Also, my wife's home country which is (South Africa). I have business and properties in South Africa, still, I was refused. please your advice is needed. Thank you.

50/50 You have to show that your private business generates a sustainable income to pay for your trip and also cater to your family, otherwise you would be considered a flight risk.

As a Nigerian, residing in another country have a resident permit for the country. Should I provide ties in both countries?
Depending on the circumstances, ties to your country of residence should be sufficient.

The embassy will determine what is enough. Yours is to present your best case.
A good paying job can be sufficient proof of ties.

The transfer of title to you does not automatically improve your circumstances. Your visa application would still be denied.
