      The issue is the lot rent, burning money if there is no way to buy the land under and sometimes you either can't move it if it is too old (due to regulations) or if the lease doesn't permit it or 5 years seems to be common, the saving grace is the low upfront cost

      @@flameonhood depending on where you are, land can be quite expensive and getting a mobile home that you can choose where to place it (off the bat) likely isn't gonna be that affordable either, not to mention getting the land surveyed to know if you can put a slab and/or piece of property on it, and then it goes from affordable to.... Not so much

    I've seen non rehabbed run down junk single wide's going for around 20. Glad you got a deal. The remodel is really nice, money well spent.

    I live in Kentucky in a small town lot rent here is $150 a month sewer and water combined is 40 to 45 bucks, i bought the trailer for 1700 and have remodeled the bathroom and put on a new roof so far

    Looks great! Next time paint walls beige or cream. Makes it look alot larger and will appeal to way more people overall. Love the floors & big bathroom though

    That’s a good price. I paid $7000 for my single wide. A lady was going through a divorce and had to sell quick. My lot rent is $225 and I live in Louisiana. I’m wondering if it’s located here. We pay up our lot rent a year so we can concentrate on other things. We started remodeling about a year ago. I pulled down all the wood paneling in two rooms to put in drywall. We only have three rooms left to complete the indoor remodel. We are jumping to remodel the outside this year with new skirting, new roof, new siding, new front and back door, and if money allows maybe two new double pane windows. We also plan to add an outlet for our generator. Trying to get it in great shape to move to land in 3 or 4 years.

      I know this is old but I just saw your comment. Pulling the paneling out and replacing with drywall was easy! I’m a diy kind of girl. My first drywall project was the VERY small laundry room. I added insulation on two walls to help with sound because one wall is next to my bedroom. Excellent decision! I decided to pull paneling down so I could update studs and I didn’t want to add weight to my walls and floors. Plus I want to see what’s in my walls. My home is 1984 so EVERYTIME I got a chance I updated studs, beams, and subfloor. I can’t get under the house so doing it from the inside is easier. My husband can but I physically can’t. I add insulation to the floors too. I KEEP subfloor, insulation, 2x4 in storage so it’s here when needed. I buy a little at a time. YOU DO NOT WANT TO KEEP GOING BACK REPAIRING STUFF. Walls and floors under windows, laundry room, front and back door, and sinks are things you need to ALWAYS look at when doing drywall in a mobile home! They are prone to leaks and soft spots.

      @@ashleyr8368dont use drywall, mobile homes use thin wood to cover the walls and installing drywall in an old trailer can overload them, after all they’re a trailer and just like every trailer they have a weight limit. its not a big deal while you’re living there however moving it will be a pain. thoigh it usually already is but itll be harder to find a company thatll move it.

    I should’ve gone this route versus the tiny home/shed conversion at my age. Another one of my bright ideas that went awry. After 3 years it’s still not finished. Just working on hot and cold running water inside.

      I'm seeing lot rent prices here in FL approaching $1000. The only way this really works for what I want to pay would be to purchase the home cash. Otherwise my monthly expenses are getting too high. I refuse to be house poor and stuck. There's nothing more miserable than being completely broke and struggling to even feed yourself after paying bills.

      Also for some a space with less illusion of space is suitable. For me personally I don't like that feeling, I prefer a cozy fitted environment.

    Nice home, the only thing I would do different would be to make that closet in the master bedroom all the way across. I think you're going to be able to sell this pretty quick or rent it out really quick it's a nice house you did a great job

    Can't do all that in south Florida,lot rents here start at $800 and go to $1500. Developers are buying up the mobile home park's, evicting everyone and turning the land into apartment buildings or houses. It's horrible.

      Florida is a mess with the rents! I have an elderly friend down there who was paying $500 a month for a house and getting a little discount for taking care of the plants outside, and during covid the landlord triple her rent! Since then she hasn't been able to find anything decent under $850 and that's just for a studio! That will cost $1,000 a month and herr income is only $1,200 per month... your governor should be doing something about that situation with people taking over the mobile home parks in evicting people!

    Here they buy for $2,500 say they put 10k into it when they really only put 2k into it and sell it for 65k and 500 lot rent.

      I got estimates for just a tub replacement and it was $2k not including whatever the plumber would change on top of that….remodeling is expensive. A gallon of paint is $55-$75 now days.

    You can find these gems alot if you just look. My buddy owns around 50 mobile homes and a couple of houses. He comes across them all the time where the person buys property and wants the mobile home off of it but not the hassle, they’ll haggle and he’ll get them for around 2,500-5,000 then renovate them a little and rent them out or sell them. He makes killer money renting them around $850-$1200 a month!

    The lot rent is so affordable!! Our lot rent here in CA is over $700 the sewer alone is almost $36 and our water ends up being over $100 each month. Trash is about $30 so we are paying close the $1000 a month in lot fees in SoCal. Wow…

      Same here in NY...lot rent jumps from $600-1000 here and it ranges in what they include...some include the taxes, some don't... same with water, sewer, trash...some include, some don't...

    Overall nice job. Wish you wouldn’t have used carpet tiles though…and that brown is horrible. Would of been nice if you painted the bathroom instead of left old wallpaper up.

