I use these to teach you HOW to answer the questions, not necessarily what questions you'll get on the actual exam. Exam smart and the CE shop are great exam prep tools you can use. I have a link for a discount for the ce shop in the description. They offer a free trial. Exam smart has a free trial as well.

Hi, it's not going to affect our industry as much as the media is making it sound (I don't watch the news). It'll be easier for you cos you'll be starting out with the new methods (remember it's still pending court approval so it may change). It's saying commissions will no longer be listed on the MLS, it doesn't say it can't be offered. You will need a buyer agency agreement every time you with with a buyer. Buyers may have to pay in some cases. Did you join a brokerage yet? Ask your manager for guidance. Hopefully, they're up to date with the potential changes. Don't be afraid, it's a change and we'll all get through it.
I had a question about disclosures … Should I, as a real estate agent, disclose During a heavy rainstorm, water leaks through an OPEN windows or the fact that the roof was replaced two years ago?
If the window is open, that's an error, not a structural issue so I don't think that needs to be disclosed. You can share that with anyone who asks (for example, if there is a stain or mark on the wall). The age of the roof is important. If those were my 2 options, I would pick the roof. What were the other options?

A broker and an agent are the same thing correct? I see a lot of people only call themselves brokers after they are a managing broker so it is confusing me.
In Illinois, broker = agent. Then we have managing brokers. I'm some states, agents are salespersons or agents. Then the managers are brokers. It can get confusing.

I would say the last one - they haven't lived in the property. That's one of the questions in the IL residential real property disclosure form.
