I think as soon as maduro go out, in 5 years those apartments will cost 4 times the actual price. People will regret not buying, I’ll gonna buy all I can. I know the country, I know the people, I know the special love Venezuelans and foreigners have for Margarita, and they will wish come back and will pay for that. Also Venezuela have enormous potential, the economy can grow for years, meanwhile big economies will suffer recessions. People in some cities in USA or Europe cannot afford live there anymore. Venezuelans will get back to their country with money, experience, and ready to build the great country we used to be.

so a couple of points you failed to make, sure failed states don't have a history of coming back, but most countries are not awash in natural resources like Venezuela is, secondly where in the world can you get beach front property for under $20K ?
Easy to say but not to find.
Another point is because of the sanctions govt. and businesspeople have to invest their money somewhere and from our studying of Venezuela and Margarita over the last few years, that's where they are putting it, building high dollar houses, hotels and businesses.
My wife is Venezuelan and we bought an apartment 3 years ago (before the influencers you talk about) for a little under $10K, we recently sold it for $25K and bought a house in a gated community on Margarita for a little less than that, sure there's no guarantees with real estate, anywhere in the world but for people who are prepared to take a risk, it's a good opportunity. There are a ton of Europeans, especially Russians who are buying up property on Margarita, so the prices will not stay low forever, the reason there are so many cheap places for sale is that the wealthy who fled to the US are offloading these places cheap for dollars, it's definitely not easy to go thru the process (helps if you are Venezuelan) but Margarita is like a separate entity to the rest of the country, tax free haven etc. and now there is going to be international flights returning from Europe, the best comparison is say Alaska it's part of the US but it really isn't, Margarita or Nuevo Esparta is part of Venezuela but it's a law unto itself, be interesting if you are still around to reassess this situation in 5 years, thanks.

I appreciate the comment and I'll take my time to reply since it's a common sentiment on this topic on social media.
1- There are plenty of places of similar quality/risk with similar prices. Google and Instagram are filled with these - There is no shortage of broken countries. The main problem with listing them is that I will be met with excuses "MY/My Family's country ISN'T that bad" or "it's not a fair comparison because...." - people have emotional problems when it comes to money and this leads me to my second point
2- I also own real estate in the country as well - this isn't something that I am observing behind my computer screen. My real estate also went up in price but this still doesn't make a good investment. Why?
A good investment isn't simply something that makes you money.
You can work at McDonald's and make $7/hour, is it a good ROI to your time? No. There is no debate that there are better alternatives to get a bette ROI in time than working at mcdonald's.
I don't know anything about your particular case but I am willing to make huge assumptions and risk making an ass of myself in public and I am going to assume that there were at the time significantly lower risks investment vehicles that you could have taken to turn $10k to $25k in 3-4 years AND I'll put my reputation even more so in the line to bet that the time investment required to purchase real estate in the country just ain't worth $15k in profit when compared to other activities you could have done (your time investments might have been lower given that you were married to a citizen who probably had an existing network, etc)
If someone tells me "I like Venezuelan girls a lot" (that was my investment thesis) or "I like living in Venezuela" or "I have family in Vzla" then sure - do as you please with your money and you might make *some* money but it's not an investment as it's understood by anyone wanting to maximize profit while minimizing risk.

The other thing you didn't mention is that there are no comps there, people tend to put any price on what they think a property is worth, and everything is negotiable, the apartment we bought was listed at $20K we paid $9K plus $1K fees, after a few weeks of online haggling, there's bargains to be had, but like every 3rd world country if you can't afford to lose it don't risk it, but that's investing 101

Direct to the fact: I bought for a little over $10 thousand and 3 years later I sold for $24 thousand plus taxes and fees. Meaning: I took my risk, of course I AM VENEZUELAN but, it doesn’t reduce the chances of failure for me, does it? I actually made money but I’m not a “financial RUclipsr advisor “ like you.

If you're going to quote what I wrote, it would be nice if you took the entire quote.
This video/comment is directed towards people who believe that buying real estate for $60k in Margarita/Caracas is a great investment which is a bit of sentiment on social media at the moment in some circles.
I am making the point that when you take into consideration the risk and time requirement of buying real estate in Venezuela as a foreigner, that there are better and more lucrative things you could do with your time and money.
      Would you disagree with that?

There is absolutely no way Venezuela is going to be on the same level as Colombia in 5 years, that is freaking impossible... I'm living here I'm a realistic investor, 10 years min to restore 20 years of damage would be optimistic... sorry but you analysis is completely off reality of how the world works, but hey you're young with little true economic experience
