    FL is a dump. Lived there for 6 years. Too hot and too flat and too ghetto. And I bought in 2013 at distressed prices. Buyer now are going to be holding the bag.

    Southwest Florida, from what I’m seeing, moderately & reasonably priced SFH’s in the $330-$385k range are selling in 1-3 days. Overpriced properties, $430k+ are sitting on the market for weeks to months

      I work a blue collar job, and make 120k year fixing jets. Aviation has huge shortage of technicians and entry pay is rising.

    Im only 3 minutes in and i have already given up hope... Hopefully he will bring up the insurance companies no longer willing to insure Florida homes.

    In Miami I know some people are moving and have given up some have cut out a lot of extra things to compensate.

    Florida has one thing going against it, and one thing going for it. Net Migration from other states/nations is going to cause prices to go up in Florida, the economic conditions (higher interest rates, low supply) is going to cause prices to go down. Which has a greater effect? I'm not sure. Still have literally like 4 737 jets full of people moving to Florida everyday.

      I left California due to laws and taxes- They have lost their damn minds. Look up AB 957 for starters. California Democrats are dystopian tyrants.

      True, I'm in Florida and on my street just had renters move from Texas, and buyers from Alaska. I also see California, Washington, etc.

    Jason, when the data reports there was more cash buyers during historic low interest rates than there is now, does that mean buyers paid *all cash or just a *portion of the listed price? Also, isn't it a little ironic that while market would lend money for cheapest it ever has that buyers would bypass taking advantage of that and pay in cash? I know your not a financial advisor but what am I missing? It seems to me that when interest rates up is when you would want to pay in cash or put down more cash. It's also my understanding that homes were selling over their appraised value back when interest rates were at historic lows so buyers would have to come up with additional cash to cover that difference as well.

    I remember saying a year ago that these videos were a load of hot air. Orlando's median price is down 1,000 USD from June 2022 according to Red Fin's weekly data.

    Hello, for the "closed sales," in regards to distressed properties, do those statistics take into account "off market" closed sales as well?

    Very interesting that youre chosing not to show data pre June 22. Closed home sales are at the lowest level since like 2010. Nobody is buying houses. Inventory really only needs to tick up 10-20% for a massive collapse to happen. Oh ill just rent? Its not going to happen. Rent prices are dropping. I have a strong suspicion this guy is an agent or in the real estate business.

      The speculators are still HIGHLY active here in palm beach county.
      Values remain at 100-400 percent higher vs the start of 2021.
      Flipper and investor capital of America. Lots of empty homes sitting for the next whale 🐳 to bite.
