    To answer people who asked the following questions:
    Location = Temezon Norte, Merida
    Lots Available = 10 (180 lots already purchased in total)
    Monthly HOA = $97 (includes garbage, water and use of all amenities - gym, large community pool, kids park, community center )
    Monthly Electric average $150 per month
    Gas tank refill = $60 which last 6 months
    There is no recycling of waste in Merida
    New MG SUV basic model =$20,000
    Gasoline = $5 per gallon
    Car Insurance = $600 annually
    Home Owners insurance = $2,000 annually
    Rentals are widely available and there are agents you work through as a foreigner. We paid $700 a month for a two bedroom home before we purchased this home.

      $150 dollars per month on electricity seems a little higher for Merida. At the Mexican border with US they pay $120 for two months.
      Car insurance $600 dollars per year?
      Home insurance $2000 dollars per year?

    This is Dave from the video and I'm providing you with some recent updates on the following expenses in USD:
    HOA = $98 per month, covers all trash, security, gym facilities, pool, and outdoor maintenance
    2023 Annual Property Taxes = $323
    ANNUAL FIDUCIARY FEES (for Bank to hold property title for foreigner) = $493

    This is one of your best videos ever Jose. Their house is gorgeous. They also are so friendly and have such generous spirits to share the cost and to show their home. My budget is half there’s, but their house is way more than I need. This gives me hope that I can find something I”ll love in my budget.

    Great interview. We made the decision late last year to have a home built in a privada en elnNorte which will be ready in November.     Nice video Jose! I'm also from California now living in Mexico City perfect weather for me! , in LA for 40 years also, grew up in the midwest and fled to CA, the way things are going in LA it is time to bail out! The costs have gotten so outrageous in LA almost impossible to live there. Costs have risen so substantially it is hard to survive. No longer is the American Dream that possible for many especially retirees and older folks. Beautiful home and lovely people.

      You hit the nail on the head zenmaiden. We had a very similar experience living in SoCal before coming to Merida. It was getting so hard to live there and so many things are changing in a negative way. We are so happy to have “gotten out” and after being here for two years I can honestly say things have worked out way better than we could have ever imagined.

    a 4 bed 5 bath house with custom kitchen, doors and cabinets in the US with a pool would easily run you $800,000 and over a million in some locations. The fact they got all of this for 400g, which included 15g in closing costs and taxs, so really only 385g is amazing.

      I’m Dave from this video. The nearest town immediately outside our Privada is Xcanatun which has a small Catholic Church I sometimes attend. There are numerous Catholic Churches all in and surrounding Merida

      @@st_rocco1060 Hey Dave, I really like the idea of having a group of folks to play poker or other games with... I think your life is great! My husband is Mexican, but he lived LONGER in the US than here in Mexico, we both retired recently and are looking for a community where we can grow a garden, because we both love growing things and got spoiled with a 2 plus acre home in the US... We are traveling around Mexico currently but haven't made it to Merida yet... Also having trouble getting my husband to "let go" of everything in the states!

    I am guessing this is a fairly quiet neighborhood>? The layer for green folage between this line of homes and the city creates a nice buffer zone. While the house is very modern they added some great Mexican touches like the Tiles and Art! Great insight into different styles of living in Mexico! I think it's great! I would love to see a well put together :studio! :) Gracias.

    OMG Jose this is a great video. I'm retired receiving S.S. and living in Chuburna. I'm originaly from Mérida with dual nationality, but lived in brooklyn, N.Y since I was 3 yrs old. I've been living in Mérida since december 2017. I love to live here in Mérida. Beautiful couple on both parts. Thanks for your etertaining videos.

      I got it at a clothes store here in El Centro. I think it was around $12 or less. Clothes are very inexpensive here.

      Jaja it is very hot out here amigo! It is pretty common in very hot and humid areas. You should see how many Bathrooms my sister has in Miami with all the kids! 😅

    This is a very informative video! There is one detail that is very important to foreigners, especially Americans that work for US based companies as W-2 employees. The Mexican tax authority SAT will require that the US based company have a tax presence in Mexico if the expat has a residency visa in Mexico and is working remotely in Mexico. This often not mentioned detail is a deal breaker for most working age would be expats.

      Not necessarily true. If you work "online" you are exempt because there is no physical presence to the company. Also if you are self employed you are also exempt and I could go on and on. The reality is that when moving to Mexico one must realize they are not in their home country which is extremely strict with so many requirements. Mexico is very different. Mexican Citizens find it difficult themselves to pay taxes, let alone a foreigner that doesn't know the language and works a job the Mexican GOV has no knowledge of or way of finding out..... So all I have to say is this, if you are afraid of the Mexican Tax man then its best to not come to Mexico at all. Most of those fears are based on hearsay and not on how things actually work in Mexico. Anyone in any violation of anything usually gets a warning first and told to fix the situation. If not then a fine is issued. Worse case scenario you might end up in court and surprised to find out you win..... Mexico is not the USA. No need to live in fear while living in Mexico. With the proper knowledge anyone can live and work in Mexico without many barriers that many are always speaking of. Last thing I will say is that I am not advocating for not paying your taxes, I am advocating for people to educate themselves so that they along with a Mexican accountant can determine whether they have to pay taxes or not. Which btw spoiler alert most of the time they dont have to pay any taxes unless they actually make that income in Mexico.

There are some expats from San Diego that are moving to Tijuana and Ensenada because they work remotely or they commute across the border and the cost of living is cheaper. I have read that Mexico taxes its citizens and residents on world wide income. That being said, working age American expats do have to pay taxes to SAT. Applying for a hipoteca and federicomiso will trigger questions such as proving sources of income which opens up tax liability. Do you know of a resource that provides in-depth information on the finer details for those of us that are not retirees but working age Americans trying to go where we are treated better?

I also suggest one live in Mexico first before doing any kind of work or business here so they can see how things work out here and determine for themselves what is right for them.

    WOW.... Beautiful home but expensive... I am in Playa Del Carmen.. I have a 4bed 3.5 bath 2100sq.ft,, athough no yard, Im 5 minutes from beach..8 minutes to central playa dwntown COST $145000.00 or 2888900. pesos.. over 500 restaurants... a breakfast will cost $5-8.. last month only spent approx. $800 for every bill plus restaraunts and food. NO FEAR.I can and have slept with front door open.....life is as good as you want it to be... SALUTE

      Are you serious, you’ve got it! Maybe I should consider moving to playa Del Carmen instead of Merida, and not have to deal with the heat, but I thought Playa Del Carmen was like full blown tourism, and not that safe, but great to know 👍

      Yes there are many Art Universities in Mexico. Christian graduated from one of the most awarded schools in Mexico and is actively teaching a class on Murals there now! Huge art culture here in Mexico!

      They were very good yo work with. Like many things in Mexico you need to be patient with them starting and finishing the job but the craftsmen they employed were first class and we have become good friends with both of them. We are very happy with the quality of their cabinetry

      I don't think in an area like this it would be allowed. They have an HOA and I am sure it is similar to back home that does not allow for things like that. But hey this is Mexico so who knows. I would think they do because the only time i ever see all the homes look the same are in privadas like this. Great question! I'm sure it depends on location.
