You didn't mention every rental has rise of not renting or some tenants don't pay or time or move out before contract. In those period you will need to pay for the morgage. To get $7000 a month rental is not going to be easy. If the tenant decide not to pay rent you know they can stay free for 6 months before you can kick them out. The worse thing tenant can do is they will destroy everythin inside the house before they leave. You will need to spend a lot of money for repair. Some risk you need to take being landlord

You said you can get up to 1.1 million if you resell it. If that true i would sell it asap. You only invested $300000 and can get profit $200000 in 4 months no reason not to take that.

I believe in the long hold strategy of real estate. I will hold it and let the value grow exponentially.
