We paid $800 for a home inspection a few years ago and it was damn well worth it. The place was a nightmare! All three fireplaces were gone, electrical, plumbing issues and bats! You can tell the previous owner did everything himself and had no clue WTF he was doing. I've been learning all this stuff thanks to Mike and RUclips and our 2nd home is getting renovated right.

What I do not understand is why you would purchase a house that has a place a home inspector had been forbidden/prevented from checking? How is that not the biggest red flag possible?

Mike was getting paid directly from HGTV. Damon and the rest of the crew were employees of Holmes Construction Group. Most of the contractors ( Better Contracting, Solutions Electrical, etc) were partially paid by HGTV, the homeowners ( if they could ) and the Holmes Construction Group. Most of the contractors donated materials and/ or their time.
Aluminum windows, electrical wires with open splices- extension cords spliced in, outlets in wrong spots, congested breaker box (not enough breakers for the home), plumbing does it have pressure and do the drains work, Is everything vented to the outside, Not any/ or very few roof vents. usually means no maintenance or badly done (no permits). Don't buy these homes (it takes lots of money to correct (at least $50k). Mike and his crew fixed All of this, great job.
Get a neutral home inspection. I paid $350 for one after home was supposedly already inspected & was out of state during the inspection. I got updated outlets because they were outdated . A new skylight in the kitchen due to leaking. Doors replaced because they weren't solid core A new backyard fence because the poles were not pressure treated & a french drain in backyard because of poor grading all from the inspection $20k worth of repairs for $350.
20 page inspection report should be criminal. For my 1,200 sq ft home in the LA area, I got a 3-inch binder PACKED with info and pictures! That's the standard.

never trust the mortgage broker to have the home inspection done proper. Chances are they pay the absolute min to have it done and its probably a buddy of theirs who has incentive to overlook major issues

There was no "Home Inspector" it was someone that either worked for the realtor or the flipper.

Again with the bogus inspection. The realtors are slipping them 2k and then laughing all the way to the bank.
First mistake is allowing the real estate people to choose the inspector.
