of the time. So there aren't any custody issues going on. I'm a paralegal, so I think of all these kind of things.

Generally they seem to be doing alright with the amount of cars and motorbikes, but you may be right, may only be a 20, 30, 40% full at a time
