Hello Ashwini , Thanks for the query . As per RERA , only the RERA carpet will be mentioned in the agreement , It depends on which area builder is charging. As till now , in some of the region builder is charging on Super Buildup or Buildup Ideally they should charge on RERA Carpet Area , But usually it will not effect in the pricing As each region / building has two rate -: 1) Buildup 2) Carpet Carpet Area rate is always higher than Build up area For both case costing remain the same , For ex Rate per sqft is 4000/sqft on buildup are 425 sqft so Flat cost will be - 17 lacs, However if you will calculate only Usable area i.e 325 sqft then they will say you the , rate will 5230 By which costing will remain the same ,i.e 17 lacs So what you need to check is on which area properties are sold in your region whether its on Buildup Area or Carpet Area , Then you need to survey the ongoing rate & then you compare that rate with this property . RERA carpet that's mentioned in the agreement will be the area inside the internals walls, it doesn't include the balcony area . Hello Mr Sadanand ji As such, there is no accurate rule to get built up area from carpet area, as it depends upon THE " LOADING" (% of cut from built up area to get Carpet area.) which is differ from builder to builder, some gives 30% loading & some of the projects have 60% loading too. But mostly , Built up area = 1.6* Carpet area. Ex 1Bhk - 380 sqft carpet area. So built up will - 1.6*380=680 sqft Hope's this answers your question, meanwhile if u have any queries, kindly let us. Hello Mr Naveen , AFTER RERA , only RERA carpet is mentioned on the sale agreement ,however , still lots of developers are selling property on super buildup area , but on agreement they will mention only RERA carpet So usually builder says rate /sqft in super buildup / saleable area like 4000/sqft. On saleable area of 1500sqft ( carpet area -1000sqft) but on agreement they will mention the carpet area only . regards

Hello Mr Janardan Usually there is a difference in Market Value & ready reckoner rate, So you dont have to worry about it .As ready reckoner is a government rate & is always less than the market rate & difference is big specifically for commercials with respect to residential Coming to the difference in carpet area, Whats the area mentioned in the agreement is this 375sqft or 308sqft ? You can ask the builder why is this difference , Builder sometimes include the OTLA area also in the usable carpet area , Ask this & revert . As per RERA, the carpet area is 58.42 sq mt. and the builder is selling saying 760 sq ft including balcony. My query is whether this 58.42 sq mtr includes balcony area or not?

A month ago, we visited sales office, the flat we selected was told to have 1032 sqft RERA carpet, 1650sqft built up. Now the builder says, there has been increase in rera carpet to 1107sqft and therefore built up now is 1771sqft.thus charging extra.is it possible ? Building is under construction upto plinth. In the original floor plan it showed they have added the area which was earlier in enclosed balcony.

So as per RERA, does it mean that its 23% on our existing carpet area? Or is it going to be "RERA carpet area is always 10% more on actual carpet area. How do I know if construction company if fooling me? They are selling as Saleable area to be 1980sft with breakup as :- carpet area 1237sft, external walls 80sft, balcony & utility area 241 sft, common areas 422sft. My doubt is about carpet area being much lower as compared to overall area am paying for. Requesting your advice! Is is under construction, expected handover in 2023. Hello, In the floor plan given to me, Carpet area as per RERA it is 893 sq.ft but when we calculate dimensions as per the room sizes, enclosed balcony dimensions , bathrooms it goes exactly 780 sq.ft. So there is difference of approx. 113 sq.ft. Can you please provide your inputs as earliest. Why so much difference here and builder is saying internal thickness of wall should also add in RERA carpet area.

In the floor plan given to me, its mentioned RERA Carpet Area : 1091 Sq Ft . (Usable Area : 1171 Sq Ft) Which area to be used for calculating Rate/ Sqft.

It totally depends on individual,how he/she calculate
But usually, rate/sqft is calculated in usable carpet area instead of RERA Carpet Area, Also in most of the cases both are same , if flat doesn't have any balcony,/terrace/dry area.

Under tera what is the thumb rule percentage to arrive at built up area from carpet area.

As such, there is no accurate rule to get built up area from carpet area, as it depends upon THE " LOADING" (% of cut from built up area to get Carpet area.) which is differ from builder to builder, some gives 30% loading & some of the projects have 60% loading too.
But mostly ,
Built up area = 1.6* Carpet area.
Ex
1Bhk - 380 sqft carpet area.
So built up will - 1.6*380=680 sqft

Hello Mr Naveen , AFTER RERA , only RERA carpet is mentioned on the sale agreement ,however , still lots of developers are selling property on super buildup area , but on agreement they will mention only RERA carpet
So usually builder says rate /sqft in super buildup / saleable area like 4000/sqft. On saleable area of 1500sqft ( carpet area -1000sqft) but on agreement they will mention the carpet area only .