    Crazy thing is the lot rent. We bought a 2bd 1 bath w laundry room. Its from 1987, but looks much newer bc of siding & windows replaced. 9 yrs ago we bought it for 23k cash..we replaced EVERY appliance. New flooring & subfloor included. HVAC updated & New Roof & painting..thinking about painting the cabinets as well w new hardware. Counter was already redone. New sink..new back door & 2nd bedroom door updated to 6 panel..& closet doors as well....new toilet..just a standard $150.00 2 pc toilet...oh & painted bathtub & recaulked as it was the original yellowish tub. The kit was maybe $40. Looked like a brand new tub ..highly recommend that...some of the upgrades weren't expensive either..like updating the doors to the bedroom..$68..& the closet doors were about $160 each room..the only thing i regret not doing was putting a barn sliding door on the laundry room. (It was simply an opening that we had a curtain w a tension Rod) with a listed it for $50k. There was a bidding war between 3 ppl & we walked away w $55k in 2 wks. We did include 2 mos of lot rent as a selling point! Our lot rent started at $610 & was $780 by the time we sold...our lot rent includes water..trash..but the ONLY thing we didn't like is, we HAD to go w the ONLY propane company in Town & even though others were cheaper we HAD to use their suggestion. But the kicker of that is..propane bill is included w lot rent bill. Our 1st bill together was $1200! 2nd month was 14! We quickly realized something was wrong & turned the HVAC unit off..signed a "will call" w the propane bill..our next bill 6 mos later mind you was $10.74 for 2.6 gals. Theres only 2 of us. We used 2 electric heaters we turned off & on periodically. W&D was Electric. Only propane was Stove/oven & heating water. We took quick showers & i used my crockpot & air fryer. We passed this on to the new owners as well! Something to keep in mind

    That’s great. I bought mine for 7500 in Vine grove Kentucky last year. Pleasant Hill in Radcliffe Kentucky . they’re selling all their mobile homes from $2000 up to 9000. Our lot rent is 550 a month.

    Wow 260 a month ! Lot here in Arizona 550-795 on the 55+ are always more in the 750-800 inhave seen a couple 825 but average is 650-700 east valley arizon Usa

    Foundations at a bargain basement rate would help improve popularity of trailer living.
    Ultra low taxes of private owned lot would make retirement make happen much sooner with less.
    If not much better than apartment living.

    Too many clashing colors going on. Those brown walls are making the space look smaller and dated. Kitchen island wood countertop clashes, and the carpets in the bedrooms reminds me of office floors. Should have just carried the wood floors throughout.

    The opening under the counter is a super bad idea. A pure delight for kids and animals to use as a play ground to run in circles especially when you want to cook.😂😂😂😂😂

    WOW, nice job! Here in Michigan, my park destroys older mobile homes 😏 My lot rent is almost $550, separate water, sewer runs about $70 a month for a single occupancy! We have no pool, clubroom ect.

    If you do not know. HUD has changed the term from mobile home to manufacturer home. WHY. Because from 1976 to date, manufacturers homes do not have wheels. Any home other than a row/townhouse can be placed on a flat bed and moved.

    My numbers are way different. I payed $2000 for the trailer, I got a $3500 loan to remodel, and I pay $205 lot. This is actually my first home and couldn’t be happier

    beautifully done, either you or the family who lives here will have an amazing starter home! I'm a college student looking for affordable housing, stuff like this and cheap little travel trailers are more than enough space for me and my pup!! that guest bathroom could be another bedroom lol

    My lot rent was 714$ in Kansas City Kansas. It includes trash
    Water/sewer
    Our lot rent went up 30$ this year
    In 2008 it was 320$
    I wish my lot rent was 225! Dang

    I would make 1 change in the layout. Where the washer & dryer is, I would reimagine that wall putting a pocket door on the bedroom wall that connects to the bathroom & close off the other door. This would make the bathroom an en suite, more valuable & a better selling point. Otherwise, nice job.😊

    I live in Colorado and here the space costs 495 with basic services included but the trailers cost around 160 thousand dollars

    What state is this in? You did a great job for a single wide. I live in a double wide. Bought it two years ago in California. $130K. Lot rent is $835. I love my house. Best decision I ever made for myself

    Never fall into the "Lot Rent" trap as mobile home park owners will charge you a couple hundred per month to start but it will soon be $700- $800 or more. They'll say if you don't like it then take your trailer and leave knowing that you can't move it. It's a scam.

    This is really cute, clean, and affordable for most people. I dont know if you finance these? Banks dont loan on these old trailers so $20,000 would be hard for some people to come up with. Its sure cute and has everything anybody would need. Good job!

    This is a nicely done job. I think it could’ve been done a little better.. I don’t like the island in the kitchen like it doesn’t match the rest of the countertop and the space underneath it I just think it’s just not as functionable. And I don’t think they care to have my washer and dryer in my bathroom but it’s nice to have one now and I think the closets could’ve been a little bigger maybe tore the closets down and put a little bit more space in the closet in the bedroom on the carpet is not my favorite I would if I bought it I would actually rip up the carpet and just put a little bit better carpet in the bedrooms but overall fantastic job.

    We live in Northern mich and live in a mobile our lot rent is 425 and our mobile has no mortgage bought in 2009 for $1,000 needing work redid the kitchen 7 yrs ago new roof in 2024 . Living room. Needs new flooring.