We development registered agreement in the 2016 duilder agreed 375 sq ft carpet area commeicial premises.Project is registered under ReRa.he has given carpet srea of 308 sq ft against 375 aq as agreed.and cheted us. we have asking for compensation for short 67 sq.area.now whether Market value consideted or redyreckoner value is considered.Commecial premises is on road touch and prime location in Thane west. vast difference in Market value and Ready reckoner value.Your guidence will help to ask appropriate compensation.pls advise

Usually there is a difference in Market Value & ready reckoner rate, So you dont have to worry about it .As ready reckoner is a government rate & is always less than the market rate & difference is big specifically for commercials with respect to residential
Coming to the difference in carpet area,
Whats the area mentioned in the agreement is this 375sqft or 308sqft ?
You can ask the builder why is this difference , Builder sometimes include the OTLA area also in the usable carpet area , Ask this & revert .

Sir tell me if we are buying a flat then we have to pay for Closed Car parking area also . Suppose the flat cost 35lakhs and for Car parking they charge 3lakhs separately . Total cost becomes 38 lakhs.

Yes you are correct, Some builders do charge extra for the car parking & some include it in the cost

It may happen that both flat has a balcony , in your flat balcony will be more & the beside one has less balcony so that when we combine the balcony are & rera carpet , the total area will be same for both the flats

As per RERA, the carpet area is 58.42 sq mt. and the builder is selling saying 760 sq ft including balcony. My query is whether this 58.42 sq mtr includes balcony area or not?

No 58.42sq mtr doesn't include the balcony area , it is the RERA Carpet which is the area inside the flat & doesn't include the balcony area,
760sqft is the area which will include the balcony / dry area etc.

In a new project (Bhayandar East) which is expected to complete by Dec 2020, the one BHK we want to buy has 770 sq ft superbuilt up area and RERA carpet is 396 sq ft. Is this a proper loading?
The agreement will show RERA area but thr builder is charging as per superbuilt up area. Is this legal?

As per new norms, no builder is selling in super buikldup area, its better you check the rate per sqft on carpet area & then compare it with other competitive projects

Yes your projecr do comes under RERA , all projects which didnt receive the OC certificate at the time RERA is introduce have to take the RERA No.
It depends whether on what basis builder has taken the payment , but it doesnt make any difference as let say for example
1BHK - 500 sqft super built area , Rate is 4000/sqft , so flat cost is 20lakhs
1BHK - 400 sqft carpet area Rate will be charge 5000/sqft , so flat cost will remain same i.e 20 laksh

So my unit cost is 1500*1300=1950000 charged by builder but my question is superbuilt up area is 900sqft so my unit cost area is 1500*900=1350000 according to new rera act.
Which amount i have to pay to builder?

A month ago, we visited sales office, the flat we selected was told to have 1032 sqft RERA carpet, 1650sqft built up. Now the builder says, there has been increase in rera carpet to 1107sqft and therefore built up now is 1771sqft.thus charging extra.is it possible ? Building is under construction upto plinth. In the original floor plan it showed they have added the area which was earlier in enclosed balcony.
Hello , Mr Asutosh , it might happen , But have you checked your costsheet , as generally builder costsheet has terms & conditions written at bottom where its is written that area is subject to change by +-5%
However ,if its not mentioned , you can stand against it
Also as you say , your Registration hasnt been done yet ,

If 1650 is built up then carpet should be 1485. I guess which is not. This project has around 60% loading which is too high...

So help me with this query, Our building is going for redevelopment & the builder is offering us 28% over & above the existing carpet area. So as per RERA, does it mean that its 23% on our existing carpet area? Or is it going to be "RERA carpet area is always 10% more on actual carpet area. He is offering us 28% carpet area that means RERA area will be 10% more on offered carpet area i.e. 28 + 2.8 = 30.8" Pls let us know ASAP.
Hello, Whatever is your carpet area, multiply it by 1.28 & that area will be final RERA carpet which you will be getting, & this will include the thickness of the wall
So mainly difference is
Your current area - 100 sqft ( does not include wall thickness)
New Area - 128 sqft ( inclusion wall thickness)
So this 28 sqft will include the wall thickness

flat a is bigger .As if you remove area of thichkness from 602 which should be 5% which comes out to be 572(602*0.05= 30 & 602-30=~572)

How do I know if construction company if fooling me? They are selling as Saleable area to be 1980sft with breakup as :- carpet area 1237sft, external walls 80sft, balcony & utility area 241 sft, common areas 422sft.

Hello, In the floor plan given to me, Carpet area as per RERA it is 893 sq.ft but when we calculate dimensions as per the room sizes, enclosed balcony dimensions , bathrooms it goes exactly 780 sq.ft. So there is difference of approx. 113 sq.ft. Can you please provide your inputs as earliest.
Why so much difference here and builder is saying internal thickness of wall should also add in RERA carpet area.
@Nikhil Deshmukh it was correct, i had checked with one of the known architect. So you can also verify once before buying any property.
In my flat rera carpet area is less than actual carpet area.
Means my 2bhk has 680 carpet area but as per rera it is 620.
So what about this.

680 sqft must be including of RERA Carpet area & enclosed balcony ,
As enclosed balcony is area inside your carpet ,& builder pays the FSI charges for it .You won't find any difference in real practically , but it's on paper..& plans
If your flat has balcony also then this balcony will be over the 680 sqft
